Oftentimes, we hear fantastical stories about recently sold homes. Maybe your neighbor fielded several offers after only one day on the market. Or you heard about a friend of a friend who sold their rundown property for tens of thousands over their asking price without putting any effort into fixing it up. Unfortunately, these tend to be the exception rather than the rule. Yes, the Westfield area real estate market still favors the seller, according to Realtor.com. However, a home seller needs to keep an eye out for "fake news" when they put their property on the market. Otherwise, they might end up very disappointed.Misleading "Facts" for the Home Seller in Today's MarketYou Don't Need to Fix It UpYou may have heard that buyers will purchase a Westfield area home no matter what shape i...

One of the top priorities when getting your Westfield area property ready to sell is to get rid of the clutter. This helps prepare your home for staging. Remember, staged homes sell faster and for more money than unstaged ones. However, clearing your space with intention performs double duty. How? Organizing your "stuff" not only clears the clutter, but it also helps you when it comes time to move. Use these decluttering tips when preparing to list your home for sale.Decluttering TipsStart Right AwayFirst, start the declutter process right away. It might surprise you how long it takes to go through personal items, memorabilia, etc. The sooner you begin, the less stressed you will feel about meeting your home listing deadline. Also, simply start in one room and work your way throughout t...

Valleybrook Blackwood NJ | Valleybrook Golf | Valleybrook Homes For SaleApril 2022 showed the market for Valleybrook is still strong! We are still seeing well over normally sold prices in the entire development and only 13 days on market until pending. However, I do see a slowdown of some type coming. I also believe home prices may drop, how much, I can't tell, but with interest rates climbing into the 5% range and the feds raising the rates again, we can expect some sort of shift in prices. Across the board for the country, mortgage applications dropped nearly 40% from April of 2021. While I wouldn't panic yet, If you are considering listing your Valleybrook home, i'd consider doing it pretty soon to maximize your return. These are just my opinionsContact Dave Sulvetta via email Dave@D...

I represent taxpayers in Mount Laurel, New Jersey with back tax debt. So, why does IRS take payroll taxes very serious? Think about it this way: You are an employer with 2 employees.  You pay your employees $20,000 per year Your employees are in a 10% tax bracket for example Your employees must pay $2000 each in income tax to the IRS Let's say you pay your employees every Friday. You withhold $384.61 from your employees paycheck each week With this information, you the employer is taking taxes out of your employees' check and must send it to IRS, but instead you don't. At the end of the year, when you the employer send your employees their W2s stating they have paid $2000 in taxes, but IRS have not received any payment from you. Now there is a big problem because you are keeping your em...

You listed your Westfield area home for sale and received multiple offers for it. Congratulations! Many sellers dream of being in your position. Now, the hard part. You must decide which home offer to accept. (An embarrassment of riches, right?) Sometimes, however, the highest price is not the best offer. Consider these other important factors before making a final decision. What to Focus On When Considering a Home OfferContingenciesMost of the time, buyers include contingencies with their offer. These are conditions that must be satisfied before closing in order to complete the sale. Common ones include an appraisal, home inspection, loan approval, and sale of the buyer's current home. If a contingency is not met by closing, the buyer can walk away with their Earnest Money Deposit in ha...

As I came up with the idea for this post, and started to put it together I realize it sounds like I am anti Association...That is not true, but there are things to be aware of when purchasing a home the is in an association.Beyond some of the obvious items that include rules you must abide by, assigned parking, and use of your property there are some less obvious things that you need to consider when buying. Hidden Fees: While not actually hidden, they are more of an "unknown" you need to ask about. Most associations have fees to join. The most common one is a Capital Contribution which can range from a few hundred to a few thousand dollars. While this can be painful when you buy, as an owner they will help to keep the association healthy in the future. In addition, if you are buying a ...

Being named one of the best places to live in New Jersey is not enough. When you’re getting ready to list your Westfield area home, it is of the utmost importance to ensure that you are showing it in its best light. Taking time to highlight its strengths and fix up some of its possible weaknesses can make a big difference in how fast it sells. Here are the top four recommended repairs to make before you list your home. What to Repair Before You List Your Westfield Area HomeRepaint WallsGiving your home a fresh coat of paint before you list is one of the most cost-effective ways to spruce it up. Generally, it can also be a do-it-yourself project. Make sure to cover any walls with scratches and chips. Then consider updating any accent walls with a more neutral coat.Repair FloorsHardwood fl...

I represent taxpayers in Mount Laurel and rest of NJ.If you are a member of the gig economy, you are not alone. Millions of others have made the same choice, voting with their feet and their time, and leaving the world of traditional employment behind.Step 1 -- Start As Early As PossibleIt's always a good idea to start your tax planning early, but it's even more critical when you are self-employed or a member of the gig economy. If you are used to getting your taxes done in an afternoon, you have a serious wake-up call in front of you. If you do not start early, you might not finish on time.Keep in mind that you may not be able to file early, as it likely will take some time to wrap your head around the complicated tax laws, find the right tax professional, research deductions and ensur...

Do you always find yourself scrambling at the last minute to file your taxes? You only have 17 days until this year's April 18th filing deadline. But do not worry. This year, you might feel fortunate to have procrastinated. Why? Well, if you sold a Westfield area home last year, you still have time to claim these home seller tax deductions.Home Seller Tax DeductionsCosts Associated With the Actual Home SaleStaging fees, escrow fees, agent commissions, etc. You paid somebody to spruce up your curb appeal. Maybe you performed a home inspection before you listed to avoid any unpleasant surprises during escrow. Any money you spent on these and anything else associated with the actual sale of your Westfield area home may be tax-deductible.Improvements/RepairsPerhaps your property needed some...

First off... I have spent almost 35yrs in this crazy business in a predominantly zero point market place in NJ.  In English: We don't pay points here (not often at least)If you have not been paying attention we have had a pretty solid 2% increase in rate since the end of 2021, and even more if you go back a year or so.  It is rare that rates move that quickly, we hit 5 much faster than we thought we would and it is looking like 6 will come this year as well. When interest rates make fast moves like that we experience "Price Compression" where interest rates stack on top of each other. While this does happen often and it can become cheap to buy the next eighth, it usually is short lived.  In today's market you can often grab at least 1/2% improvement in rate for 1 point for a conventiona...

I specialize in helping taxpayers in Mount Laurel and the rest of New Jersey who owe $10,000 or more to the IRS or have years of unfiled tax returns.Tax time is not fun, but reaching the end and finding you owe money is even worse. If the results of your tax preparation activities are less than optimal, you might think the only choice is to write the check, but that may not be the case. However, depending on the circumstances and the time of year you’re reading this,  you may be able to trim your tax bill now, before you file and write that check. Here are some possible ways to trim the high cost of filing taxes and keep more money in your pocket.Boosting your year-end 401(k) contribution might not help you for 2021 but planning ahead is always key and for 2022 you still have time to inc...
