A Home Owner called and said they wanted to Sell their home. However there was a condition. I would have to provide a negative test to be able to go inside their home. They went as far as saying any buyer who wanted to see their home, would also have to provide a negative test.  I have not had any seller request this before. Before we get into testing, I need some more information. Are you looking to sell now? They said yes. Next, i asked if they already had a new home to move to, or do they need assistance in finding one. They will be moving in with their daughter. What happens when the tenants are not paying and you can not pay the mortgage? It may be time to sell. With uncertain times, many investors are asking if they should now sell their investment properties. This seller owns a local single family. They were relocated and feeling they had no time to sell their home, placed a tenant in the home. The tenants have called and said they will not be able to pay rent. The phone rings and there is a person on the line who is very worked up. They eventually slowed down so i could makeout what they were saying. They were distaught over the sale of thei Manchester NH area Home.  Were they listed with me? No. Ok, good. So, I then had to get to the bottom of this call. After listening to the seller I was in shock. A buyer showed up at their home shouting they needed to follow directions. That they needed to move soon. The seller, an older couple was at a loss. They had not even sold the house yet they said. Before their call to me, they did call their son who is out of state that called the police. The police had come and gone. Depending on whose eyes you are reading this with, you may or may not find this cruel. I had a would be Manchester NH area Home Buyer call me asking why some Real Estate companies are so cruel In order to know what a GREAT agent does, you may also need to know what a GREAT agent does not do. A great Realtor answers their phone. If their outgoing message says, "Please do not leave a message as I do not check my voicemail often." There are 2 popular questions I am hearing often. The trick question is that i can not sell my home unless i first find a Manchester NH area Home to buy. So how do I buy a home if I have to sell my home first? A call came in from an older couple who was at a loss. They tried to sell their home contingent on finding a new one, but all their offers were rejected. I list and sell all types of homes. From luxury homes, starter homes, retirement homes, vacation homes, investment homes, new homes and homes needing lots of work. There are some magic words you may see when looking for a Manchester New Hampshire area Home. Those are "CASH ONLY."     The most popular questions is often what "cash only" actually means. Followed up by "WHY?"   There are two common reasons a home i listed as "cash only." That would be the home needs so much work, you can not get a mortgage. The most common reason is when the home goes under contract, the seller wants to make sure it 100% will close. As I go on many Listing appointments, I am seeing a trend in home sales. Winter will soon come to an end here in NH. That means many Manchester New Hampshire area Home Sellers are thinking about getting their homes on the market.     Sellers have many choices. But what is the right choice? As I meet many would be sellers, I am often one of 2 or 3 agents interviewed. The latest trend that sellers are telling me seem to be from two different groups.   The first group is focusing on how much they can list the home for. The higher the better. We are talking $20,000, $30,000 and even $50,000 over what the market value should be. They do not mention how long it may take  to sell at this price. Sell my house in one day or you are fired. That is what a recent home seller said to me. Lets go back and see what happened prior to the call from this Manchester New Hampshire area Home Seller.   This Seller sought out the biggest agency. He wanted a team. The more the better. You may first be asking what is a DE - Escalation Clause? I was not even sure this was a thing until this cash buyer called. He asked for my assistance in buying a home. We met and he he told me if he hired me, we had to use "his plan" to  purchase a Manchester New Hampshire area home.   His plan was to offer more than the asking price. A cash offer with no contingencies. The kicker is that the seller has 1 hour to accept.    If the seller did not accept in an hour, his offer reduces by the $40,000 he added to the asking price.    If the seller does not accept in 2 hours.
