Are You Ready For Some Football?!?!?!?! Do you love football?  Are you a New England Patriots fan?If you live in the Portsmouth NH area and are looking for some Super Bowl fun for this coming game on Sunday, Feb 3rd, there are lots of options for you!  How great is that?!?!?  I read an article recently that was talking about the cost going to the Super Bowl this year, and they compared that cost with the cost of the median home in some states back in 2000, per the US census.  That median price was $133,000.  Did you know that you, and 9 of your closest dearest friends could go to the Super Bowl this year, and watch the game in style in one of the luxury boxes for just a mere $30,000 more?  A little too rich for your pocketbook?  It certainly is for mine!  Another article I read said tha...

We've all heard the latest news about the Federal Reserve dropping rates.  And I know there are plenty of home-buyers out there wondering just what that means to them at this point.Interest rates are now the lowest they've been in the last three years - how great is that??!!?  Plenty of buyers have been trying to time the market, and that is a VERY difficult thing to do.  Are the prices going down more, will the interest rates go down any more - what should I do...these are things we know buyers are thinking right now because we get the phone calls and emails asking just that. The plain and simple answer is - we just don't know!  We can make predictions based on facts and figures from the last few months, and those can indicate trends.  But at best, those are educated guesses. Here's what...

I know the majority of america is freaking out about our nations economy right now, and some of it is rightly deserved, but i think the majority of americans have some misunderstandings about what it actually means.  A recession is when the economy has two quarters of downward growth in a row.  Can this have some negative affects?  Yes, but what you need to keep in mind is that recession doesnt mean depression.  Since the great depression during World War II, there have been 10 recessions and although people have struggled, they have made it through rough times.  Most importantly, the longest recession only lasted 15 months, so there should already be an end in sight if you look at how things have corrected themselves in the past.  What does this mean?  Much cheaper home prices ac...

Here we are again in Portsmouth New Hampshire, getting hit by ANOTHER snowstorm!  At this point, none of my clients who've relocated here this past year are believing what I told them when I first started working with them when they'd ask about how much snow we generally get here in the Seacoast each winter - and after the snow we've already had so far this winter, I can see why they're wondering! Until yesterday, we had bare ground with just spotty patches of snow here and there, and of course the snow hills that had been piled up in parking lots around town.  But nice bare ground, which was VERY nice to see!REALLY - we really do get far less than this on average each winter!  And just to prove that point, the snow budgets in the towns around me are pretty much spent, and we still hav...

I am ecstatic to announce "Cottage on Snowflake Lane" won first place at the 2007 Strawbery Banke Candlelight Stroll Gingerbread House contest! I just received the certificate in today's mail along with a nice gift certificate to Sunday Brunch at the Sheraton Harborside. My niece Clara and I were not even able to attend the Stroll this year and vote due to holiday scheduling. Sorry I do not have pics of all the winners. What a terrific surprise for a rainy Friday morning. Thank you to anyone who did get the chance to attend and voted for our ode to blue candy. The cottage was taken to a local nursing home after the event to be on display through Christmas. This was a record setting year with 43 gingerbread entries to the contest. The list of ideas was endless from the Portsmouth Harbor s...

Portsmouth NH Homes | Portsmouth NH Condos  This past year in the Portsmouth NH real estate market, we saw  a number of interesting things, scattered over several months.  We saw a number of properties sell very quickly, and for close to or at their asking price.  We also saw multiple offer situations from time to time as well. The important part of each of those situations was that the sellers paid attention to what the market was indicating for price, and they priced their properties appropriately for the market at that point in time.                      Sales of Portsmouth NH homes in 2007 topped those sold in 2006.  The total number of homes sold in 2006 was 143 and for 2007, we sold a total of 173 homes. Average sales prices of Portsmouth homes was down slightly in 2007 over 2006. ...

Welcome to 2008! The end of 2007 has come and gone so I decided to only focus on the numbers for this blog. Has our housing market caved in? has the reputed bubble done burst? or not? That is the big question I am asked every day. The final numbers are in for what really happened in our local real estate market in 2007. Remember all real estate happens locally - so if the market somewhere else is in trouble don't focus on it - look at what is going on in your home town.Rockingham County, NH-Single Family Homes2007 Sold 2,675 homes in an average days on market of 134 for a median selling price of $314,514.2006 Sold 2,648 homes in an average days on market of 106.3 for a median selling price of $330,044So for all the media hoopla we saw 27 fewer homes sold in 2007 or less than a 1% change...

So this week I'm over at Hilton Head Island for a little winter getaway. January beach view at Hilton Head Island, South Carolina I've just finished emailing a home inspection contingency release to a buyer after negotiating a cash settlement for some defects revealed during our home inspection back in Knoxville yesterday. I called my buyer via cell phone and instructed him to fax the signed copy to my MyFax email account so I can forward it to the seller's agent who is also back in Knoxville. Since we arrived Sunday I've also scheduled closings for the 3 sales I completed in December including emailing the contracts to all the appropriate parties, I have a second home inspection going on right now for the second sale and the third scheduled for tomorrow. The point of all this is to say...
