The Stephen B. Jacobs Group is the architect of record, and it's not clear yet if the apartments will be rentals or condos. [All renderings via DDG]   DDG's protuberance-bearing project at 12 Warren Street isn't just a random stack of boxes. Tribeca Citizen spotted complete renderings for the project on DDG's website, which show that the facade will be clad mostly with bluestone, and those protuberances are meant to evoke the natural uneven stacking of bluestone—in other words, the building is supposed to to look like a pile of rocks. The top portion of the 12-story building is new construction, while the bottom is a conversion of a former factory. There will be triplex, duplex, and full-floor homes, and many will have private outdoor space.

Manhattan Loft Market Loft pricing was up from both last quarter and one year ago. Loft median price increased 17% from a year ago and 4% from last quarter to $1.785 million due to median price gains in the 1,000-1,500 and 2,000-2,500 square foot ranges. Average price per square foot went unchanged from Fourth Quarter 2011 but increased 4% from a year ago to $1,183. In the over 2,500 square foot loft market, median price dropped 21% from a year ago and 31% from last quarter.
