We celebrated the 4th of July in Albuquerque at the "Freedom Fourth" bash at the Balloon Fiesta Park. After a heavy storm that brought hail, we were able to get out. The city had a free Park & Ride that made shuttling back and forth a breeze. We got to the park in time to hear our own Mayor Martin Chavez take to the stage and play for two songs. Over 65,000 people showed in spite of the weather to see the fireworks and rock out with Joan Jett and the Blackhearts. I have to say the city's Cultural Services Department did a great job with this event. It was only one dollar admission, free bus service, and free bottled water. But where exactly are homes selling best? Real estate news in Albuquerque for May, 2007 was pretty good, in many respects.The Albuquerque Metropoitan Board of Realtors reports that home sales increased 12% from April to May, with 1020 sales.  The average price for a single family home in the Albuquerque Metro Area was also up, with a sales price average of $246,062 for May, compared with $243,023 for April. All good news, so far. But there are some less palatable statistics available, too. While the number of sales was up compared to April, it was still below figure for the same month last year. In May, 2006, 1301 existing single-family homes sold in the Albuquerque Metro area, so the number of sales is down almost 22% when compared with the same month a year ago. A glance at the Albuquerque, NM MLS activity for the past 24 hours provides a great snapshot market report for greater Albuquerque area real estate. In the past 24 hours, the Albuquerque area MLS has seen the following activity:As you can see,  over twice as many new listings came ON the market as went OFF the market as "pending" sales going under contract, or as sales actually closing. If one adds the "back on the market" listings, which came back on the market because their sales failed to close, for whatever reason, the figures are even more dramatic. in fact, there are nearly 25% as many properties coming back on the market because they failed to close as their are properties actually closing.
