As we start the New Year, the biggest question being asked is "What can we expect from the Real Estate Market for 2002?" Based on past experiences we will see the interest rate start to climb. That means buyers will get less house for more money. With a shortage of homes For Sale, we should not see a flip flop to a Buyers Market as there is still more buyers than homes for sale. Prices should stay level to even increase slightly. The time to Buy or Sell is now before rates start to rise sharply. With a change in the market, Whether you are Buying a home or Selling a home, the one FACT is... to do well in this market you need an advantage. Who you hire to list and sell your home DOES matter. Experience and Great service matter and that is what you will find with me.  There are new listing...

As we approach the New Year, the amount of buyers looking for homes stayed steady. With the arrival of Christmas we saw a huge drop in new listing as many sellers want to wait until after the holidays to list. Many buyers who did look and make an offer, found little competition. The FED put fear into buyers as they announced they will raise interest rates 3 times in early 2022. The time to Buy or Sell is now before rates start to rise sharply.Whether you are Buying a home or Selling a home, the one FACT is... to do well in this market you need an advantage. Who you hire to list and sell your home DOES matter. Experience and Great service matter and that is what you will find with me.  There are new listings coming on the market and you canSEARCH THE MLS by clicking here to see what is F...

Wishing you all a very special MERRY CHRISTMAS from all of us to all of you. I am hoping all of your wishes and dreams come true. I thank you all for the support and inspiration in 2021 and look forward to a happy and healthy 2022.   Here in the Manchester NH area Real Estate Market. Many ask why all my blogs have a common theme. I think it is important to share my Real Estate stories whether good or bad so future Buyers and Sellers can learn and have a GREAT Home buying or Selling Experience. The common lesson is that as a Buyer OR Seller in this market you need every advantage you can to get your home sold. It starts with choosing the right agent. My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling proc...

It is that time of year again, Let me share with you one of my timeless and infamous blogs.  It was the Night before Christmas and all I could see, is a Manchester NH Home Seller kneeling by his tree. The Seller looked up, at the stars so bright, they wished for Santa to bring them a Listing agent, that would try... with all their might.  They had it for sale before, without even a bite. No one came and and no one could see, this beautiful house with this magnificent tree. Stockings were hung on the fireplace so nice, a completely redone inside and all, at such a good price.  A new kitchen, a new roof, but did it matter? Would they ever hear the clatter... of buyers walking through their home? I think not as they sit here reading this poem? They stared out the window at the newly fallen...

If you are thinking of Selling your home in 2022, What should you ask Santa for? Let me share with you a story of a Manchester NH area Home Seller. As I sat at my favorite local lunch spot, there were two woman at the next table having a loud conversation of how her house is not selling. That another home on her street was listed and went under agreement quickly. She complained about her agent not having any experience. She did not feel she was getting any service and not being able to ever reach her agent. Then I heard my name. How could that #$%^& Godzyk sell that home that fast?"   Then the friend bursts out with "Maybe you should ask for him to be your agent for Christmas?" as she laughs. Now before you think I was listening in on their conversation, it is a small dining room and t...

There is a new trend and it is puzzling. Here in the Manchester NH area Real Estate Market. I am seeing a mix of sales going down the drain. Some from the start. Some during and some killing the sale while it is under contract.  HOW WILL THIS AFFECT SALES PRICES? Typically you would think that when interest rates rise, values start to decrease. However nothing is typical with our market or market forces. Look for Real Estate prices to continue a slight increase into 2022. Lets look at the market forces. We still have more Buyers than there are sellers. We have a roaring economy within the State of NH. No income or sales tax is spurring new and expanding businesses. Perhaps the leading factor of a lack of homes for sales, is Home Sellers who say they can not sell as they do not have a pl...

With Christmas less than a week away, we saw a HUGE increase in Buyers wanting to buy a home with the announcement of the FED they will be raising interest rates 3 times in early 2022. Many Home Sellers though plan to wait until after New Years to list. Those that list now could get a very quick sale as a reward for listing while others wait. Let me remind you that Experience matters in Real Estate. To master these changing times feel free to reach out to me with any of your Real Estate questions. Lets take a look at the Monday Morning Market update for the Manchester NH Real Estate Market. Whether you are Buying a home or Selling a home, the one FACT is... to do well in this market you need an advantage. Who you hire to list and sell your home DOES matter. The "Fed" released it's plan for 2022 and it may shake up the Manchester NH area Real Estate Market. It was disclosed they plan on increasing interest rates three times in early 2022. Higher Interest rates are on the horizon. That means as a Home Buyer, the amount you are approved for could be less next year than today. In simple terms, it will cost you more for less of a house.  HOW WILL THIS AFFECT SALES PRICES? Typically you would think that when interest rates rise, values start to decrease. However nothing is typical with our market or market forces. Look for Real Estate prices to continue a slight increase into 2022. Lets look at the market forces. Where do I start? As expected I got a great deal of offers on my last New Manchester NH area Listing. However one newer agent insisted on texting in their offer. No, it was not any type of form, just a regular text with a price and some contingencies. It read like this, " Here is my buyers offer on your hose listing. They will pay $400,000, close on 2/15/22 and is contingent on a mortgage, the property appraising and an inspection." (offer price and closing changed to protect the situation). Reading the text a couple of times, I decided to call the agent. They did not answer. I left a message. A couple of hours later, i still had not heard back from the agent. I was going to submit all offers to the seller at noon as noted in the MLS and called this agent once again to get their offer i...

What will the week after Thanksgiving be like in Real Estate was the question being asked all weekend. The fall market saw a boost in sales which is cooling as the Holiday season is upon us. Home Sellers continue to ask if they should list now or wait until 2022? Last week saw a cut in half of new listings coming on the market. It only takes my a few seconds to let them know we still have a good amount of buyers looking for a home. Add in less homes on the market and that makes NOW the time to sell. Thanksgiving is upon us this crazy 2021 and It is that time of year when we give thanks for various things. Today we give thanks that we can avoid some Pit falls in Real Estate. There are certain words and phrases that strike fear into Buyers, Sellers and Real Estate Agents alike. Here in the Manchester NH area it is my goal to educate you on what to look out for. Some may be light-hearted with others more serious, with the bottom line being that you do not want to learn these the hard way. Being on top of every sale or purchase can head off most of these.   THE TOP COMMENTS THAT BRING FEAR TO ANY REAL ESTATE DEAL   1. "Out of town" Appraiser. Who probably does not know YOUR market. 2. A "new" Home Inspector. Anxious to start finding issues. 3. The Underwriter needs one more thing "the...
