WHY HAS THAT HOME NOT SOLD? You may see it, homes selling in days in some areas and then the one home that seems to be on the market for ever. Some times it is beyond ones control and for others, there is some one to blame. There are "one of a kind" homes and factors that affect selling.  Some may sound harsh, some may sound like common sense. In the mean time please enjoy my blog based on my experiences here in the Manchester NH area.   TOP 5 SCARIEST Reasons your home will NEVER sell  1. YOUR HOME IS OVER PRICED:Nothing can keep a home from selling more than it being priced to high.  2. THE EXTERIOR OF YOUR HOME IS NOT APPEALING: Many Buyers may drive up to and then right by a home that is not appealing. Exterior paint, landscaping and the way your yard looks all matter. 3. YOUR HOME ...

One of the most active parts of the Manchester NH area Real Estate Market is the MULTI FAMILY and INVESTMENT PROPERTY MARKETS. The fall market has not disappointed. Values have increased greatly this fall. The Multi Family market was turned upside down earlier in the year with Covid 19. The inability of landlords to evict tenants who were not paying rent hurt many landlords financially. However the super strong market has seen many more buyers than their are properties for sale. Those landlords that found themselves behind in their mortgages, have been reaching out to us to sell their properties. Many surprised and elated what the properties value was. The busy fall market does not last forever, so if you are thinking of selling, now is the time. There is no secret that we need more hom...

DO you ever wonder what a home seller was thinking? There are many reasons an agent, buyer or neighbor can think that. Here in the Manchester NH area, the leading way people know who agents are, is by word of mouth. Getting a great review or having a client talk about the great job i did is the leading way i get new clients. As in any field, there is the good and the bad. There is the known and the unknown. There is the experienced and the newbies.  What inspires me to write about this topic today is two "friends" whose choice in agents left me puzzled, wondering and obviously not as close as I thought. In these days of social media you may not see someone, but speak to them once a week or more through social media posts. You think you are close and then see they listed their condo with...

First off what is co-broking? When a buyer agent or transactional broker brings a buyer to your home, it is called co-broking. Here in the Manchester NH area,  we have three types of agents. We have the listing agent which of course represents the seller. We have the buyer agent which of course represents the buyer. We also have what is called a transactional broker, that represents no one, but provides duties to a buyer such as finding them homes to see, showing them homes and preparing their offer. A transactional broker does not offer advice to their buyer. Most often this happens when a buyer is looking for a discount agent or for some reason, does not want a buyer broker. So, how is this hindering home some sales? Here in NH there is a new trend. Quite a few big company or franchis...

What is the cheapest home I can buy? Seemingly where ever I go people are asking me about the Real Estate Market. You know what? I LOVE it. I love listing and selling real estate so i don't mind answering questions. Once we get into the topc of how many homes are For Sale in the Manchester NH area. The next question is often what is the lowest price home in the area?  The answer for Single Family homes is 2 Derry Street. Listed at $140,000 it is a 7 room, 3 bedroom and 1 bath home. It has 840SF of living space. The answer for condominiums is 75 Log Street unit 1h. Listed at $105,000 it is a garden style condo with 4 rooms, 2 bedroom and 1 bath. It has 728 SF. PLEASE NOTE: To see these or any homes for sale in the Manchester NH area, please reach out to me. Let me show you there is a dif...

Everyone was asking what was wrong with a newer home in the Manchester NH that was just listed? An out of town person listed it and listed it much lower than it was worth. It seemed to be coming soon for ever. Then they had an "open house" and required all offers to be in by 9am Monday.  It was not really an open house as you had to choose one of the 8 hour slots available to see the home. They repeated this on Sunday. So 16 buyers would get to see it. It left my buyer out as all slots were filled up. I sold the home next door. I saw the buyer of that home at the grocery store. She did not waste anytime asking me why the home was priced so low. I was hoping the seller had told her why it was so low.  She has a way with people and not being shy, she said she would ask. Fast forward I not...

WHAT is that a picture of you ask? On this older Manchester NH area home, it happens to be part of the electrical system. Built in 1890 this Victorian beauty sits in a desired part of North Manchester. Tree lined neighborhoods. Well kept homes and large yards.  This home was in their family for 70 years. It is now time the owner moves to an active adult community. As I assisted them to find their new dream home, we planned for the sale of their home. Once ready, we placed this desired home on the market. Priced according to condition and it's need for some updates. Crystal clean and loaded with original features makes this home a must have for those looking for circa 1900 architecture. On the listing sheet and seller property information report, it is discussed the home has the original...

What was that? The last week as seen some changes here in the Real Estate market here in the Manchester NH area market. The flood of new inquiries is slowing. The first question was, is it just with me? Was it city wide? State wide? how about nationally? Having many showings on a couple of my new listings, it gave me time to talk to many buyer agents and what they are seeing. It is state wide.... It is unknown if it is something just here in NH or others are seeing a change too. The first thing I gather, is it is no time to panic. Our typical fall market in NH starts out like an explosion and slows as it gets colder. Many buyers and sellers want to close before winter arrives. Are we back to a typical market? Maybe...  The facts I do know are sellers are still listing. Buyers are still ...

In these times of multiple offers for every home I list. I find that buyers and their agents are getting creative here in the Manchester NH area. An offer on my new listing read just like this, " Buyer to pay $10,000 over appraised value." So, what is the problem you may ask?  The problem is  that there was no sale price. It was blank with an " * " -  where in the comments it read, " Buyer to pay $10,000 over appraised value." The problem continues as you do not know what value an appraiser will put on that home. It could be exact, could be high or even too low of a value. With multiple offers, it is common to ask all buyers for their highest and best offer. This buyer was asked to "re-phrase" their offer to state a number. They balked. They said it was illegal not to take an offer and ...

In trying times you get to see what people are made of. You get to see their human side. You also get to see peoples true colors. Here in the Manchester NH area, our Real Estate market came to a stop in March. We had a cold and wet spring. Gloomy in more ways than one. Real Estate sales stopped, but something different happened. Questions started pouring in. A mix of would be home sellers, would be home buyers and people who were scared of the unknown. Being pressed for answers, it gave me a purpose. I love to talk real estate. It is not just my job but my life.  With nothing to sell, i felt a bit lost. I felt a lot of depressed. Hearing from so many past and would be future clients, gave me a purpose again. There was no time to waste though. I am used to being busy. This time gave me t...

I am not sure what to think. It was unfortunate I had a seller sitting next me signing a listing contract when i just got this call. As he signed, he said tocanswer it, I have to read this anyway. So I answered the phone, Good Morning, Scott Godzyk. Then was asked "If I would like some help in selling my home?"   Was this a joke? Did i know this person? Did they not know I am a real estate broker?    Sadly being with a client who looked at me and said to answer the phone, i could not be as witty as i may have been in my car alone. A call at 8:20am is usually important.  So I answered.   SO was this agent new?   Did they even scan the "do not call list" prior to making a cold call as they were calling personal cell phone?   How did they not know who I am? This town isn't that big...   T...
