Simplex is asking $40M, duplex is asking north of $80M 520 Park Avenue The penthouse at 520 Park Avenue — once seeking $130 million — was among several trophy apartments seeking nine-figure sums when it hit the market in 2014. But that was then, this is now. In recent months, Zeckendorf Development quietly joined the ranks of developers opting to split once-massive penthouses into two or more smaller units. In 520 Park’s case, what was once planned as a 12,398-square-foot triplex is now being offered as a simplex seeking $40 million and duplex priced between $80 million and $100 million.  Arthur Zeckendorf The developers couldn’t be reached for comment, but sources familiar with the decision said they realized last year that the triplex was simply too big. “It was easier to sell a full...

A sponsor unit at 432 Park Avenue sold for $31 million — roughly $10 million lower than its listing price. The condo was marketed for $40.75 million when it went into contract in May, according to Streeteast. Douglas Elliman’s Richard Steinberg and Sabrina Saltiel had the listing. The buyer is listed in property records as Iair Rosencranz. The 93rd floor unit spans nearly 4,000 square feet. The apartment includes a library and master bedroom suite with dual walk-in closets. The suite and kitchen have marble floors. As developers Macklowe Properties and CIM Group have sought to offload sponsor units, they’ve been competing with owners' resale listings. Sponsor unit 80B sold last fall for $39.3 million, an 11 percent discount. Two 91st floor units sold for a combined $60 million — after ...

ODA's newly-unveiled design for a Midtown East tower will try something new (for the firm, at least): prioritizing personal gardens as an amenity, and not at ground level but throughout the height of the building. The tower coming to 303 East 44th Street is being developed by Triangle Assets and will contain six 16-foot-high gaps throughout the height of the facade that will serve as wrap-around green spaces, the Daily News reports. The 600-foot-tall building will be divided into one- and two-bedroom apartments on its lower floors, and have full-floor apartments from the 21st floor up. The United Nations-neighboring building will be crowned by a penthouse with a private rooftop garden. If looking at the structure's design wasn't a clue enough, the apartments will be expensive. Construct...
