I Just Bought My New Home in Newburgh NY... What Next?Think Safety! The most important thing to do after closing on your new home is to change the outside locks on all the doors. Yes an added expense, but how can you account for keys that a previous owner could still have and not even know about. Why put you and your family at risk? A repair man or forgotten family member could have that extra key and not even know it.... keys get lost or stolen and just happned to be marked and now your home is at risk. Even with a New Construction home the risk is there. Are you thinking new home.. New Locks? Think again! Builders are very prone to giving out keys to all sorts of people for access during construction. Who knows how many contractors may have a copy. Chances are nothing will happen, but...

Just My Photos ~  Undiscovered Talent  Happy Father’s Day to All Speechless Sundays When my Dad was in his late 80’s he was given the opportunity to take a watercolor painting class. Was he enthusiastic? Not so much, but he went anyway. Although the teacher tells us that my Dad never listened  to anything that was being taught, he was able to create some beautiful paintings. This was a complete surprise to all of us. A talent completely unexplored! Thrilled to have seen this side of my Dad and his talent, I can only wonder what he we all missed not having discovered this talent many years earlier. This photo is of his very first painting ...Thanks Dad! Janis Borgueta is a Realtor® in Newburgh NY. Her blog is about living, working & Real Estate in The Hudson Valley.  If you would like m...

Just My Photos ~ How Could I Pick Just One? Wordless Wednesday A weekend adventure brought my husband and me to the famous Longwood Gardens in Kennett Square, Pennsylvania. The manicured gardens at times seem never ending. After this spectacular photo opportunity I uploaded all my photos in anticipation of sharing one or two. The problem is that so many of the flowers are my favorites, I couldn't make yet another decision today, and so I share a collection of my favorites.  Janis Borgueta is a Realtor® in Newburgh NY. Tips on Selling Your Newburgh NY Home How Do I Get It Ready?...Make It Sparkle! In todays market buyers are fussy. They are looking for a home in tip top condition. If you want the highest and best price, you need to show that your home is the best choice for them. Of course you would begin on the outside and work your way in. Curb appeal is where your first impression begins.  Once inside the goal is to make the buyers feel at home... their NEW home.... not yours. Now that we have them in the front door, we want them to stay and look around. It takes time to see just where furniture might fit, and how the paintings may look on those walls. Having the home looking  its best is very important. No extra distractions necessary. When selling your Newburgh NY home, you need to get your home...

What Should I Look for in a Good Realtor? I'm Selling My Home in Newburgh NY  When getting ready to sell your home in Newburgh NY the first few steps are crucial to having a quick sale for the highest and best price. While it may seem that using the biggest company in town may be the answer, it may not give you the best results. Number of listings does not equal number of sales. Customer service comes in all shapes and sizes. I mean that literally, as it is your individual Realtor® that causes your home to sell. It is not the name of the Brokerage. What to look for in a Good Realtor®? To begin with, your  Realtor® needs to be a full time agent... nothing less. If the Realtor® you choose is not full time, then you are not having your home marketed full time! Selling Real Estate is not a ...

I Just Paid You for a Title Search on My New Home … Why do I need Title Insurance in Newburgh NY?    During any closing of Real Estate in Newburgh NY, the attorney will go over all the fees and credits given to the buyer. At this time he tells the buyer exactly what the cost of the Title Insurance Policy will be. As a buyer you might be wondering, “ I thought I already paid for a Title Search? If the job was done correctly, why would I still need insurance?”  A great question actually, as it would seem to be a cost that could be eliminated. It is only a one time fee at closing, but with closing costs so high, maybe it could be eliminated. The answer is that mortgage companies all require the buyer to purchase the policy. The reasoning on this is quite logical. In a perfect world a sear...

What is a "Comp"? And Why is it So important?   If you are looking at Selling Your Home in Newburgh NY, you may be asking this question. You should be quite familiar with this term. A Comp is a Comparative Market Analysis known as a "CMA". It is information that is gathered to price your home properly in the current market. Since price is the key factor in getting your home to sell,  knowing the market value for your home is extremely important.  A buyer makes the final decision of the value as it is what someone is willing to pay for your home. So, How is a CMA done? I take information from the Orange County NY tax records to start: size, condition, age, taxes upgrades of the home, pools, shed and find other homes that are similar to yours.  I will also need to visit your home. I...

New Construction Homes Newburgh NY ~ Do I Get a Warranty? In the State of New York, All Builders Must Provide Buyers with a New Home Warranty When working with buyers for a new home in Newburgh NY I frequently get asked about a Home Warranty. Most question “if” the builder is giving a warranty, rather than “what does the builder cover”. The expectations are not always there that a warranty even exists. I have actually found that to be a bit surprising. New York State law has taken away a good deal of the concerns as it requires the builders to provide a warranty on all new construction homes. New York State law works to protect the consumer by placing specific requirements on the builders of how the warranty works, and is required to be included.  I Want to Buy a  New Construction Home in Newburgh NY! Can I Get A Mortgage? I sell a good deal of New Construction Homes in Newburgh NY. Frequently in the pursuit of purchasing a home many first time home buyers shy away from buying a new construction home. Although they may prefer shiny and new the thought turns to affordability and mortgage requirements. The mindset is that qualifying for a new construction loan is out of their reach. It is something that few actually ask their lenders about when getting pre-qualified for a mortgage. The expectation is that a larger down payment is needed and that they would need a conventional mortgage to go forward. This is not the case. The process of getting a mortgage on a Brand New Home in Newburgh NY is much like buying a resale home. It is q...

ANY Point of View  Living in the Hudson Valley is a Great Location! The area has so much to offer. Prices are down and value is up. Even new homes in Newburgh NY are at an all time low. Interest rates are at an amazing level not seen in years! So, with that in mind, IS Now a good time to buy a home in Newburgh NY? When asked this question, which does happen often, my answer is....well, that depends. Any major decision in life should be carefully weighed and measured.  Not everyone has the same agenda or set of circumstances.  Timing is everything, but your own personal  timing is what truly matters. Listening to the news isn’t enough. Understanding where you actually fit into the picture is important. Making the decision to buy a home should be based a few different factors.   Ask yours...

Just My Photos ~ Springtime Brings Lots of RadishesSpeechless Sundays While in NYC this weekend I passed the Farmers Market... Warm weather has the markets with plentiful amounts of radishes a bit early I'm told. Fresh and a bit spicy. A Google search says the greens can be sauted with garlic, and so I included the tasty stems in some stir fry tonight. Enjoying the warm weather and great veggies.. My local CSA is opening this week. I’m excited as it is truly now the beginning of summer!

~ It’s Memorial Day ~ "Can I See Homes for Sale in Newburgh NY This Weekend?"Why Not? Pick up the Phone and Call Me! Homes for Sale in Newburgh NY can be seen this weekend. On Memorial Day many people are having BBQ and backyard family gatherings. That does not mean that all Realtors are unavailable for the entire weekend. A good number of Realtors have been known to take a day off but many still work. The difficulty with a showing is getting into a home that is occupied as they may be having guests. Just give a call to see what can be arranged. Agents that are available will welcome your calls. I can’t guarantee that a home owner is ready for a showing, but I will work to accommodate your schedule.New Construction Homes in Newburgh NY can easily be viewed though, as I don’t need to dea...
