ENERGY EFFICIENT MORTGAGES- How do they work? An Energy Efficient Mortgage is a useful option for people buying or refinancing a home that is in need of upgrades such as new Central A/C, fuel efficient furnaces, insulation, new windows, etc. Some of the benefits include the ability to include the cost of the upgrades in the new mortgage amount without affecting loan to value, down payment requirements, or debt ratios. If the home you are considering purchasing needs new air conditioning or heating, this may be the perfect program for you. If you have a home in need of upgrades & are considering refinancing- you may want to inquire about this feature, it could benefit you by being able to do a rate & term refinance to reduce your rate and still cover the cost of the repairs- with FHA loa...

Friday Morning would have been the time to lock in if you had a crystal ball!  We hit just about the lowest ever on Friday morning after a strong week, but that quickly evaporated Friday Afternoon and the credit markets sold off as the Stock market rallied above 11,000 ahead of the long weekend. By the end of the day Friday we lost 14/32nds on the day, but were still ahead 12/32nds for the week, so over all another good week in the mortgage world. This week is a short one since the Credit Markets were closed for  Columbus Day. There is a handful of data to chew on, but keep a close eye on the Auctions this week. Here is the Calendar: Monday October 11: Stocks were trading on Monday, but the Credit markets were closed. Tuesday, October 12: Treasury Auction with $32 Billion in 3 year n...

Who will you listen to? Don't be a "Little Jimmy"! With all the misinformation being disseminated by the various media outlets (including the National Association of Realtors), it is no wonder that today's home-buyers and home-sellers, in Toms River, NJ, don't know who to listen to! The NAR just released their latest, Existing Home Sales Report, which shows sales of existing homes in August 2010 were 19% below sales in August of 2009. What almost everyone has forgotten, or doesn't bother to read further than the first paragraph, is that August of 2009 was 90 days prior to the expiration of the Original Home-Buyer Tax Credit! So, what are the facts today? Most "experts" agree that home prices have returned to levels unseen since October of 2003. AND, even the "Castaways on Gilligan's Islan...

"Get Informed"  Public Meeting to be held Wednesday, Oct. 6, 2010 at 6:30 pm at the Quality Inn, 815 Rt. 37 West, Toms River, NJ The EPA added the Ciba-Geigy site in Dover Township, New Jersey to the Superfund National Priorities List on September 1, 1983 because of harmful chemicals found in the soil and ground water.  The 1,400 acre Ciba-Geigy site located in Toms River, Dover Township, New Jersey contained a facility that manufactured dyes, pigments, resins and epoxy.  Sludge and processed waste were disposed of on the site and seeped into the ground water, contaminating it with volatile organic compounds (VOCs), which are potentially harmful contaminants that can easily evaporate into the air.  Site ground water flows east toward the Toms River and adjacent wetlands.    The Township...

Is it just me, or does it seem like the year is flying by like a speeding bullet? I cant believe it's October already!  Well Last week we ended up with a pretty positive week again with Fannies gaining 9/32nds by time the bell rang in the credit markets on Friday afternoon. We managed this gain with some mixed news on the economy, and with GDP being stronger than anticipated. The best news was the auctions all being solidly bid, with the 7yr being the strongest bidding since 2009. As it stands now Fannies are trading with in spitting distance of its high of the year putting rates darn close to their all time lows.  This week we have two huge numbers on the calendar: Monday October 4: August Factory Orders anticipated at -0.4% actually ended up being reported a tad worse at -0.5% which...

Last week was another positiveone for mortgages with Fannies gaining 11/32ndsby the close on Friday. An interesting trend I have seen over the past 6 weeks... We have had a significant sell off on the past 6 Fridays, with a bit of a rebound every following Monday.  It appears that there is profit taking at the end of each week going into the weekends and buying on Mondays when traders return for the week. The big news last week was partially the home sale numbers that looked strong on the surface, but are still at historically low levels, and Fed Comments.  The FOMC meeting went off pretty much as expected but they did hint at buying Treasuries and said they are prepared for additional accommodations if necessary. This week has its share of news that will bounce things around, here i...

Last week was another bouncy week in the market. The past 3 weeks have all started off the same: Great day on Monday typically gaining back all of Friday's losses and then a sell off at the end of the week. Well last week was more of the same, but this time we had a small gain of 5/32nds for Fannies by the end of the week. Both PPI& CPI were stronger on the headline number but weaker on the more important Core Rate than anticipated, yet we still lost some ground with these reports at the end of the week. This week has its share of potential bumps and grinds: Here is the calendar: MondaySeptember 20th: No news day today, the strange part of today is the mortgage market has managed to gain a few 32ndseven with a pretty healthy rally in the Dow. It doesn't make a lot of sense, but I'll t...

Many people shop the market for months and look for the best deal....bank owned and short sales are not all peaches and cream. So the person who made the accepted offer on this home got everything they wanted and the sellers were very easy going. The transaction is going nice and smooth ,a far cry from what you hear and read about. Great right!!! yes its fantastic, except for the fact that these people spent the better part  of a year looking for that sweet deal 2 contracts and homes later they make a nice deal with a nice seller but until then it was wasted time and money between attorneys and home inspections not to mention the stress that people take on when trying to make logic come out of a seller who has not paid their mortgage for 2 years...many those people have already given up ...
