2009 is coming to an end, and it's time to start thinking about what we are grateful for. Take a minute or a few minutes and be grateful for all the little things. You'll see we have a lot to be thankful for.  Personally, I'm most thankful for my family. My beautiful wife Tyra and my adorable daughters are at the top of the list. A roof over our heads, family reconnecting with us in NYC and around the country, the clothes on our backs, the bountiful family dinners we share during the holidays, this list could go on and on. Please remember, if you have a good home, and a roof over your head, make sure you do something to help those that do not. I would also like to thank all the wonderful people I worked for and with this year... Have a wonderful Thanksgiving. Happy Thanksgiving and Much...

3 ways to find deep-discount properties in your backyard! 1. Pick an area that you know is a good rental area.  If you're not sure, ask a Realtor to pull up an area that has a good mix of properties for sale and properties for rent.2. Ask that Realtor to give you what the DOM  (average days on market) is and what's the average  $/sf sold in that area. Let's say if that area normally sells for $225/sf in today's market. Then watch for new REO listings that are listed at around $144/sf and send them an offer. This is what savvy real estate investors refer to as "low hanging fruit". 3. Have a Realtor give you all the REOs that the status recently changed from Pending Sale to Available (that means the deal fell through). If you live in the Queens, Brooklyn, or Long Island areas send me an e...

It's been six months to the day since my last blog post. I was ranked #1 in Queens at the time and #5 in NY State by this site. Today I'm #2 in Queens and #10 in the state of NY. Sometimes life throws you a curve ball. Fortunately, I have a great manager, an awesome mentor, and a super supportive family and they all keep me on my toes. A lot of things have changed in that time and I now have plenty of things to write about. Believe it or not I still get quite a few responses and inquirues from the 460+ posts that I wrote over the last couple of years. Keep your eyes open, you'll be seeing a lot of me from now on. I'm back!   To find the value of your home with a FREE, over-the-net home HIGHEST Price Analysis, please visit: http://www.newyorkmarketvalue.com/   SEARCH over 50,000 homes on...

Today I actually received two calls early in the morning to discuss property showings this morning.  The interesting thing was neither of the two were past clients nor were they part of my marketing mailing group. As I proceeded to meet one of them today the sudden fresh April Day hit me!  The warm air filled with fragrant buds starting to bloom; spring was finally in Brooklyn. Both calls and meetings were a success, but what was telling was that these two separate parties had the security of a new beginning.  Spring brought with it anew insight that this down turn would not last forever and it was time to make a move. Let your Spring bring you new adventures and new opportunities.  KB   Photo By Envija.com

As we get closer and closer to Halloween, I thought it would be fun to discover some of the more "haunted" sites around Queens.  The New York area comprises some of the oldest sites in American history - so there are bound to be a few ghosts hanging around... Fort Totten In 1857, the US government purchased the fort at Willets Point, just north of Bayside from the Willet family.  Five years later construction began on what would become Fort Totten, which played a major role in protecting the entrance to the East River between the Civil War and World War I.  In 1898, it was renamed for Brevet Major General Joseph Totten, a man with a distinguished military career who fought and served as chief engineer in several wars, including the Civil War.  Throughout the years the site has been used...

Underdog is a family flick about a crime-fighting canine based on a 60's animated character. I grew up watching Underdog. However, about this flick I just don't have a lot to say. It's not that it's extremely terrible or first-rate but unmemorable. It simply... is. It's just there. The animated series was a parody of the superhero genre. In Capitol City lives a rookie K-9 police dog freshly booted from the force for uselessness. Shortly after, pint-sized mad scientist Simon Barsinister and his not so bright and much taller sidekick Cad steal the dog, which is then made the guinea pig of an experiment that gives its user super powers. Underdog isn't awful but it isn't great. The CGI stuff on the dog characters isn't bad but it's not amazing, the direction is fairly ordinary, and at time...
