All I need is a roof inspection. The home is fine. I got a call yesterday about 1:30 in the afternoon. The caller says "I found you on the internet, do you do roof inspections"? Me. "Yes I do". Caller, "can we schedual a roof inspection then"? Me, "I can do it this evening on my way back from Hobbs" Caller " That sounds great", then he gave me the address and I showed up on time and before the buyer was there. It turns out the buyer is buying the home and the roof was only two years old. But the bank wanted a full inspection report on the roof only. When i was wrapping up the inspection and all the final papaer work I asked the buyer if he had a home inspection completed on the home. Plugged or capped It means the same thing. O.K. I run into this type stuff every now and then. But in the last two inspections I have found virtually the same thing. Why is that? I asked the seller at the first home inspection in Carlsbad, New Mexico about the stand pipe on the roof. Why is the standpipe to the laundry room capped off? Simple enough question I would think. But the home owner looked at me in dismay. So there is still no reason for the vent to be capped off. I could only tell the seller that he neede to check and see about the vent with the roofer who put on the roof two years ago. Good luck with that one. Wednesday morning humor. The murder. A who done it. A workman was killed at a construction site.  The police began questioning a number of the other workers.  Based with past meetings with the law, many of these workers were considered prime suspects.The workers were a motley crew:      The electrician was suspected of wiretapping once but was never charged.      The carpenter thought he was a stud. He tried to frame another man one time.      The glazier went to great panes to conceal his past. He still claims that he didn't do anything; that he was framed.      The painter had a brush with the law several years ago.      The heating, ventilation and air conditioning contractor was known to pack heat. We need an engineer? No way.... Yes way, look at this wall. There I was inspecting a home just like any other. At least this is what I was thinking. But then all homes are not alike. And most homes even though they have a similar floor plan, always differ in what we find inspecting homes in Eddy County New Mexico. I have been inspecting a long time. I have reccomended an engineer about a dozen times. This is one of them. I told the buyer we might need to call in an engineer. Her response was "NO WAY" with an astonished look on her face. I don't know what made me say it the way I did but I looked her in the eye and told her "YES WAY, LOOK AT THIS WALL".   I got to the window and saw the potential deal killer. Foreclosures are down in New Mexico according to RealtyTrac. According to RealtyTrac the state of New Mexico has seen a significant decrease in Foreclosures in the state. Overall foreclosures in the state dropped by a whopping 35% from the dates of July 2011 to July 2012. These are really good numbers for the state and hopes the trend will continue throughout the rest of the year and into next year. The number of homes that have been involved in the foreclosure process has dropped by a "gigantic 50%" from a year ago. There were an actual count of first stage foreclosures of 298 homes. Last month there were 126 homes that were sent a foreclosure notice. And in July 2012 the lenders in the state actually repossed a total of 137 homes in July 2012. The Village at Carlsbad, LLC. A progress report. The Village at Carlsbad, New Mexico is a new apartment complex that will cater to the long term renters. This is an apartment complex that is slated for completion in the winter of 2012. There will be a total of 240 units when completed. When I first posted about the Village at Carlsbad, I was told this was going to be a "Senior Living" facility. This was information that was provided to me by the Department of development here in Carlsbad. Apparently I was misinformed. "NOT TRUE" says the Leasing agent Carrie Coates for the Village at Carlsbad LLC. Are you a speedy person? Better think twice in Carlsbad, New Mexico. With the upswing in traffic and all the new drivers out there on the streets now a days. It has become more and more a problem that drivers drive their vehicles way too fast. So the City of Carlsbad, New Mexico has set up these un manned radar centers, these tell you thatt you are going too fast. It will tell you exactly at what speed your vehicle was passing the radar. Notice the sign in the rear of the unit? $ is it worth it? $ I was thinking more like. $ YOU CAN"T AFFORD IT. No sense being in too big of a hurry. it will be there when you get there. Where did the shingles come from?  Owner "I don't know". This home set all by it's self on a corner lot. 1.5 acres of bliss. A very nice home and the owners were asked when the inspection was taking place "what about the missing shingles on the roof"? The owner then said. "what missing shingles from the roof"? I told him there were a few missing shingles from the cap of the roof. Then he told me. "Oh yeah I remember, I was mowing the yard and they were in it" "I thought I was picking up shingles from a neighbors home".  This is what I saw when on the roof. Not good missing any shingles or ridge caps either. Then there was a "slight ripple" in the shingles on the other side of the home. I checked the trusses and decking in the attic, but found no problems with them. It's hard to see, but...

Sellers say the darnedest things. A look back at conversations. In all my years of inspecting I have run into sellers who think they can pull a fast one. Or they think you think like them and won't realize what they are saying or even understand what they are saying when they are saying it. Follow me so far? Here's a quick look back at conversations. Now these are all homes that are being inspected and the seller is at the inspection. Even though they were "not supposed to be there ". 1. I went, I saw then I conquered. I thought I would get your attention. This is a neat look into what was happening in Carlsbad, New Mexico this morning. I went out side and I saw the storm clouds building up in a hurry. Then I conquered the storm when I captured this partial rainbow that looked like a comet coming from the sky. This seemed a lot better looking when I took the shot. It looked like a comet coming down from the sky. And there it goes. Gone forever. Have a great evening everyone.

Just hang it in the attic. No one will see. I really like finding things when I perform home inspections for client's in South Eastern new Mexico. Eddy, Lea and Chaves counties are the most popular areas I serve. I inspect the entire home. The roof gets inspected right along with the rest of the home. I ran inot this home that is a "flipper home", when ever these "flipper homes" come on the market the flipper should get a pre sellers home inspection. This way you won't have to worry about the buyers inspector finding what you thought they would'nt. There's only one person who can walk on water. And your not him. Decks can be a challenge. But in this case it was a no brainer. Trex decking for a deck is supposed to be the "rage of the age" the costs keep many from buying the Trex boards for their new decks. This could be problematic for the builder as a do it yourself project.  The Trex install instructions clearly state that the supporting structure needs to be 12 inches on center to support the decking material properly. As you can see this one is installed with 16 inch on center supporting framing. Problem ? yes. The deck is like walking on water. Carlsbad New Mexico Farmers Market. Every Saturday morning from 8:00 A.M. to 11:00 A.M. Carlsbad has a Farmers Market. This takes place on the courthouse lawn and has very easy access and plentiful free parking. The drought has played a big roll in the Farmers Market this year. With the water restrictions and very little rain until recently. I think the growers are struggling to get a harvested crop. But those who did show up. It was very nice to see and purchase some home grown organic vegetables. The Village at Carlsbad. New apartment community in Carlsbad. This is the latest new construction here in Carlsbad, New Mexico. This will be a apartment complex community with a lot of amenities for the everyone to enjoy. As in the sign above, it looks like it's going to be quite a place to live.   As you can see there are only a couple of walls being erected at the site. But it won't take long untill there will be a lot of walls and buildings in the construction phases. Here is a look at all the lumber they have waiting to get installed and erected.
