Some days are just perfect for showing houses to prospective buyers. For the past two days I have had the pleasure of working with out of town buyers. I spent time with two couples who were drawn to the Hudson Valley for several reasons the main one being the close proximity to New York and Albany. Both days were perfect to show homes. The temperature was about 80 degrees with little to no humidity. The sky was blue and the Hudson River, as always, was magnificent- the Valley in it's splender. This is the kind of day when  I, sell myself on the area in which I live. Riding from home to home it was a pleasure to enjoy the views of the river in Highland and the mountain in New Paltz. This is why I love what I do and why I love where I live. Each season has it's own beauty, which I enjoy....

Discover the early American History of New Paltz. The strong sense of history can be felt with a visit to Historic Huguenot Street in New Paltz. In 1677, twelve Huguenots purchased about 40,000 acres of land near the Wallkill River from the Esopus Indians, The Huguenots were French Prostestants who fled religious persecution in northern France. They came to America seeking freedom of Religion. The Huguenots established a community and the original twelve, the Duzine, served as the legislative and judicial body of the community. The homes of the original founding families  and their descendants still stand today. Seven stone house dating back to the earlt 1700's and a burial site and the church built in 1717 are all part of this National Historic Landmark. The stone house museums are ava...

Living in New Paltz is like living in the middle of forever changing art. The views are familiar but always different. The Shawngunk Mountains are not the largest mountains around but they are unique and breathtaking to see. I keep my camera with me always and sometimes I catch a nice shot. Here is one I took about a week or two ago as a rain storm was moving out. The steam was rising off the earth and the sun came shining through. Awesome!

Buying or selling a home is the single most important and often the largest financial transaction most people make. According to researchers it is also one of the most stressful life events. Knowing what to expect and having good information can help you make the best decisions. When you sell your home yourself, there are some challenges you can expect:  * Pricing * Marketing * Qualifying the buyer * Staging and showing your home * Negotiating the sale * Follow-up with the details of the transaction until it closes As licensed real estate agents, we would be happy to provide you with a free estimate of value for your home. We can either provide you with a price range based on comparable properties, compiled from the Multiple Listing Service (MLS). Or, if you would like a more precise ev...

The Ulster County MLS sponsors agent caravans twice a month in New Paltz. There are other caravans in other areas of the county. It is a chance for sellers and agents from any office in the MLS to showcase their listings to agents from other offices. It is also a time to get together and share comradery, personal stories and friendship- (and on the best caravans- lunch)-. For the most part we all enjoy working in co-operation. The competition is healthy. Today, we got to see homes in all price ranges, sizes, and styles. One of the requests that inevitably comes up is for feedback from the other agents as to price. Todays caravan had some really great homes at really great prices. As agents, it is disheartening to have a listing at a great price that sits on the market for sale. We all h...

The process of selling a home can sometimes be complicated-the terminology can beconfusing, procedures may be unclear, and even the participants can be ambiguous! Butyou can sort it out and understand the process if you learn a few terms, get to know thepeople involved and their roles, and become familiar with your obligations and what youshould expect.First of all, brokers cooperate to help you sell your home. The first step you take is tomeet with a real estate agent at your home. This is called a listing appointment, and it'syour first contact with a listing broker (or listing agent). You hire the listing agent (whoworks for a listing broker) to sell your property through a listing agreement. You pay thebroker with a listing commission, and the agent receives a split of the payment....

This is Scruffy, an exceptionally smart and affectionate dog who's time was up at the shelter. Scruffy had been badly abused, malnourished and her fur was stiff like wire. For some time, we had been taking dogs like Scruffy home to stabilize their life and help find them a new home. Temporary dogs were also good company for our other dog. No one wanted Scruffy, and we became so attached to her that the end result is obvious. Now we wouldn't give her away for anything. She also can be helpful with dog loving real estate clients! The point of this message is to suggest that there is another alternative to buying an expensive purebred dog at the mall. If you look for a dog at a shelter, remember that they have often been badly treated and are scared. Dogs like Scruff know what you have done...

For outdoor activists, rugged and challenging trails is part of the great mountain experience. However, not everyone is physically fit enough to tackle the challenge. How is one to enjoy great mountain views and get some exercise without packing an oxygen tank? The answer is the many old carriage trails that meander through the Mohonk Preserve and Mohonk Mountain House property. These historic trails are fairly level and easy to navigate. A trail map can be obtained at the Mohonk Preserve Visitors Center on Route 44/55 just west (right) from the intersection with Route 299. In fact, the visitors center has a large scale model of the preserve property in the lobby and one of their friendly staff can visually point out the particulars of where you will be going. A favorite walk of mine tha...

The Mohonk Mountain House, on the ridge of the Shawangunk Mountains adjacent to New Paltz, NY is, in my opinion, one of the most inspiring places in the United States. Now, I know some people might have other opinions, but I'd like to hear theirs while they are walking along the trails taking in some spectacular views and really fresh mountain air. I have had, as I call it, many pilgrimages to the 5,000 acre resort with my family. For me, it is a place of spirituality. In ways I can't fully explain, I find meaning and excitement about life in the awesome vistas and sounds of nature here.Insider tips on going to the preserve--- If a $500 a night room price doesn't set you back too much, this the premier way to go and get meals included. If you are on a budget see below:1) Check the loca...
