Beautiful day for a car show at this Croton Station in Croton, NY.  There were two car shows this weekend in Westchester County. One at Rye Playland and this one run by the local Rotary Club at Croton Station. Had classic cars, a chili contest and a raffle (which my husband just found out her won!). Here are some of the models displayed. The Croton Station is right in front of Croton Park, a 508 acre Park has camping, swimming and hiking for the community.  This park also is host to one of the largest events each summer that supports environmental reserach and development of the hudson river and the communities around it. Sometimes it only takes a few minutes.   Sometimes it’s a gut feeling from simply seeing a photo sent over by Iphone.    Yet, when a buyer knows it’s the home for them, they start getting that fall in love, heart pounding, stomach a flurrie buzzy feeling, and of how this is the perfect home for them and even, momentarily, believing in that old cliché of American dream. Saturday was absolutely gorgeous.  I went to see 2 customers in Half Moon Bay in Croton-on-Hudson NY 10520.  As luck would have it, they were running a few minutes late on this most beautiful of days. So, I had a few minutes to walk to Hudson River and get these shots.  It was stunning...but so bright that my eyes kept tearing, so I couldn't look through the camera, so I stuck my hand out and took a few shots.  Hope they came out okay. Looks like a really nice place to live.

It's been a busy week for me...and it looks like the weekend will be busy too...helping out several customers w/ flooding from Irene. I got a call from one of my customers in Croton-on-Hudson.  He is about to move into his new home, and we are set to refinish his floor next Saturday.  He has 3 different types of wood - oak, maple and old pine plank boards.  The contractor is doing a bunch of work there now and as it turns out there are a few pieces of hardwood missing. So my customer wants those replaced (and it's important to know which species of pine and width) and he was now concerned that there might be other sections missing and/or damaged under the carpets.  My customer currently lives in NYC so he can't get out there and of course he doesn't know the type of wood (and it's not s...

I have stopped doing monthly market reports in favor of quarterly version in the hope of smoothing out the data and minimizing anomalies. Even so, the results of this quarter's data for Croton-Harmon schools are impressive. All data is taken from the Empire Access Multiple Listing Service.  In the 2nd quarter of 2010, 17 single family homes sold at a median price of $486,500.  In the 2nd quarter of 2011, 14 single family homes sold at a median price of $592,500, over $100,000 more than the same time period last year.  They are down three sales, but that is a massive jump and can't be attributed to just one strange month. Croton on Hudson Home Sales and Values   This is the market report for single family homes sold in the Croton-Harmon school district for the first quarter of 2011. All information is sourced fom the Empire Access Multiple Listing Service.  In the first quarter of 2011, there were 15 closings with a median sale price of $540,000.  In the first quarter of 2010, there were 11 closings with a median sale price of $542,000.  4 additional closings at about the exact same median is a step forward over last year. Median price is only $2000 different-negligible. Croton is enjoying what appears to be a robust Spring.  9 homes are currently under contract at a median asking price of $550,000. Early in January I wrote a blog post The Eagle Returns to the Lower Hudson Valley, a short piece about the bald eagles that return to Croton on Hudson, (and a small diameter surrounding the area), every year. It surely is a gift and delight to see these magnificant eagle sightings. If you don"t know, every January bald eagles migrate south to New York's rivers in search of food, open water and nesting. I just became aware, and this is so awesome, (I will be sure to remind you next year), the Village of Croton on Hudson has a EagleCam. Even you people in other parts of the world can come on by and see for yourself!
