Some times it just may be a small thing. Home inspection Artesia, N.M. At Desert Sun Home Inspections in Carlsbad New Mexico. It's our job to find issues. Why else would you get a home inspection if you as a buyer or Realty agent not want to know the issues? The small things can add up. There are homes that can have issues and I mean a lot of them, then there are homes that have very small issues that could be taken care of with an hour of time and a little effort. Buyers that have the skills to repair the issues. I have found that about only 20% of home buyers actually posses the skills to make repairs. This could be minor work like caulking and trim work to a full re roofing job. This is actually a good thing for the seller, the buyers will in most cases say "I can take care of that". ...

Deferred maintenance issues. Desert Sun Home Inspections Carlsbad New Mexico. There are times when I get to see  home in all it's glory. Then there are times when I see homes that are in need of  lot of maintenance. This was such a home yesterday. This manufactured home has a wood exterior and was in real need of exterior maintenance. I was told by the buyer that the seller was going to re stain the exterior of the home. I told home there was a lot more that needed to get done than just a re staining of the home. Take a look at this exterior of this home. If this was my home I would have done the repairs and re staining before the home went into a listing for sale. But that's just the way I am. This is the way the entire home looked. Except of course the garage. It was fine. With the ex...

Quality control lacking. JHA missing. Home inspection in Artesia N.M. It seems we have seen this before. When the home buyers call Desert Sun home Inspections in Carlsbad, New Mexico, they want and frankly expect a great home inspection. There are some home inspections that are beyond reason. Was there no quality control on the home build? Where was all the inspections by the local building officials? There seems to be a lack of inspecting or a lack of enforcement of the codes when it comes to what was found at this home inspection. Take for example the venting in the attic. The roof cans are meant to allow the flow of air from the soffit venting into the attic then out through the can vents installed high in the roofing. But what happens when the venting is partially blocked off? This ...

At least they did think of venting the crawl space when they built the home. Here is a look at the venting for the crawl space. There were or are a total of eight vents for this crawl space. Chain it and strap it. Never mind get the chainsaw. Liability issues. At Desert Sun Home Inspections in Carlsbad, New Mexico, We see all kinds of liability issues. They can vary from tripping hazards in the yard from sewer yard line accesses or posts being broken off to loose fitting broken concrete in the walkways to the home. Here we have a little more than a little concrete that needs some TLC. I did a home inspection that was one for the books. I have seen trees that had been cabled together. But never like this one. It was the only tree in the front yard. Here you can see why the tree is a concern. You just never know what anything is going to look like when you get to a home to inspect the property. After the buyer told me he had concerns about the tree. I told him the only concer...

A/C install, yes it's correct so what is the problem? I'll show you. I see this from time to time when inspecting homes for Desert Sun Home Inspection in Carlsbad, New Mexico It's not easy to find the repairs or as we say in the inspecting business the "Issues" with the A/C line install. First of all the install loked like it wa a good one. During a recent home inspection in Artesia, New Mexico I ran accross this A/C unit that was looking good till acloser look at the way the unit's line was installed. First was the way the line entered the crawl space. There is a large gap where the line enters the home. Not a good thing when wanting to keep out any unwanted pets or unwanted pests. This access hole was not sealed off and this may lead to a infestation of most anything. When i got into ...
