by Jim Flanagan on April 6, 2011 in Uncategorized Single Family Homes in Toms River (First Quarter 2011):   Toms River Real Estate-1st Quarter 2011 This chart displays the sales and inventory of Single Family Homes in Toms River, NJ.  The high-lighted area focuses on the first quarter of 2011.  As we can see, sales dropped in February before spiking in March but the supply of homes for sale spiked in February and dropped in March (despite the current inventory increasing by over 120 homes)!  Both of these factors could be attributed to March traditionally marking the beginning of the “Spring Selling Season”, when we historically see more homes come on the market in anticipation of more buyers entering the market, and January being the “snowiest” month in New Jersey in over 60 years.    Last week's mix of Auctions and employment reports ended up being almost flat with Fannies losing only 1/32nd for the week by time the bell rang on Friday afternoon.  The big news was the drop in the headline number for employment with a click down to 8.8% with more jobs created than anticipated.  Even on the positive news we did see the credit markets close up for the day just about erasing the loses for the week leaving Mortgage rates just about unchanged from the previous week, unless you consider the new Loan Level Price Adjustments that kicked in April 1st... which raised just about all quotes by about 25bps. When a consumer does not pay a debt for a period of time it often turns into a collection account. You can have collections from debt owed to credit card issuers, medical professionals, libraries, schools, service providers, insurance companies, vendors, and more. Each type of creditor can have a different time frame in which an account might be sent to a collection agency.    In last week's Tug-O-War, Stocks won and the credit markets lost.  By the end of the day on Friday Fannies lost 22/32nds for the week, the biggest lost since February 11th.  Of course as a trade off we have the Dow WELL over $12,000 again.... and if you have been keeping up with my reports, you will be well aware that Good news is BAD news for interest rates. This week has a good mix of auctions and data, We have $99 Billion in treasuries to be auctioned off this week, here is the calendar.    Last week gave us a little more improvement in rates with Fannies gaining about 18/32ndsfor the week we are firmly below 5% for many buyers shopping for a 30yr fixed rate mortgage.  Today the marked did try to give much of that back as stocks were rallying all day and that created a bit of a sell off in the Credit Markets. World issues continue to be the fuel for the markets. Today's moves were partially on news that Uncle Sam will begin selling its mortgage backed securities, which is a bit scary since they hold over $1 Trillion in mortgage backed securities. I also think that we saw a rally in stocks today over news in Libya.   After a bouncy ride last week we ended up the week UNCHANGED. That's right, absolutely no difference in price of Fannies from the close the previous week, That doesn't mean it sat flat all week, Tuesday was pretty ugly, but Wednesday and Thursday had great results for the 10yr and 30yr auctions and big gains on both days. The Toms River Planning Board has approved a project consisting of a 53,000-square-foot shopping center, two 25-unit apartment buildings and 200 townhouse units north of Cox Cro Road on Route 9.    Last week did end up being a bumpy one, but as the dust settled on Friday afternoon we ended up with Fannies being unchanged for the week. For the most part we had mostly positive news last week With both ISM numbers and the employment data all being quite a bit stronger than anticipated. This just shows how the market can be hard to predict, and how much influence the global issues can have on our credit markets. The Flight to quality we have seen over the past 3 weeks has helped to bring rates down quite a bit even with some strong economic data, so be cautious... these low rates will not last forever.
