Top Notch roofer, not so much. Give them the boot. I was at a home inspection yesterday. The agent told me that the home owner had the Hand hewn shake roof installed about three years ago. "They come back every year and spray the roof with an insect and linseed oil spray to help protect the shingles" Sounds like a great way to keep the roof shakes in great shape right? Not if the yearly maintenance doe's not take place. The roofing materials including the boots need to be installed correctly from the start. When this roof was installed Three years ago. The roofer neglected to finish the job the correct way. Take a look at the way the lead boots were left on the roof! This was not right and never had been right. Commercial Inspection in Hobbs New Mexico. Coming along very well. I finally got to meet the owner of the new Dealership. He is happy that the Collision Center is now in full operation. Here is what it looked like when I visited the Collision center yesterday. Here is a quick look at the exterior of the front of the building. This was a long road to get this building completed. But now we can focus on the New Chevrolet house.   They are installing the glass panels. And have about 50% of the asphalt in the parking lot areas. But there is still a long way to go to get done. I'm tired and giving up. Over the years, there is a lot to be proud of. Many times when inspecting I find issues that are a safety issue's that could be life threatening. This makes me feel good for the home owners. Not that they have repairs to make, but the possible life saving issue were found. Each home has their issues that need to be taken care of even if the home is not sold. It's supposed to work. No matter what get's installed in or on a home, "It's supposed to work". Parts on a home get tired and simply give up as they wear out over time. Nothing is forever. I had not seen vents like this in a long time. New Home inspection Hobbs New Mexico 88242 Contrary to popular belief by a lot of Realtors in My areas.  A brand new never lived in home needs to have a home inspection. There has been a trend of not recommending a home inspection on new homes because most of the Realtors are telling the home buyers, "You don't need a home inspection because the home has a one year warranty" In most cases the new home warranty only covers structural defects with the home. Missed on inspection. One, Two and Three. Not number Four though. This pocket sale home was sitting pretty s a picture when I arrived at the home for the home inspection for the buyer. Inspection One was when the local building inspector comes out and finds nothing and the C of O was issued. Inspections Two and Three, this was when the home was inspected by a local home inspector. Not once but twice when the owners got transferred out of town for their jobs. This home has been sold at least Three times. Now we are in the Fourth sale. Read between the lines. Buyer did. He called Desert Sun Home Inspections. New Home in Hobbs New Mexico. 88242 Here is the way this sale went down. As told to me by the buyer. He wanted a new home. He approached a Realtor in the area that was representing a new home community. They found the home they would like to buy and made a down payment. Then the broker/ Realtor told him when the expected closing date was. Now is the time to get a home inspection. The buyer mentioned that it was now time to get a home inspection. Egress issues with the home. Desert Sun Home inspections Carlsbad, NM. Inspecting homes can be a very interesting job to say the least. With safety in mind first and foremost when inspecting. You can't help but get that sinking feeling in the pit of your stomach when we find safety issues like these. Means of egress. All homes have to have means of egress. This is a way to escape the home in case the home has a fire or other related disaster where someone needs to bail out a window of the home. Heaven forbid this ever happens for any home owner. Seller, is this really an issue. Home inspection Hobbs New Mexico. When inspecting homes there are all kinds of buyers, sellers and agents. All of them have questions about the home and what is seen by the inspector as a defect of an "Issue" that needs more attention. Don't put that in the report! How many times have we heard this? There are agents that want a very good report, but... they seem to think by simply saying to me or their inspector "Don't put that in the report" they won't. Bottom line. Exhaust venting done incorrectly. Safety issues abound. When inspecting homes the safety of the home comes first and foremost. Furnace and Water Heater! This furnace exhaust in the basement of a home built in 1910, was not installed properly. The exhaust venting for the furnace was not installed correctly. This installation looked like a Ten year old did the install. Take a look at these pictures that left me baffled that the occupants were not seriously injured or killed form carbon monoxide poisoning. The slope on the exhaust was not correct. It was nearly at level. This slope needs 1/4" per foot. This requirement was not met. Chimney connection. This is where the exhaust fumes enter the chimney. Home is finally done. Trust but verify inspection Hobbs New Mexico. Remember this home where the home owner wanted to get a 100% completion when it was not 100% completed? Now the home is done. All of the door hardware is in the appliances are done and the New shower doors and enclosures are installed. This home was to be completed in December of 2013. Completion date is officially 3-25-2014. Only 64 days behind schedule. I say only because there could have been a lot more in delays as the contractor seemed to be more interested in "Other projects" than getting this quarter million dollar job done. Thirty Four years later, still nothing. Falling between the cracks. Yesterday I posted about the Complacency of home owners. But I feel there had not been a single "Proper inspection on the home" since it was being planned for the build. Sealing up roof penetrations. What not to do.  