I am seeing a sharp increase in relocation buyers looking to buy a home here in the Manchester NH area. The leading reason is great jobs. Some are being moved by their employer while others are moving here to find work. I am seeing a pattern though in what they are saying.   Take the latest relocation buyer being transferred to NH to work for a leading defense manufacturer here in the area. The second week of June is uopn us. We are seeing some new trends. We saw a 200% increase in condo listings. Where single family home listings were down 150%. Pending sales were up sharply in both condos and single family homes. The one problem we see is an increasing amount of landlords who can not pay their mortgage as their tenants are not paying them. Here in NH we are a little off the beaten path. Some say protected from the world in some senses. Part of my Real Estate duties i do not talk much about is property management. I do both residential and commercial. So yesterday when news came in of a protest here in Manchester NH, many businesses wanted their fronts boarded up.    Having to go back and board the doors after the employees left, we were tasked with the additional duty of watching over the workers, vehicles and tools. Their was 2 protests in the area, one small and peace full and the other rowdy teenagers. Now no where near the big city groups, numbers or damage. Imagine an agent from another company calling and asking you if they priced their new listing right? You do not have to wonder any longer, as it just happened. I did ask why they called me and her reply was that the seller said that I probably have sold the most homes in that area.   The questions were popping up like corn on a hot fire. How did she price the home? The answer was, "well, Zillow of course." I fast forwarded to the thought "why did the seller hire this agent?"   Before I could ponder my next thought, she told me. She is a friend of the seller. Been working real estate for a couple of years part time. Many are actually very surprised to hear YES, Homes are indeed selling. The third question is often, "Have the prices crashed?" Actually no. In 2019 the average sales price for a single family in Manchester was $266,385. Have you ever heard of a seller insisting something stays with the house whether the buyer wants it or not? I was knocked off my chair when a would be seller told me the cats come with the home. I did not see any cats as we toured the home, so I inquired what she meant.   It seems as though the seller as some "outdoor cats". There are also quite a few feral cats in the woods behind the home. Lets go over 2 distinct plans. You list a home for sale. The seller has the home ready for buyers on a Monday. The price is set, the ads are placed and the marketing is set to kick in. The Internet is full of "advice", and in the latest version, has buyers calling and wanting to receive the buyer agents share of the commission when they do not have a buyer agent. Lets offer over full price than get our discount after the home is inspected. So how much can we lower the price after we have our inspection? That was an actual question from a would be home buyer.
