I LOVE SUMMER! Summer in the Hudson Valley - Always something to do! The Hudson River at sunset is a beautiful thing. The sun sets over the Newburgh side of the west bank of the river. Fall is the best time for sunsets when the sky is most clear at that time of day. I do love to watch them and the colors that change with the process. Summertime is different. Hot, hazy, humid days turn the sky to gray and blue and the clouds can be thick when the sun is setting. Sometimes there is no real sunshine popping through and the sun goes down without any real notice. Yesterday was one of those days when the cloud cover was a bit more thick and it seemed that a storm would be soon to follow. Current Market Conditions July 11th 2013 New Windsor NY Market Reports for Single Family Homes June 2013 New Windsor NY housing prices have begun to increase just a bit in the last few months. I am seeing that homes that are priced right and in good condition are getting scooped up quickly and some, although not that often, are even with multiple offers. This makes for happy sellers, and buyers are becoming more anxious that maybe they are missing out. While our inventory is still plentiful many of the listings are overpriced and stale. We also are carrying old short sales and a few foreclosures which doesn’t help the numbers. Built in 2004 with a spacious floor plan and great attention to detail, this home was priced well and a great choice. My buyers were moving up from the city and knew that this was the home that they had been waiting for. I was actually on vacation when they saw this on my website. They called to tell me they were almost positive from the photos that they would be buying this home. A quick ride up to Newburgh to tour the home and they were in love! Cicadas By The Hudson River They’re Back! After a seventeen year underground hibernation the Cicadas are back. Remembered for their unusual ways and loud noises we have no choice but to tolerate them as an inconvenience. They emerge from the ground to complete a seventeen year cycle of life, and shed their thin shells to begin a process they were destined for.  A party of sorts, as they spend their time  above ground making sure that the species does not die off.  Two to four weeks of eating, dating, mating, laying eggs and dying off again. These large creepy eyed insects emerge and make their presence known as they show up in swarms and their mating call is enormously LOUD. I am always in awe of the fact that NFA can take a group of high school students and put together a production that outshines many of the theater departments at the college level. From sets, to crew, lighting, directing and the orchestra NFA is always spot on with their productions. The talent that emerges on stage is outstanding. Verdi’s Classic Aida was transformed by Elton John and Tim Rice and now performed by NFA students. This weekend the curtain went up and three shows were packed with delighted theater goers. A Hudson Valley Springtime? I am still waiting! The seasons in the Hudson Valley are ever changing. Too hot and too cold and everything inbetween. This year Spring has been super slow to get started. I took pictures a year ago March with more leaves on the trees than in this photo. Yesterday was beautiful and warm, and I think may of us put away coats and boots only to be tricked again. Today the temperatures are headed south again. One beautiful day this week and that is not enough to make the flowers bloom. Homes For Sale Newburgh NY Another home in the Town of Newburgh is SOLD and now off the market.  A perfect location, this subdivision was love at first sight for these buyers. Our model home at the time featured all the details in a home that could make them happy. With other lots available, they knew that if they waited for a different home, they could pick out all the details in a new build.
