Rio Rancho Real Estate Market Update September 2011 The City of Rio Rancho Real Estate Market also experienced a downward tick for single-family detached homes in the month of September - In comparison to the month of August...there were 22 homes less on the market, a 3% decrease from August, and an overall 6% decrease when compared to six months ago.   In terms of pending sales there was a 28% increase from the month of August, while there was a 1.8% increase over the six month period.  Closed sales however was a different story...there was a 33% decrease chen compared to the month of August, but a 3% decline for the six month period. Rio Rancho Presbyterian Hospital is nearing completion. I stopped by the other day to take some photos. The hospital is shaping up!It really wasn't that long ago that the hospital looked like this: Today as I snooped around "The Presbyterian Rust Medical Center" I saw a new angle of the building: According to the Presbyterian Rio Rancho Medical Center Facebook Page, the hospital will be opening in October, with  Ob-Gyn, Orthopedics, Podiatry and Cardiology being among the first departments to move from the facilities now located on High Resort. It will be good to see healthcare options expand in Rio Rancho and Northwest Albuquerque.   Why Should School Districts across the nation be forced to raise the cost of Meals for our Children? Albuquerque Journal reported that  the "Rio Rancho School Meal Cost May Rise 15 Cents" According to the Journal," U.S. Department of Agriculture sent a memo to school districts nationwide last month saying districts were relying too heavily on federal subsidies to cover the cost of each meal, and directed the districts to either raise lunch prices or put up local funds to make up the difference. "  The Rio Rancho School Board, taking steps to address this issue will convene on Monday at 5:30pm at 500 Laser Road NE. "The proposal before the board, if approved, would raise elementary lunch prices to $2 and breakfasts to 90 cents. I'm in negotiation on a property this weekend on a Rio Rancho Home. When I showed my buyer clients the house we noticed that there were for "For Sale" tags on many of the pieces of furniture. I didn't think much of this until later, when we were starting to negotiate, when my buyers wanted to ask for some of the furniture to be included in the offer to purchase. The sellers do have some nice furniture, and for whatever reason they don't want to take it with them where they are going, but I insisted that we needed to keep it out of the contract. In fact, I wanted to keep it out of negotiations entirely, and we did until the final counteroffer (#3). Shame on you Albuquerque listing agents who promise your sellers that you are going to follow up after showings but then never do! In addition to listing Albuquerque Homes for Sale, I work with a lot of Albuquerque and Rio Rancho home buyers. Since I already knew that most listing agents don't follow up the showings on their listings with calls to get feedback, I thought it would be an interesting to do a study and see the exact percentage of agents that followed up with me after about two week's worth of home showings. Albuquerque Home sellers you will be shocked to hear this! Out of the 40 homes that I showed I only received 9 feedback requests. NINE! That's less than one out of four! They've made great progress on the new Rio Rancho Presbyterian Hospital. I stopped by to take some pictures last week. Ha ha, fooled ya, that's not the hospital that's just a cool mural they have posted on the construction fence. That's what the hospital really looks like! Rio Rancho needs this new hospital and the jobs it will bring. The hospital is scheduled to open in 2011. Once it's open it's promising to bring 450 permanent jobs to Rio Rancho. That's awesome but no doubt the impact will spread even further as other hospital related services will be needed. Look at the beautiful Sandia Mountains in the background! Total Sales: 15High Sale: $335,000Low Sale: $162,500Average Sales Price: $217,167Median Sales Price: $211,005Average Days on the Market: 115 days Distressed properties, foreclosure houses and short sale houses, made up a whopping 40% of the closed home sales in Cabezon during August. No doubt you've heard that buying a Rio Rancho bank owned home is a great way to get a good deal on a house, but here's the actual proof. I have examined August home sales of all types in August to see just how good a deal bank owned homes are. Here's what I found: Bank Owned Homes Made Up Almost 1/3 of the August Home Sales in Rio Rancho  Bank owned homes, also called REO's or foreclosure homes, made up almost 30% of the closed sales in August.
