Manchester NH Real Estate Market REPORT Jan. 9, 2023. Happy New Year to our our faithful readers. The question most asked the last couple of days does "New Year" mean "a New Market?" The simple answer is no, the market has already changed. We saw 4-5 times more listings hit the market in fall. We saw prices level off as interest rates went up. Then Thanksgiving came and we saw a sharp decline in listings once again. We are still a market in transformation. The next question is "WHAT CAN WE EXPECT IN REAL ESTATE FOR 2023? Let me check MY CRYSTAL BALL and see what it says for 2023. Look for Interest rates to hold steady or even come down a little with the slow down in new mortgage starts for the first quarter. It is that time of year again, Let me share with you one of my timeless and infamous blogs. It was the Night before Christmas and all I could see, is a Manchester NH Home Seller kneeling by his tree. The Seller looked up, at the stars so bright, they wished for Santa to bring them a Listing agent, that would try... with all their might.  They had it for sale before, without even a bite. Manchester NH Real Estate Market REPORT Dec. 19, 2022. The amount of  single family homes coming on the market has decreased once again last week leaving some of the lowest inventories of the year. Meanwhile the Amount of new Condo listing tripled last week. The amount of buyers remained strong for this time of year.  WE ARE SEEING ON BIG CHANGE IN THE MARKET THAT NO ONE IS TALKING ABOUT - That would be HOME INSPECTIONS. Manchester NH Real Estate Market REPORT Dec. 12, 2022. The amount of  single family homes coming on the market decreased very slightly here in the Manchester NH area. The amount of  condos on the market is down by half this week.  Some changes we are seeing in the Manchester market are the average sales price is down and the average days on market is up from 8 to 13.  When it comes to Multi family home, most seem to be holding there value although the days on market has risen from 15 to 22. One of the most asked questions is " How many homes are For Sale in the Manchester NH area? Lets also take a look at what  has SOLD this year (2022) vs what was Sold  last year (2022). We break down the data between Single Family and Condominiums  Homes. You will see that although there is fewer sales in 2022 than 2021, the values increased sharply earlier this year. Single family values rose on average $355,234 to a sales price of $403,721 on average. The Local Real Estate Market shocked us once again as the amount of new single family homes coming on the market dropped nearly 300%. Interest rates nudged downward with the brightest stat being the amount of homes going under contract increased this week over last week. Looking at how many homes are for sale, the number dropped 27% to only 44 single family homes for sale right now in Manchester NH   Today we want to talk about asking prices. With the changes in the Real Estate market, all of a sudden every Loan Officer seemingly in the State of NH has decided it was time to reach out and say hello. I actually know the answer to my question. They were not hear. New trends in Real Estate are emerging and it is not all tricks, there are some treats here in the Manchester NH area. For Home Buyers they have more homes to see. The amount of Single Family homes For Sale and on the market is up 22% from 54 to 68 last week The amount of condominiums For Sale once rose 48% from 12 to 23 last week after many weeks of declining condos for sale.
