Market report for Artesia, New Mexico through March 2014 This report is all about the Artesia New Mexico market. Located in the Northern part of Eddy County. Home sales are still strong. Looking at the homes sold through the end of March the average days on the markets were only 48 days. Lower than the National averages. The rental market in Artesia remained very strong. With 29.8% of homes being rented in the City. Only 5.7% of the homes were vacant. With this many home sales in Artesia alone, Makes One wonder why the phone has been relatively silent these last few months. Inspection requests have increase slightly over the last couple of weeks. When is enough enough? Electrical issues that should not be. It only took 109 years for this home to get to this point. This home was built in 1905, started out with Knob and Tube wiring and then "Upgraded" to fiber coated lines then finally the standard Romex style was installed. But major issues remain. It seems that each and every time the home's electrical had been worked on, the electricians never removed from service the older electrical components. Take a look at the way this homes electrical was a "Nightmare to inspect". The incoming service was correct. But then it went from good to bad to really bad. Furnace installation. They should loose their license. Home inspection in Artesia, New Mexico. When inspecting homes, there are a few things I find that really make my blood boil over. Like a really poor installation of electrical, water heaters and furnaces. These are being installed by licensed contractors that seem to not "Have a clue" as to what is correct and what is not correct. Permits being issued? No they are not being issued. If they were, the work would have been inspected by the local mechanical inspector. This "Shoddy work" would have certainly been called out and "red flagged" if inspected. If the installers don't apply for a permit, then in all fairness the local inspectors don't have a clue as to what had been installed and what had not been installed. Therefor  they wou...

Garage and built in apartment. Home Inspection in Artesia N.M. I was performing a home inspection for a buyer in Artesia, New Mexico. I had just finished with the home when I asked about the garage. Since I saw a structure on the rear of the property I asked if that was the garage. The Agent told me it was with a shy grin. Hmmm....I thought as she told me it was the garage and a built in apartment. "And you need the apartment inspected as well". "Yes we would like you to inspect this as you would any home". After just finishing up a 3,300 SQFT home. I was worn out mentally. I was ready to call it a day. But one building remained. Deferred maintenance issues. Desert Sun Home Inspections Carlsbad New Mexico. There are times when I get to see  home in all it's glory. Then there are times when I see homes that are in need of  lot of maintenance. This was such a home yesterday. This manufactured home has a wood exterior and was in real need of exterior maintenance. I was told by the buyer that the seller was going to re stain the exterior of the home. I told home there was a lot more that needed to get done than just a re staining of the home. Time for roof maintenance. Home inspection in Artesia, New Mexico. On this recent home inspection. The roof was an area of concern for the buyer. And good it was a concern. The roof used to have a swamp cooler on it. This is still a real common place for the coolers in this area. but they seem to always run over and cause shingle damages. In this case the cooler had been removed and a split system had been installed. Good news for the buyers, but the roof issues still remain in place. The roof has Two layers on it. So only repairs can be made to the roof. If the roof was to be replaced then the entire roof would need to be removed and everything replaced. When sellers move out. Take everything please. When inspecting homes, I run into sellers that claim to have moved out. I always ask if the home is occupied. When I am told not the sellers have moved out. So I am thinking when I get in the home there would be nothing there. I couldn't be more wrong. Here is a look at the toy left behind in the garage. The light was left on as a night light. This Hot rod was in the way of getting the drop down ladder open all the way. I reset the ladder and used my ladder to get into the attic space. Then when I was inspecting the interior of the home I found these in the master bedroom closet. These three rifles were left in the home by the seller. I bet they were planning on loading them up in the car as a last thing and just forgot. Not a very good job...

Standing guard. And the test of time. Around the great state of New Mexico we have a number of old places that have withstood the test of time. Not only the old homesteads but the outer structures as well. The out buildings like the sheds and the barns were essential for the survival of any rancher or farmer here in New Mexico. These needed to be made to last. These homes barns and other outer structures needed to withstand the brutal winds and sun of the New Mexico plains. OH NO POLY IN THE HOME. Desert Sun Home Inspections Carlsbad N.M. Polybutylene lines in a home is a bad thing. These were recalled in 1995. These lines were used in homes from 1978 to 1995. The window to get the lines and fittings replaced has passed. Roofs and transferable warranties. Home inspection in Artesia, N.M. At Desert Sun Home Inspections in Carlsbad New Mexico, We don't get involved with any warranty transfers when inspecting a home. I was asked yesterday about a warranty on a homes roof. The warranty was for only the section of the roof that has a life time rubber roof. Once the warranty was to be transferred to the new owner, the warranty by the installer is now limited to 15 years. Really! Why. When the roof was installed it was to be a life time roofing install. Simply by transferring the warranty coverage, the warranty gets limited to Fifteen years. The roof should have been done completely. Not just a portion of the roof. There are times when the sellers should have called you for a pre listing inspection. But then, in my opinion. Most sellers want the buyers to pay for a home inspection and then see what the home inspector comes up with in the report that the buyers may want to get repaired. The most common of all things is the missing smoke detectors and C O detectors. Although this home did have a smoke detector. It was not properly located and there was only one in the home. When to keep your mouth shut and when to speak up. Wrong is wrong. I have been known to speak my mind. But when it comes to the safety of a family I need to voice my opinion even when the opinion was not solicited. Case in point. I did a home inspection on a home last summer. The home sold but had a few issues that needed to be addressed for the buyer. One of the issues the home had was the Chimney not having a chimney cap on it. This was letting the rain, leaves and birds into the chimney area. In the reoport I had this as an issue. I recommended the buyer have a "Chimney cap" installed for the safety of the fire place and the chimney stack. The home has gable venting and can venting. But what happens when the gable venting is not actually venting anything? Even though the can vents were cut out and installed properly. Furnace install, trust but verify inspection. Desert Sun Inspections. When the sellers of this home was in the process of having the furnace replaced. They called and had a reputable company come in and do the new furnace install. This should have been the best way to go right? Just because you think you are using a reputable company doe's not mean that they are going to install a furnace or any other appliance the right way. Take for instance the furnace install. New Home inspection in Artesia, New Mexico. New Home and the issues. This is a prime example of why even new homes need a home inspection. This home was built by a very well known reputable builder. With that being said. Even the best of builders homes still need to be inspected for the peace of mind when it comes to spending a lot of money for a new home. This home was built in 2011.
