This was an expired listing that I listed and sold for above market value. The bank actually appraised the home for less then the amount we were able to negotiate for the seller. Middle Village, Queens!  One of the fastest growing residential community in Queens.  Here is a bit of its history.       The area was settled around 1816 by people of English descent and was named in the early nineteenth-century for its location as the mid-point between the then towns of Williamsburg and Jamaica on the Williamsburgh and Jamaica Turnpike (now Metropolitan Ave.) which opened in 1816. In 1852, a Manhattan Lutheran church purchased the farmland on the western end of the hamlet that would become the Lutheran Cemetery. The St. John's Roman Catholic Cemetery was laid out on the eastern side of the town in 1879. After the Civil War, the area became predominantly German. Hotels and other services appeared to meet the needs of cemetery visitors. A housing boom which began in th...

Hello Middle Village residents!  Here is your 2009 sales repors.  I hope you find it useful.  I'm glad to report that our lovely neighborhood is doing well.  In 2009 have had 122 sales with an avg closed price of $551,199!  Not bad, and that's not counting condos.  The average time on the market in Middle Village in 2009 was 94 days.  Sounds like a long time, but its less than the Queens average.   To put these numbers in perspective lets look at 2008.  In that year the average selling price was $596,487 so the change from 08 to 09 equals to an approximate 8% decline in home values.  Not great for homeowners, but a needed correction.  On the positive note, because of the lower prices we have had more sales.  2008 recorded 111 sales, as apposed to 122 in 09.  Days on the market has not c...

My knowledge of the local market is an essential factor in the house search. I'll let you know when the market in a particular neighborhood is "hot" and requires immediate action or when the market is "cool" and allows for thoughtful consideration. As we tour houses, I'll let you know when the asking price has negotiating room and when the house is "priced to sell". My unique market knowledge will keep you a step ahead of the "house hunting competition".In a "seller's market". It is not unusual to see multiple offers on a property, full-price offers and even above-price offers. On the flip side, during a "buyer's market" there are more houses for sale than buyers. This gives us more negotiating room as houses are taking longer to sell.  SEARCH over 50,000 homes online for FREE and be th...

To complete the sale of the home an unbiased, third party (you guessed it - the escrow agent) is employed to make certain the contract will close properly and on time. The escrow holder insures that all terms and conditions of the seller's and buyer's agreement are met previous to the sale being finalized, as well as receiving funds and documents, completing mandatory forms, and acquiring the release documents for any loans or liens that have been paid off with the transaction, guaranteeing you clear title to your property before the purchase price is fully paid. The Escrow Agent Will: Prepare escrow instructions Request title search Comply with lender's requirements as specified in the escrow agreement Receive funds from the buyer Prorate insurance, tax, interest and other payments acc...

If you've turned on the radio or TV recently, you've heard about the rising costs of college tuition and room and board expenses.  Even with financial aid available to today's college-bound students, cash-strapped families are looking for options.  Some are choosing to refinance their mortgages, while others are opting to buy second homes.Yes, you read that right.  Families are saving money by buying second homes for their college kids.  While it may seem ludicrous at first, let's take at look at some of the benefits of buying a second home for your college student:Monthly mortgage payments may be less expensive than college room and board expenses. Many lenders have loan programs that provide the most benefit in the first 4-5 years of ownership - just in time for your kids to graduate....
