As you begin preparing to sell your home, here are a few steps you need to make early in the process. First, if there are any repairs necessary in your home, make them now, before you list the home. Things like leaky plumbing, stained carpet, or broken windows need to be in working condition before you show your home.  You may want to consider making improvements that will increase the value of your home, depending on your time frame and budget. Some home improvements - like a new front door, for example - that will help to sell your home faster and will increase the price you get for your home.  Educate yourself on the home selling process. Here is a link to a free video called "Preparing your home to sell." It's filled with information that can help you make decisions about what to d...

Cranford, New Jersey, is a beautiful place to live and work. Like most towns, it shows off its beauty with the change of the seasons, and spring is no exception. A recent tour of the town revealed these beautiful vistas - check out the train trestle, the downtown stores and restaurants, and the budding trees. Don't forget Union County College and Cranford High School, as well as the Dreyer Farms, the only operating vegetable farm in Union County. If you love Cranford as much as we do, give us a call and we can help you find the perfect home this spring!

Conventional wisdom may tell you that winter isn’t a good time to sell a home, but that doesn’t hold up for this winter in Cranford! 12 Homes sold in Cranford this January – that’s 50% more than sold last January.  The number of total listings in January, 2013, was about 25% fewer than in 2012 also, which adds to the sellers market that Cranford appears to be entering.  Open houses this winter have been crowded - buyers certainly seem to know that this is the time to buy. With mortgage rates beginning to go up just a tad (see Mortgage Rates - Where are they Now?), there's a certain element of excitement and eagerness among buyers that hasn't been there for a long time. The average home that sold in Cranford this January was on the market for less than 3 months.  Slightly higher than las...

If you’re buying or selling a home in Cranford, NJ, here are the details you need to know! The real estate market in Cranford experienced a very high inventory this summer but things have slowed down a bit lately with the inventory dropping significantly in November to be the lowest of the year.  Things could be tough for buyers in Cranford right now as the supply is relatively low.       Homes were selling fast this summer in Cranford this summer with an average Days On Market under 40. Coupled with the high inventory, this was a busy summer real estate market in Cranford. Things slowed down this fall and now homes are selling slower – on average, it takes more than 80 days of showings to  put a house under contract.          Homes in Cranford sell for an average of about $365,000, but...

Cranford, NJ, is a lovely town in central Union County and is home to roughly 23,000 people.  The real estate market in Cranford has remained healthy throughout any dips and twists that the rest of New Jersey has taken. A sharp decrease in inventory over the summer, leading to a corresponding increase in prices as shown in the graphs below.     These two statistics together lead us to the absorption rate. The absorption rate of a town is the number of months it would take for the current inventory to be sold off at the current rate of sales. In Cranford, the absorption rate has been dropping since late spring and has only just begun to increase with the predictable and typical autumn decrease in sales.  The absorption rate is the data upon which real estate professionals identify a mark...

How do additional bathrooms or bedrooms affect market value in Cranford?     In all, 164 homes were sold in Cranford from January 1-June 30, 2012. The details of these sales were analyzed to determine how the number of bathrooms and the number of bedrooms affected sales price. The most obvious statistic is that the more bedrooms a home has, the higher the sales price. 2 bedroom homes sold for 50% more than 1 bedroom homes, and 3 bedroom homes sold for nearly 52% more than 2 bedroom homes. Above 3 bedrooms, however, the sales price increased by about 24% for each additional bedroom.   Nearly 50% of the homes sold in Cranford are 3 bedroom homes, and about 30% are 4 bedroom homes. Increasing the number of bathrooms in a home improves sales price also, but not nearly as much as increasin...

Team Zuhl had a great evening recently at Mizu Sushi at 103 North Union Avenue in Cranford. The menu is interesting and robust, the service is pleasant but not overbearing, and the food was fantastic!  There are dozens and dozens of appetizers to choose from, including salads and sushi. For entrees, there is an extensive vegetarian menu including 11 vegetarian rolls as well as 56 sushi rolls - some very traditional and some rather exotic like the Out of Control Roll (chilean sean bass, avocado, and soy pepper) and the Strawberry Heaven Roll (spicy kani with straweberry and mango sauce). The kitchen menu is varied and includes an extensive tempura menu and a hibachi menu with plenty of noodle choices. This is definitely a place we could visit often and never get bored!
