The City of Manchester has weathered the 1st quarter of this year and the information regarding its absorption rate is in, before I give that information out I want to explain quickly what the definition is for absorption rate. In short the absorption rate for a Town/City is the length of time it will take for the current inventory on the market to be absorbed .  The magic number looked at by Realtors is 6 months, meaning if the market has a rate above 6 months the market is considered to be a Buyers Market. If the absorption rate is below the 6 month mark, then it is considered to be a Seller's Market. The City ended the 1st quarter of this year with an absorption rate of 6.76 months, which is good considering the market we are in and the rates for some of the Towns around Manchester. ...

Real estate sales continued to decline with homes and condos falling and the average sales prices continuing downward.   Manchester, like much of Hillsborough County, experienced a sharp decline of 10% in single family homes average sales prices.  The average dropped from $246,234 in 2007 to $220,516 in 2008.  Single family homes sold fell from 644 transactions in 2007 to 620 in 2008.  The average selling price for condominiums sold in Manchester in 2008 fell slightly from $170,926 in 2007 to $165,887.  The change in the number of condo units sold was startling (-24%) as 2008 numbers came in at 276 as compared to 2007 numbers of 490.                         Visit Manchester New Hampshire real estate to search the NH MLS, obtain school reports, view demographic and commuting information...

Manchester, New Hampshire Real Estate Market Update - October 2008 The average sales price of single family homes sold in Manchester, NH in October of 2008 fell 9% to $205,729.  Condominium average sales prices fell from $197,085 to $150,464. For the past two weeks local boy scouts of Manchester have been conducting a food drive called Scouting for Food to benefit the community. Over 200 voluntees, scouts parents and the like turned out to sort collect and pack the over 30,000 pounds of food collected. The Daniel Webster Council benefited with good weather conducted the food drive to assist people in need and those who have suffered hard times. The scouts would like all to know that it's never too later to give!

The 2nd annual Manchester Marathon and Half Marathon was a huge success.  Manchester put on a wonderful display of what it has to offer for the second consecutive year.  The event brought racers from all over the NorthEast and further with a top prize of $1500 to the winners of each specialty race.  The event holders even had a children's marathon race that allowed the kids participating in the program to finish the end of their 26.2 mile adventure right at the finish line.  The kids that participated worked over several weeks to set a goal of 26.2 miles.  The Marathon gave adults and children of all abilities to participate.  The roaring coming from the crowds inspired the runners to push themselves to set personal best records.  The finish line was decorated with spectators.  The Runn...

The 2nd annual Manchester citywide marathon is scheduled for Sunday, November 2, 2008 beginning at 8:30 am. This year both the ½ Marathon and full will take place. along with a kids marathon. Registration is now open and limited to the 1st 2,000 runners, so please register early. Last year was sold out and this year even with the expansion of additional runners is sure to do the same. The route is considered by all to be a very challenging course with many hills. While the great fall foliage will be an additional attraction, the city itself offers history, dining and just a great place to live!

New Hampshire residential sale prices in August 2008 are lower by 2 percent from August 2007 statewide with 4 percent less number of homes sold. Specifically in Hillsborough county home prices are down 1% from last year with 6% less number of homes sold. With the high price of gasoline, walkable listings are becoming more popular than they have been in a long time. Buyers are now checking for conveniences! Convenience stores for bread, milk, and other incidentals, schools, banks,  anything that will save on gas. and of course the upsideto that is, good for your health, lessens yoru stress level, and often enhance your mood. Today I journeyed to the Manchester, NH VA Hospital to attend the "Welcome Home" ceremony for our soldiers recently returned home from Iraq.My husband, Mike, and I sing in an ensemble called "vox jubilante" which means joyous voices. We were asked to sing for this event where many dignitaries from the state including Governor Lynch would be in attendance.The time for our appearance was scheduled from 11:45am to 1:00pm. When we arrived at 11:00am the room was crowdedwith people chatting, raffle tables selling their chances and a band playing.There were men in wheelchairs and scooters as well as men and women in uniforms.
