Who would have thought that the popular burgers served at Rittenhouse Square’s Rouge would become so popular that they would need their own place to call home? Another home SOLD! Who Wants To Be Next? Who else wants to sell a home in Cherry Hill, NJ and vicinity? Believe it or not, homes are still selling in Burlington & Camden County New Jersey.   The first time homebuyers tax credit - Important Tax Filing Information Whether you would be applying for the $8,000 tax credit or the $6,500 tax credit, you need to be aware of a few important pieces of information regarding the tax credit that was extended last year. Important Dates : You have to be in a binding agreement of sale by April 30th, 2010.  And keep in mind, it has to be signed by all parties involved and date stamp. Vacant properties are on the raise in the Philadelphia / Cherry Hill area.  That does mean good values for home buyers, however it also means a good time for homeowners to make a move up. Think, you are a homeowner.  You are still OK in this buyer's market with regard to job, income, equity in current home.  You want to buy up.  You actually need a larger home. It's a buyer's market but, like so many,  you feel can't sell your current home for what it was worth in 2006.  Now what?   Mortgage 101 - How to qualify a borrower       Juggling is an art, wouldn't you agree? Well, so is pre-qualifying a borrower for a mortgage. In my opinion, it takes more than just basic knowledge and simple math skills.   Good Faith Estimates Explained     2010 Good Faith Estimates - Is the new form better?  If so, for whom? Can it be more confusing? What is different from the new Good Faith Estimate than the old Good Faith Estimate?  I will be talking about some of the pros and cons in this post. Key Point - The new Good Faith Estimate went into effect on January 1st, 2010.  This form is still not 100% clear as of yet, hence why you don't see too many people writing about it.  Overall, in my personal and professional opinion, I think HUD did a losey job when constructing the new Good Faith Estimate.   FHA credit scores to 600 – USDA credit scores to 600 – VA credit scores to 600   IMPORTANT information that you need to be aware of in regards to lower credit scores – 580 credit scores to 619 credit scores   Low Credit Scores - You hear so much talk still out on the street about some mortgage companies that can do low credit scores down to 500, to 550, and to 580. There are some very important tips and information that one should be extremely aware of when speaking to a loan officer that says they can do such scores.
