Twilight Zone, the attic. Too many issues for a brand new home. Getting a new home inspections has been a real challenge for Desert Sun Home Inspections in Carlsbad New Mexico. Garage's and apartments. They need to be correct. Safety issues. I had been running into a few of these homes that have a detached garage. That is a good thing. But when an apartment has been added to the garage. Then safety issues come into play. Many of these older garages were never finished on the interiors. This is a major issue when wanting a living space that is attached to the garage. This garage and apartment is located in a city that has a shortage of rental properties. When is a vent a vent but not a vent? Not trivia, just the facts. When inspecting homes for Desert Sun Home inspections in Carlsbad, New Mexico. There seems to be one re occurring theme with builders and home owners that want to do the "Do it yourself jobs". More commonly known in the Real Estate world as the "DIY". Any builder building a home today must know the codes. They should know how to build a home the right way. So many times I find very little venting for the attic spaces. Next time you are talking with a builder ask them this. "What is the free air space in square inches for that can vent you use"? This could be used for any vent they install in the home for venting. I will guarantee that 99 out of 100 builders will say "I have no idea what the square inches of free air space...

The pregnant wall. And the inspector is not the cause. There are times when us inspectors run into things that really need more expertise than we can deliver. Case in point. This looks like the typical kitchen with the frige sitting there ready to be used. All good so far until I make a discovery that has to be investigated further. Water will flow uphill. Common sense missing. As inspectors inspect homes. We find issues that are not quite right. In many cases we are dumbfounded by what we find to the point we want to stare at the issue in disbelief. This was the case at a home inspection last month in Roswell New Mexico. What is wrong with my steps. The buyer wants them fixed. At Desert Sun Home inspections in Carlsbad, New Mexico I try and be very fair when it comes to inspecting a home for a buyer. I know that there are certain minor things the buyer is going to take care of. Then there are these things that need to be in the report that will actually save a life or help you as a seller in not getting sued by a family member or friend.  Case in point: The front steps are not the same height. From one extreme to another. Home inspection Roswell New Mexico. It seems to never amaze me that contractors that install heating and cooling in homes never seem to "get it". There are ways and codes to do installation's the right way. This contractor/ plumber went from one nice installation to a bad installation. Check out this view of the gas line under the range top. When building a home. It's the simple things that matter. Desert Sun Home Inspections was at a home yesterday for a full home inspection for a buyer moving in from Colorado.  Home builders need to pay attention to detail when installing all of the components when building a home.When ever you install a window for instance. Make sure the window is in a level position. Even if the window is a round window. This window has "Mullins or what some call Styles or grids" inside the two panes of glass. In this window the styles were not able to move. They were in place by the manufacturer. So why did I find this when inspecting this home? The window was not installed properly. Exterior electrical issues. Sellers and buyers beware. Safety is number one priority at Desert Sun Home Inspections in Carlsbad, New Mexico. Home inspection in Dexter New Mexico 88230 When I got the call for this inspection, the buyer wanted to know if I had an issue about driving "All the way to Dexter New Mexico". Dexter New Mexico sits about ten miles south of Roswell New Mexico. I inspect homes in Roswell New Mexico, so driving to Dexter was not an issue. Only about 70 Miles. Disposals and the improper way to connect them. It's simply amazing what I find when inspecting homes. At Desert Sun Home Inspections in Carlsbad New Mexico. We find all kinds of issues with homes and the safety aspect of the issues we find. Take into account a garbage disposal that was no doubt installed by "Uncle Bob or his nephew Rufuss".
