I was reading a report and it was mentioning the states most effected by foreclosure and the were rambling off things like 1 out of 84 homes in Las Vegas was FORECLOSED ON!!! This being said people need to realize that these are actually old statistics. It takes in NJ around 1 year to 2 years of not paying your mortgage before the sheriff comes knocking on your door. In another 2 years I believe that these stats will not change . Id like to see how many LIZ PENDENS are filed every month....now that's a real time statistic. The stuff the media is reporting on relates to people who started having hard times a long time ago and were eventually foreclosed on. People should take into account that so are many people who stopped paying their mortgage this month and we won't see a report on tha...

How's the real estate market in Toms River, NJ, this week? As the saying goes, "All real estate is LOCAL" and despite the dismal headlines over the last few weeks, sales of Single Family Homes in Toms River continue to surpass our neighbors! It is still a phenomenal "Buyer's Market" with an abundance of inventory, low home prices and record low mortgage rates. This week; new listings DID NOT outpace the number of homes absorbed (sold)! We will need to keep our eyes on this to see if a trend develops...otherwise, the market will continue to favor the buyer and this "Extreme Buyer's Market" will be here a while.    What is there to say about last week? Well on Tuesday it started off great and was all a down hill blood bath in the Mortgage markets for the rest of the week. with a few numbers that came in a bit stronger than expected and lack luster auctions we saw Fannies lose 23/32nds by the close on Friday which was the worst weekly loss we have seen in months. This will reflect in higher mortgage rates when the weekly number is released on Thursday. This week will tell us if the 60 year low in rates is over, or if we will see a little rebound in the credit markets. Dang, I am LATE!  Sorry but this week seems to have gotten away from me.  Holidays and vacations always seem to dump a little extra on you, don't they? Last week started off great and ended up tossing away most of the earlier gains with some stronger than expected reports. by the end of the week Fannies were only up 2/32nds which pretty much is an "unchanged" after a bumpy couple of ups and downs for the week. This week started off great with a big gain on Tuesday, but there isnt a single smoking gun to look for in the calendar.    Last week spent most of the week FIRMLY in positive territory only to see most of the weeks gains washed away by a sell off on Friday. By time the dust settled at the end of the week Fannies managed to hold onto meager gains of 6/32nds. This week begins a new month and with a new month comes some fresh data. To further confuse things this fresh data comes ahead of a holiday weekend.  Here is this week's calendar: MondayAugust 30: July personal income expected +0.3% Spending +0.3% and PCE+0.1%. The true numbers ended up with Income +0.2% spending up 0.4% and PCE in line at +0.1%. This news was taken well by the credit markets at least, and we saw a big gain on the day of 18/32nds.    Over all Rates have stayed near all time lows and we can still lock in a 30yr fixed in the LOW 4's with no points for highly qualified buyers. The market did lose 7/32nds last week and if you take a peek at Freddie's weekly report, that was enough to see a noticeable pop on that weekly average, yet we are still at crazy low levels with affordable prices to match! This week has a laundry list of info and auctions for the market to digest: Monday August 23rd: Auction $1 of the week with the Treasury selling $7 Billion in 30 year bonds. These were inflation based and the auction participation was great enough to make the Mortgage market happy and we currently are trading high enough to wipe out most of last week's losses.   Well I am back from vacation, Sorry I missed last week's post, but occasionally I need a break to maintain a little Sanity!  Last week bounced with a few big swings but ended up being darn close to even as the dust settled on Friday afternoon with Fannies only losing 2/32nds at the end of the week.  What does that mean? Well It truly means we are currently offering the LOWEST RATES EVER! I cant even say "mid 4's" any more. Many of our clients are locking in to rates in the Low 4's and on 15 years we have actually seen rates in the 3's! It is hard to imagine that we have fixed rates in the 3's and 4's.   Last week was a good one for interest rates with Fannies gaining 20/32nds by the end of the week over all the excess supply in the form of the auctions went well and was absorbed and there was enough mixed signals in the economy to keep stocks week and the credit markets strong.  We are still Solidly in the mid 4's on a 30 year fixed for well qualified buyers..   After 5 straight weeks of lower rates we finally had a week where we lost a little ground with Fannies losing 6/32nds by the end of the week. That isn't much at all and we are still locking in 30 year fixed rate mortgages in the mid 4% range for well qualified buyers. You also have to expect a little profit taking here and there since the price of a bond or mortgage has to go up for the yield to go down, so the bounces from day to day and week to week are not surprises at all.  Interest rates are a moving target and they change at least daily.  There have been numerous blogs this week that discuss pregnancy and the inability to get a mortgage. The blogs make it seem as if banks are sending pregnancy test kits with the disclosure documents and after reading more than one blog, and the comments, I felt the need to set things straight. WE DO NOT even ask the question!!! First off this has nothing to do with pregnancy. There is nothing new here at all.  We are talking about good old fashioned mortgage guidelines that have been around for decades.   Last week marked the 5th straight week in a row of improving rates with Fannies trading up 16/32nds for the week bringing interest rates down to the lowest levels I have ever seen, and probably lower than most of our parents have ever seen with 30 year fixed rates in the mid 4's. Last weeks Auctions went well and the 30 year auction actually went off better than expected. For the most part the inflation numbers were in line with expectations and retail sales were weaker than anticipated.  Keep in mind that there is not just one rate these days, and 4.5% is not available for everyone.  There is a lot that goes into individual rate quotes. We did get a bit of mixed news that caused some back and forth bounces for the week, but we still ended the week with Fannies up about 7/32nds helping to solidly keep interest rates at the lowest point in GENERATIONS... Crazy low rates today, We have been locking 30 year fixed rates for highly qualified buyers in the Mid 4's....  Yes, you heard it Correctly: We have hit Record Lows for Mortgages Last week interest rates continued to improve slightly with Fannies gaining 9/32nds for the week keeping rates at historically low levels. All I can say is "WOW" every time I lock in a 30 year fixed rate in the 4's.  My advice has been to lock it in and don't look back, these are truly generational lows that we probably will not see again. The minute that the economy shows sustainable growth rates will pop like the fireworks you saw last weekend.  Last weeks "biggie was the employment report which had some mixed news. At first it looked good (which is bad for rates). Congress sent President Barack Obama a plan to give homebuyers an extra three months to finish qualifying for federal tax incentives that boosted home sales this spring. The House approved the measure Tuesday, and the Senate approved it Wednesday night. Obama is expected to sign it.