He's Baaaack. For those who follow my posts. You know I am talking about Uncle Bob and his new sidekick Nephew Willy. Because of all the added work Uncle Bob had taken on these days he was forced to get a helper. Who better to help than his nephew Willy. Being almost caught up with in Rogers Arkansas, they returned to New Mexico to continue the assault and insult to many homes in this area. This poor unsuspecting home owner had them take care of some leaks on the roof. "Hey Willy, Bring me the metal tape. We will be done with this in a couple of minutes". She say's I need 100%, I say you can't have it. Draw inspection Hobbs, New Mexico. At this draw inspection in Hobbs New Mexico, the borrower asked me to give her 100% showing in the reports back to the lender that the home was finished. But the home was not finished. She told me the home would be finished today. It was at Four in the afternoon already and the day was about to be finished. As I inspected this home for the so called last draw request, there was still a lot of things that needed to get finished. Here is a shot of the gutters being installed. Metal roofs are great, or are they? Install the roof the correct way. At Desert Sun Home inspections I get to see homes with metal roofs installed by general contractors. The home owners think they are getting a really nice lifetime roof with little or no issues to think of in the long run. But what about when the job has been completed and the contractor is standing at your front door wanting a check or cash for the what you thought was a completed roof? Just because it looks good, doe's not mean it is a good roof installation.Get a "Trust but verify inspection". This will ensure you get what you are ready to pay for. Water heater installations. What not to do. There are a lot of water heaters installed in the United States each year. Some are installed correctly and some are not. Why is it most home owners think that they are qualified to install appliances like the water heater, furnaces and appliances. When ever the home owners take control of the installations there is in most cases "Issues" that crop up when the home is getting a home inspection. Some things are beyond belief. A new furnace issue. Home inspection. At Desert Sun Home inspections. Safety is always number one priority. That's why when I saw this I was simply amazed. I have seen a lot of stuff when inspecting homes. But when a new furnace was installed in this home Two years ago I would have thought the installation would have been correct. This is what I get for thinking it would be correct. The picture is a little fuzzy, I thought it was a lot better when I took it. Here is what I saw when I went into the attic to inspect for this buyer. The furnace stack is not connected to the rest of the vent and would be spilling toxic fumes or (Carbon monoxide) into the attic areas. Making changes could cost you. Desert Sun Home inspections Hobbs, N.M.  So you want to heat the garage. What do you want to heat it with? In this home the owners added a space or wall heater in the garage. I think it was for using the garage more and having heat would be a great benefit for the owners wanting to be in the garage more. But this is an issue when I inspected this home. The owners added a space/ wall heater in the garage. But they placed the heater in the side wall. Not at the end or face of the garage. Stone roofs and Pipes. Desert Sun Home inspections Hobbs N.M. As Inspections go I don't get nervous about too much. But I do dislike inspecting a gravel topped home. These stones on the roof add un needed weight to the structure. And in most cases it will cause the decking to start to sag in between the rafters. That was just the case in this home that was inspected by Desert Sun Home Inspections. As far as saying the homes roof has no leaks when inspected, it needs to be raining when I am inspecting the home. Not very good odds of happening when we are still in a Four Year drought. These gravel covered roofs are a real pain. In many cases the pipe penetrations are never sealed properly. And if they are, they tend to be left exposed to the brutal sun that will break down the sealer used...

What is with the dryer vent? Home inspections in Hobbs New Mexico What is with all the dryer vents that are in disrepair? The vital importance of these vents and or hoods and the ducting to the hoods is taken way too lightly when home owners are in their homes. I think that most of the issues is an out of site out of mind kinda thing. This is why getting a "Home Maintenance inspection" for your home. Even if you are not planning on selling your home, this needs to be done.  Did you know that dryer vents and the ducting is a cause for home fires? And a lot of them happen each and every year. Here is what I find when inspecting homes. All of these could have been the cause for a fire in that home. This hood ha the entire hood missing. Time for some quality control. Desert Sun Commercial Inspections Hobbs New Mexico. I was called in for another inspection on the commercial project in Hobbs New Mexico. They were progressing at a faster pace than in the last Two inspections. But there was a couple of issues that I had to discuss with the site supervisor. I asked when Quality control takes over. Thinking this should be an ongoing inspection process when any building is being erected. I would think that a company tis size would have a Quality control supervisor on site at all times.
