  FHA loans seem to be one of the main choice of mortgages in the last 24 months or so. There are many reasons for this. What I hate hearing is that FHA mortgages have taken the spot of the subprime loans. This is not true by any part of the imagination. New Jersey real estate professionals will soon join the country in offering rebates or what some may call inducements.  This practice is already accepted in some form throughout the US.  For instance in Pennsylvania I can openly advertise that I will give any seller or buyer an incentive to choosing me as their real estate professional.  In PA I can even offer a prize to individuals who attend my open house, a gift card, flat screen tv, trip and so forth...  It appears as if NJ regulators will not be so liberal in what and how a rebate will be offered.  However I'd like to know if you are a consumer will a rebate of some sort motivate you to choose a professional?  If you are licensed real estate professional do you think this is good for your business?  How much of an impact will this ...

  I recently started growing a full beard.  You know....It's the winter.  I have no hair on my head and if I ever go skiing, it will keep my face warm.   Plus my wife likes it (its her preference actually).  Those all sound like good excuses.  I am not sure what I think about it. I have visions of looking cool with the stubble look like Don Johnson.  Or maybe I could grow a really long beard like Abe Lincoln.  Yeah, that's the ticket.  But every year, I usually get the same reaction from at least 2 people WHAT IS THAT GROWING ON YOUR FACE@!! Usually before the end of the winter, its not long enough to look like abes.  My hand is not steady enough to trim it like Don Johnson......so I just shave the whole thing off and move on.   Now is the time for you to vote.....which look do you like...

Well we have come to end of 2009.  It's time to look at the home sales for 2009.  The table below shows the homes sales in Old Orchard have been pretty brisk.  The average Old Orchard home sold for 96% of asking price took an average of 3.2 months to sell.  What does this all mean?  Homes that are priced right are selling quickly.  Does this mean that every house that is listed for sale will sell quickly? ABSOLUTELY NOT!   How many of you feel lost out there or even get help from someone such as a realtor letting you know that they can have their mortgage loan officer help you with your loan, yet you could still be lost. Not all referrals are good ones, just food for thought. I know this, because I have seen it happen more than it should, after a borrower comes to me after they had used someone else that was recommended. No, I am not perfect. But there is a lot more than just telling a borrower a rate and costs after looking at a credit score. Well we have come to end of 2009.  It's time to look at the home sales for 2009.  The table below shows the homes sales began to pick up during the second half of the year.  The first home sold at the end of July.  However, since that time,  8 additional homes have sold.  The average Point of Wood home sold for 96% of asking price (without any seller assistance) and took an average of 3.7 months to sell.  What does this all mean?  Homes that are priced right are selling quickly.  Does this mean that every house that is listed for sale will sell quickly? New Airline Security Procedures December 2009 The Transportation Security Administration (TSA) implemented new security policies following the attempt to bomb a Delta flight on Christmas day.
