Cranford, NJ Real Estate News

Well here we go again. I had reported a few weeks back that the inventory in Cranford NJ of homes for sale had topped the 80 mark. Now, we have dropped back down to 69 homes on the market in Cranford, and buying activity strong, after the weather warmed up following our flooding noreaster. If the inventory levels drop significantly, and the buyers remain present, our market will remain a healthy one for buyers and sellers alike. There are currently 81 single family homes and 5 multi family homes on the market for sale. These numbers have risen substantially in the past month as the spring market has picked up. Last month, there were only 57 listings for sale at this time. Inventory levels are much higher than before, giving buyers more options when selecting a home.Although prices and demand in general have trended lower, Cranford still remains an appealing option for many buyers, which has enabled homes to sell quickly if they are priced properly. Multiple offers are still a possiblity for competetively priced homes. However, with so many new listings, I expect days on market to rise for homes that are priced too high. There were 10 properties that closed in March in Cranford, the average selling price was $459...

As promised, here is the weekly update for the Cranford Real Estate Market. Last week, I reported that there were 72 homes for sale, and few weeks prior, we had broken 60 for the first time in several months. There are now 80 homes on the market in Cranford, which is good news for buyers who are ready to start touring homes this spring. I anticipate that this number will continue to rise slightly over the coming weeks, especially as the weather gets even warmer. In just under one month, the inventory has increased 33% from 60 homes to 80 homes. Keep checking back for updates. As promised, here is the weekly update for the Cranford Real Estate Market. Last week, I reported that there were 65 homes for sale, and the week prior, we had broken 60 in several months. One week later, there are now 72 homes on the market in Cranford, which is good news for buyers who are ready to start touring homes this spring. I anticipate that this number will continue to rise slightly over the coming weeks, especially once this snow melts, and viewing homes becomes a more desirable way to spend a Saturday or Sunday afternoon in New Jersey. Keep checking back for updates. I am working from home today with CNBC on my TV in the background, and it seems every other segment is about either the housing "bubble" or sub prime mortgage companies collapsing. Today, I heard a new term called alt-A loans or something, which I guess describes a lot of the stated income and asset programs for people with good credit. I am intrigued by all of this real estate talk on a business channel, and it just strikes me about how important my job is to my clients. With all of this press, and much of it horrible, what is a consumer to think? While I certainly advise each client to discuss their financial health with the people they trust so they can make the best decision, ultimately, they are relying on me for advice regarding what to offer on a home, or what to list their home ...

Trends are very important, and for the first time in several months, the inventory of homes for sale in Cranford NJ has risen above 60 active listings. Why is this significant? Well, maybe it isn't in the short term, but it definitely shows that for the first time in several months, the number of listings is outpacing the number of homes going under contract.Needless to say, I am keeping an eye on this for all of my buyers and sellers, so that I can properly advise everyone and position their homes or their offers in a way that will best serve their interests in this ever changing real estate market.Keep checking back for updates as the market conditions change. There are currently 57 single family homes and 5 multi family homes on the market for sale. These numbers have stayed relatively stable over the past few months, with an equal number of sales and new listings. I expect this price softening trend to continue for the next several months, with buyers willing to pay a fair price for homes, and disregarding homes that are priced considerably above market value. There were 10 properties that close...

Many of you know that I have been involved with the Cranford based Celebration Singers since the fall, and I am adding to my community involvement by becoming a board member for the Cranford Repertory Theater. We are planning to do our grand re-opening show in the Fall of this year with a play. I am thrilled to be a part of the board for CRT, and I look forward to contributing both on stage, and behind the scenes with publicity, networking, and brainstorming. According to www.cranford.comThe "Cranford Crossing" condominium and retail development project will be leasing the 50 residential units, and not selling them, as previously thought. For the past several years, one of my clients was on the VIP list to buy one of these units for her mother who was downsizing, and she found out yesterday that these are no longer for sale, despite the letter she had received in September indicating that sales would begin in October. If you have any questions about the Cranford Crossing, you can log onto the website of the developer at:www.westminstercommunities.com

The real estate market in Cranford, NJ has adjusted in a similar fashion to surrounding towns, with prices easing off historic highs at a rate of about 6-9% from one year ago. Recently though, homes have sold at a faster rate - especially in December. This decline in inventory has made sales more brisk, and the next few months will be critical for the price trend. If inventory remains constant, the prices should remain stable. If inventory rises to mid- 2006 levels again, we can expect the gradual pricing declines to occur. There are currently 58 single family homes and 7 multi family homes on the market for sale. These numbers have stayed relatively stable over the past few months, with an equal number of sales and new listings. Inventory levels are much higher than before, giving buyer...

For the 12 month period ending January 31, 2007 as compared to the 12 month period ending July 2006, there are some clear signs that the real estate market in Cranford, NJ has continued to correct from record price appreciation, and a polarized seller's market to a moderate buyer's market and flat prices to slight price decline.Average Days On Market:12 mos Ending 7/2006: 4412 Mos. Ending 1/2007:  54List Price to Sales Price Ratio:7/2006: 98%1/2007: 97%Total Listings Activated in MLS7/2006: 12831/2007: 1145While these figures definitely support a more balanced and normalized real estate market, over the past several months, the amount of buyers and sellers has remained relatively equal.
