This is a photo of the "Old" Tower at the Henderson Executive Airport. It's no longer there! Over the past couple of weeks it has been torn to the ground and they are expanding the area with new hangers. This whole airport is getting updated from new runways to a new terminal, the WORKS!This is the NEW tower that started construction about a year ago and in the past few months there has been the transition from the old to the new! So for the longest time there have been both towers and then the other day I noticed just the one! It is amazing how we do things her in Southern Nevada, when it's old or too small TEAR IT DOWN and build it bigger and better! This is a photo taken today of the newest and only track homes under construction in Seven Hills, LaVita. This is going to be a very interesting product unlike we've seen in most areas of Las Vegas. The Builder is KB and the floor plans range from 4500sf to 9000sf, very large for a track builder. But you had better get in line because there are only 33 lots! The finish quality should be fantastic, there is even an option to add an elevator. This particular parcel has been sitting for some time but now is under-construction and will have breathtaking views from many of the lots! These are going to have a very HIGH price tag on them. When Kaufman & Broad built the Springfield collection in the master-planned community of South Valley Ranch, one of the marketing methods they used was a life-sized 'Simpson's House.' Architects reviewed 56 episodes of the series to capture color schemes (vibrant yellow, baby blue, power orange, generator green, jazz age coral and pink flamingo) and details including Bart's swing set and Homer's barbecue.In 1997, the 2,200 sqare foot home was won by a retired factory worker from Richmond, KY in a contest sponsored by Pepsi-Cola and Fox. This photo was taken on 10-3-06, as you can see there is still quite a bit of work to be done on the new KB model center in the new community of Inspirada in Henderson, NV. But take a look at the photo taken a month ago and you will see there has been lots of progress. The sales office is starting to take shape and they are close to putting in some streets. Last week I thought we might have hit a high in the number of listing on the market as we were flat for a week but now we are up about another 80 listings in the past week for a total of 21,378. This is the number of active properties for sale in Las Vegas, North Las Vegas, Henderson and Boulder City as of Sept. 12, 2006. As I said last week I've been posting the total every week and here is the link to past post on a different blog. The number just keep climbing and sellers keep dropping their prices! I've been posting the total number of listings in the Las Vegas every week or so on another blog but I've decided to switch and post them here. This is the first week I've seen a DECREASE!!!! As of today we are up to 21,296 active listings in the Las Vegas, North Las Vegas, Henderson and Boulder City Nevada area. On the 28th of Aug. we were at 21,299, it's only three but it's a start! Maybe we are going to starting turning this slow market around. Keep your fingers crossed. 09/05/2006

Southern Nevada is getting its first "Green" building.  It will be a mixed use condo building located in the city of Henderson.  It will feature solar power collectors on the roof, Heat Mirror insulated glass, tankless water heaters, low wattage lights, energy star rated appliances, natural insulation and many other energy saving features. The builder is a LEED member (Leadership in Energy Efficient Design) and has several projects in Brussels and different parts of Russia.  When complete, Green Valley Lofts will house 44 residential condos.  With the cost of oil showing no signs of dropping in price, I think consumers are going to demand more energy efficient housing.  Most of the current builders here in Las Vegas only offer Energy Star rated new homes.  Some are starting to offer sol... 07/31/2006
