With recent rains inundating New Mexico, Ruidoso recieved a good soaking for the 2nd week in September. Annual rainfall now totals about 16 inches, and at least 6 inches fell this past week, depending on location in Lincoln County. The Ruidoso River in the Upper Canyon has flowed very heavy as a result of rains on the mountains west of town. We are fortunate that so far the bridges have held, and the river has not left it's banks. Many locals remember the big floods of 2008, where several bridges in Ruidoso were destroyed, and some homes in the Upper Canyon were damaged. The forested trails around Ruidoso are many. Although, some of the Lincoln National Forest and White Mountain Wilderness trails were damaged in last year's Little Bear Fire, there are many trails that were not. I have recently began a photo blog with more details on some of the area trails. The Grindstone Canyon Trail now measures over 4 miles, but continues to expand the system of additional trails in the area. This trail is very close to town, and other outdoor activities, including the Ruidoso River Trail and the Inn of the Mountain Gods Resort. As of mid August 2010 there are 8 site built homes listed ranging in price from $230K to $592K. The Inn of the Mountain Gods has a number of great events planned for the next three months. Country star, and Grand Ole Opry member, Josh Turner will perform on August 10, at 8:00 pm. Comedian Rodney Carrington will be at the Inn on August 27. Other shows planned for the Inn during September and October include The Black Crowes, Gary Allan, and Vince Gill. We are beginning to see some positive signs in our local real estate market. The sharp declines that occurred in 2008 and 2009, are beginning to trend upwards. Activity is up as buyers continue to look for bargains, and take advantage of the high inventory of available homes for sale. Home buyer tax credits may have had some impact, but not as much as they have in areas that have more first time, and primary home buyers. There has been a lot of interest in log cabins this winter in Ruidoso. The snow and ski conditions have made many people think about owning a log cabin in Ruidoso, and how nice it would be to sit and watch the snow fall with a fire burning in a big rock fireplace. Currently, there are just over 20 log homes or cabins for sale in the area. Prices range from just over $200K to $1.5M. the median price is $485K, with median square foot price at $199 / sq. ft. Keep in mind that there are a number of small rustic cabins for sale, which may have “log siding”. This is not true log construction, but has the look of logs, and may be priced much lower than larger homes made from real logs. Just a quick update on land in the Ruidoso area, shows over 70 properties priced under $20,000. Most of these listings are under one half acre in size, on buildable slopes with trees, and with utilities nearby. Listings inside the Village of Ruidoso account for over 30 of these lots, in areas such as Camelot, Ponderosa Heights, and Forest Heights. Many of the remaining lots will be located just north of Ruidoso, towards Capitan and other outlying areas. Currently, there are 17 lots in the Alto Lakes subdivisions of High Mesa and Deer Park Valley in the under $20K range.     It has been a wonderful year for skiers! Ruidoso has had more snow this year then we have had in a number of years. This has made for a wonderful winter season. Ruidoso is beautiful in her white coat of snow. In fact Ruidoso was the first place I had experienced snow and saw it as some thing beautiful. The snow here sparkles in the sun light like tiny diamonds. I have been told the mountain ski runs are all open and in great shape with plenty of powder.   Ruidoso has year round fun!

The chart below shows type of business and number of active listings in that category: Some property types may be counted in more than one category, if it can show multiple uses.
