In many cases when inspecting homes there are issues that the buyers want to have resolved before they close on the home. Capping the wood stove stack. Really? A redneck approach. There I was in the back yard when I saw the neighbor out and about in their backyard. I said hello and told him that there was rain and snow on the way. He said he had heard about the incoming storm and said he wasn't worried. I told him he should at least cap off the wood stove stack that was missing the cap. There had never been a stack cap on the stack since the home had the stack installed. The "Renter" said he would have to look into getting the stack covered because of the incoming weather.I said O.K. and went about feeding the pets in the back yard. Are attic's hiding a safety issue? Desert Sun Inspections Carlsbad, New Mexico. We have all heard just about everything in the book about why things are messed up in places we cannot readily see. Safety is number one priority for the owners and the buyers of homes and commercial property's. At a recent commercial inspection, the owners of a bowling alley were having major work done to the roof. Of course this roof is a flat roof so the hot tar trailer was there running the pumped hot tar to the roof as they did their work. I really hope this company from Lubbock was insured well. From what I saw when I was at the property they needed to be versed and educated in a lot more covering safety concerns. Meeting with the Realty staff. A Presentation, Desert Sun Inspections. I started out the day as usual. But when I stopped into a Realtors office to drop off some pens I had made up for Desert Sun Home Inspections in Carlsbad New Mexico. Cap it off or replace it. What caused this? Home inspections in N.M. There are some things that are just  well....things that leave you wondering "WHY". How many Uncle Bob's work for a plumbing company? Home inspections NM. At a recent home inspection in Carlsbad New Mexico, Desert Sun Home Inspections found a few issues with the way the furnace and water heater was installed. It would seem that these units were never permitted when they were installed even though it is required to obtain a permit for the installation of the furnace and the water heater. If these units were permitted, they either were never inspected by the mechanical inspector. I have no idea if the home owner was charged for the permit either. If they were the units were never inspector or the inspector just didn't do his job. Upgraded electrical. Yes and no. Home inspections, Carlsbad New Mexico. From time to time I run into homes that are touted to have had a new roof, or upgraded appliances like the furnace water heater and the kitchen appliances. Even the homes with so called upgraded electrical. There needs to be a little consulting when listing homes as "Upgraded". In this case the electrical was upgraded. But only the incoming service and the new service to the new addition built on the rear of the home. BUT, and that's the big word in this post. Here is a little bit of stat's on the home. I usually ask if the client has any concerns about the home they are wanting to get inspected. USDA needs clarification on the roof. What's the issues with this home. I received a call yesterday about a home inspection that I have performed for a client. It is a USDA loan and the loan officer needed more in formation about the home. Specifically the roofs condition.  At Desert Sun Home Inspections in Carlsbad New Mexico. EERIE INSPECTION STORY  This is a true story I wanted to share with the Active Rain members. EERIE Inspection. I was inspecting a home in Michigan I looked at the first floor and made my notes. When I went to the stair way to the second floor I could hear a bunch of kids playing sounded like they were at the top of the stairs. I went upstairs and felt like something was wrong, I felt like something had happened bad really bad. I told the trainee that I had a bad feeling about the house.
