A very unique call where they filed bankruptcy 6 years ago left their home for a big bank to foreclose on. Six years later,  he has a new job, has re-established his credit and prepared to close on his new home. His mortgage company halted the clear to close when they learned he had a home in foreclosure. They did not under stand why so many home owners would slam doors on them an dhow many banks did not return their calls when inquiring about them.   What they did not understand is that a home in pre foreclosure most often means the home owner is behind in their mortgage. Is my home over priced? WHY is it not selling? Should I lower it? Those were a couple of the many questions a Manchester NH Area home seller, selling their home on their own as a FSBO was asking when they called this morning. There home has gone unsold. Many buyers have come to see it, but no offers.  It was impossible to answer the callers questions without seeing the home. What is your best advice to a Home Buyer who says they want to wait until prices to come to buy? A MA. agent referred a buyer to me that they were having trouble finding them a home here in the Manchester NH Area. I met with the buyer right away and went over their pre qual letter, locations, price range, their needs and wish list. This First time buyer then said they will buy once prices go down???  As values are increasing at a slow but steady pace here. There is a shortage of homes for sale in some areas. The amount of buyers has been strong and steady. My reply was; "So you are not ready to buy now? Have you seen an increase in calls? I sure have and they go something like this: What is the price range of homes you for sale in the Merrimack NH area? The surprise is often the great difference in price ranges we have here in my area. I love talking about my area so letting potential buyers know we have new homes, old homes, starter homes, upscale homes, retirement homes, condo style homes and elegant estates.    The next question is always: How is the market? We are seeing a steady pace of sales. There is a storm brewing here in the Manchester NH area and has to do with lock box codes. This is a continuation of yesterday's blog where a Buyer wanted to get into a home right away, but she was not ready to buy for a couple of years. She demanded a code to get inside or she would call another agent and have them give it to her. Now i pondered if I would get such a call and it was no surprise when one actually came in. "Mrs. not qualified to buy a home now" actually found an agent to call me to set up a showing for her and was just going to give them the code to go to my listing.      First off I was ready for such a call, as there was no doubt that buyer was not giving up. What is going on with Real Estate in the Merrimack NH area? With 2016 in the books, lets look back at what happened to the market. In the fall leading up to the election we saw a sharp slow down as people held their breathe and waited to see what would happen. When the election ended, it was a collective sigh of relief. Bad things can happen to good people. Many people assume that once they've gone through bankruptcy, a short sale, deed in lieu of foreclosure and/or foreclosure, they can kiss their dreams of home ownership goodbye. Thankfully, this isn't necessarily true. You often think the agent put them in their pocket and forgot. But how about breaking the lock of the front door of a vacant home? This story has no "once upon a time" it is a real life 2017 story of a buyer who saw a home 3 times with their buyer agent, called a half a dozen time with questions and presented an offer on a Manchester NH area home. The home was just listed. It was priced to sell under market value for a quick sale. With 12 showings in 2 days I knew we would get a bunch of offers. I never thought I would be fielding calls about Short Sales so soon. While at a local shopping center, someone picks me out of the crowd and asks if they are seeing things or are short sales increasing again? The short answer is yes, we are seeing more short sales here in the Manchester NH area.   That is not what is so ALARMING though. How long does it take to get an offer on a home cried a Manchester NH area Home Seller. They are not listed with me, but found my Active Rain Blog and decided to cal for some answers. They told me they have been listed for 14 days and no offers. I asked if they even had any showings, "well no, the seller replied." Because they are not listed with me, I am limited what I could say to them. Today I am starting a 10 blog series with the "Top 10 tips" for home owners selling their homes. Some will shock you, some may rock you but all are serious when it comes to selling.
