Real Estate is so much more than selling a house Today I was once again reminded that real estate is much more than selling a house.  A few years ago I sold a house to a family relocating to the Mid Hudson Valley.  I did what I could to help them get aquainted with the area, I even took them Blueberry picking shortly after the closing.  Every time we had a conversation they would tell me how much they loved their home and neighbors. A couple weeks ago I received an invitation to a graduation; where did the time go? So today I attended the high school graduation at the FDR High School in Hyde Park NY.  I felt as proud as the parents who couldn't wait to see their child collect their diploma.   Hyde Park NY real estate sales in February Hyde Park NY  real estate sales report showed a decrease of 2 sales this February when compared to February 2013.  The homes sold range in size from 917 - 2024 square feet.  The least expensive home was also the smallest, it sold for $35,000 and was a bank owned property.  The 4 homes sold all had price reductions. The homes which came on the market during the month ranged in price from $139,925 – $539,900, size 1149-4474, age 1800-2002 Looking at the rest of the activities during the month I can conclude that more homes will close in the coming month.  There were 6 offers ranging in price from $90,000 -$269,900.  3 of the 6 homes with offers had price reductions before  offers were accepted.  This might be a hint to sellers to take a look a... 03/20/2014

This was a kettle on display at the FDR Library in Hyde Park NY.  I was so busy taking the photo I forgot to look for additional information on it before my party decided to move on. Now all I have to go on is my imagination until I get an opportunity to go back? Hyde Park real estate market in January 2014  The Hyde Park real estate market in January 2014 was  less than in 2013.  There were 4 fewer single family homes sold, and  the average sale  price was also down.   The Sale Price to List Price came in at 95%. In 2013 although the least expensive house went for $38,000, the most  expensive house sold for $828,000,  it had spectacular views of the Hudson River.  This January the most expensive house was a Raised Ranch which sold for $241,000. What a difference a month makes, in August there were 19 sales in Hyde Park, this month just 5.  I could assume August was the height of the summer selling season when typically there are more sales.  It could have been due to consumers being a bit concerned about  interest rates trending up so they went ahead and purchased a home.  Then, I compared September 2012 and noticed there were 15 sales or 3 times what sold this September. At the same time, there were 9 properties with  offers or  contract which could lead to a higher sales volume in October.
