There has been a lot of activity recently in Dutchess county and especially in East Fishkill real estate. Many buyers and low inventory are causing bidding wars. This is producing some business complications that we haven't seen in many years. The question of ethics has been coming up more and more, as things become more tense and competition for homes increases. A few weeks ago, I had a listing in which several buyers were interested. After moving ahead with one buyer, another higher offer came in, and I approached the first buyer's agent to give them an opportunity to increase their bid.   I found the article below online and it is yet another indicator of what is happening in today's market. Recently, I have been talking to many agents in Dutchess and several of them have said they're witnessing the comeback of bidding wars.  There is definitely less available housing inventory than seasonally expected, especially in lower Dutchess and East Fishkill. The key factors that lead to bidding wars are low inventory and excess buyers. Over the years, I’ve encountered some people who feel a Realtor is not necessary to sell their house. With the internet, many sellers are able to get their own homes online and show them to the world.  My response is: You need your Realtor the most AFTER you already have a buyer. This may seem contrary to the notion that a real estate agent is someone who just finds a buyer for your house.  That simplistic definition is misleading, because a good real estate agent does much more.  A Realtor’s job, however, is mostly “behind the scenes” as they say.   According to MSN Money, the national housing market recovery is holding tight. The National Association of Realtors (NAR) reported that existing home sales rose by 2.1 percent last month. This is very exciting because it beat the forecasts that most Wall Street economists had made. Additionally, the article does bring up the importance of new jobs to further improve the recovery.   Specifically in the Northeast, however, home sales have fallen due to superstorm Sandy and the storm still continues to affect the sales data. In Dutchess county, NY, we were not as affected by Sandy as those downstate. As recent reports have mentioned, Dutchess homes are selling but prices have not risen yet. Hopewell Depot is a fun place to visit if you are interested in the history of Hopewell Junction or live in the area. Located at the southern trail-head of the Dutchess Rail Trail, Hopewell Depot is the last remaining railroad building in Hopewell Junction. Take your family on a bike ride to visit this great piece of history. A century ago, the railroad station in town was a hub of activity. When the railroad came to the Hudson Valley in the mid 1800's, goods were able to travel from far-away places to be delivered locally, and vice versa. Where can you find new single-family residential construction in Dutchess  County? In the last few years new construction came to a standstill in many Dutchess Communities but it was never completely halted. I pulled a report on February 18th to take stock of the new construction in the entire Dutchess County.  I was analyzing only homes constructed in 2010 and to be constructed this year. Here are some facts I discovered. Most of the new construction in progress is from Poughkeepsie south. The 2 most expensive newly constructed homes listed at the time however, were found in Rhinebeck and Red Hook which happen to be in Northern Dutchess. Today was my day for attending Brokers open house in Southern Dutchess County NY.  I saw a total of 4 homes; a cape, a brick split level, a townhouse and a beautiful log house overlooking a lake.  The last house I viewed was the log house and this is just one of the view you would see.

 East Fishkill is located in the southern part of Dutchess County.  Many consumers moving from Westchester and other nearby counties love this area since commuting is much easier because of Interstate 84, the Taconic Parkway as well as access to Metro-North Trains.  Why is this such an important factor? Because many consumers living in this area commute to work in Westchester, NYC or nearby Connecticut.                                                                                           For the period July to August 10th there were about 250 single family properties available for sale ranging from $20,000 - 2,495,000. During that same period 24 properties were sold ranging from $120,000-S739,000. Today while listening to my favorite radio station, WAMC, I heard the bad news.  IBM is doing another layoff. About 450 employees will be affected, the majority, 300 will be let go from the East Fishkill plant.  This is certainly not good news for the area, since IBM is one of the largest employers. I can certainly empathise with these employees.  Coming from the telecommunication field I know what it feels like waiting to see if the axe would fall. My attention immediately turned to real estate.
