                          Can you see the potential for water intrusion in this picture? There are actually three, three that are simple to fix, or if left alone, can be costly to repair. One, the downspout does not have an extension. This will result in rain water pooling around the foundation which could then seep through the foundation walls and into the basement. Second, if you look closely the window cap is not caulked. Wind driven rain can also work its way into the interior , not to mention energy loss.The third, and most striking observation is the window. I wanted to take the picture at just the right angle so viewers could see the serious flaw in this renovation. Take note of how high the dirt is, almost even with the bottom of the window. One of the things that inspectors look for is structural defects in floor joists. In a recent home inspection I noticed the floor in the dining room had a little too much bounce about a 1/2  foot from the wall facing north. It's normal to have some deflection in the middle of the room due to the load the joist carries from furniture. No more than a 1/2 inch is acceptable. however when there is a lot of bounce and/or sags in the floor then further investigation is required.                                                                      An Electrical Upgrade In the basement I noticed some bored holes made in two floor joists. In my previous post I stressed the importance of having the right size gutters installed on houses and commercial buildings. Depending on the volume of water entering the gutter system, larger sizes may be needed to successfully drain rain water away from the structure. The size of the gutters and downspouts largely depends on the size and shape of the roof. Once the correct size is determined, a good secure installation is vital.                                                                                            Then and Now Gutters at one time was installed with the use of aluminum spikes nailed into the fascia boards. Recently I got a phone call from a client that I did an inspection for in September. Highly upset he stated that he and his family just moved in their house and cannot use the water from the sinks and bathtub. "My water is brown and has a low flow." As I was looking up his report he continued saying his plumber ran water from the water heater and this is what the inspector should have done, if he did he would have caught this. The problem is you need a new water heater. Many of my friends from other parts of the country appear to on the verge of having a stroke when they hear how much real estate taxes are on Long Island.  Many of my friends live in very nice suburban areas outside of New York and cannot fathom how taxes could have gotten so high where I live and work.  They have great schools, excellent services, and real estate taxes of generally less than $3,000 per year.  In Nassau County, there are more than a small handful of houses where taxes exceed that amount per month.   For example, in Nassau County, a small Cape Cod-style house recently sold in Hempstead for $80,000.  This would make it among the least expensive houses in the entire county.  What were the real estate taxes?  How about $14,262?  Yes, the annual real estate taxes equal almos...
