It is the day you all wait for, it is time for our Monday Morning Market update for the Manchester NH Real Estate Market. Lets take a look at what we are seeing.  The trend of about 20 new single family homes a week hitting the market continued. The average number of homes going under contract is about the same with 19 homes going under contract each week.   The "talk" among Buyers is how upsetting it is that some agents wont allow showings until they hold an open house. Even more frustrating is holding offers and not presenting in a timely manner. August is upon us and with it are new trends in the Manchester NH Real Estate Market. Lets take a look at what we are seeing.  We saw the amount of condos "for sale" double last week from 14 to 30. We saw a slight increase in single family listings. We saw the amount of multi family homes "for sale" last week go from 23 to 37. The talk among Realtor's is the "Day of the Covid Buyers is over". The day of massive over bids is over. The market remains strong with local buyers. We are seeing 10 offers on our new listings rather than 30 offers though. The biggest trend is that many over priced homes are no longer selling. We have seen an increase in price reductions in the MLS of many over priced homes. The interest rates are still ultra low fueling the strong purchase frenzy of local buyers...

The amount of homes currently For Sale in our area just doubled in our Local Manchester NH Real Estate Market. All Spring and into early summer we averaged about 24 homes for sale. This week we hit 48 homes currently For sale right now. In addition, the other major change is that there is NO more Covid Buyers. They have come, purchased and already settled in. The days of offers of $30,000 over asking price, $50,000 over asking and even $100,000 over asking price are over. Our new listings are selling quickly at full price though. BEFORE ANYONE HITS THE PANIC BUTTON when you hear that over all the total sales is down due to that earlier lack of listings to sell. Every Buyer seemingly asks if there are any AFFORDABLE HOMES FOR SALE in the Manchester NH Real Estate area? What is "affordable" may differ from one buyer to another. The Simple answer is YES, there is affordable homes for sale. Just today i was contacted by a person relocating to our area for work. He said "he spoke with 2 other agents who both told him there was no affordable homes for sale. That he would have to pay top dollar if he wanted to move here." He then asked online who could help him and multiple people referred ME.  I shook my head and know there are homes under 250k. However before i say anything, what is this buyer looking for? He likes both single family homes and condos. If it is move in ready, it would be best, but he doesn't mind painting or replacing flooring. Well...

There is one question I have heard a lot the last couple of weeks. That would be "Should I sell my home now or wait until fall? The Manchester NH Real Estate Market has been hot. Typically in Summer the amount of homes for sale falls sharply. This year it has actually increased.  A typical "Fall Market" in our area can be as busy as the Spring market. There are many sellers who are waiting until summer is over. Just yesterday I met with a home owner who will be selling soon. They were told there would be more buyers in the fall that everyone goes on vacation in the summer. We are seeing an increase in listings which as resulted in almost twice as many homes For Sale now then as we saw in the Spring. Before anyone panics, the numbers have gone from an average of 24 or so homes available to 48 homes available for sale today. I did not have to look far to see a change in our Local Manchester NH Real Estate Market. I see it in the types of offers i am getting on my listings. I see it by talking to prospective Buyers. The questions would be, "Have the Covid Buyers come and gone?" New Hampshire saw an incredible amount of people looking to move here. They wanted suburban and rural areas. They wanted more space, less people and bigger homes. Many from MA, CT, NY and CA. They sold their homes for big bucks and traveled to NH with pockets of cash.
