One of the most unfortanate parts of this economy is tenants who are paying their rent and their landlords are not using the money to pay the mortgage on the property. The property then goes into foreclosure and soon after the tenants are served with eviction notices. As a tenant you do have some rights, Each state as individual laws regarding tenant law and you should always check those laws for your rights. However in most cases the bank will seek to evict you eventually after the foreclosure. Now this will also be the same type of procedure with owner occupied homes that have been foreclosed. The oocupants are usually offered and if not, should also ask for cash for keys or a relocation agreement to assist you with moving out of the house. The bank then usually has their agent or manag...

One of the biggest myths in foreclosures is "getting a deal on a preforeclosure". Let me tell you why, most houses are not even for sale, most home owners owe more than the house is worth in todays market and unfortanately if in a preforeclsoure situation, there is not enough time for them to complete a short sale. One of the most important things when buying a home is to have a willing seller, with most preforeclsoures, the homeowners are being forced from their homes, they have tried everything to save their home to no avail or have all but given up. Knocking on the door of one of these homes with a home owner in this situation is not always pleasant, They are not going to invest their time, what resources they have left or their emotions for someone else to get a deal on their home. ...

One of the most common questions i have been asked recently is, "this is my credit score, can i get a mortgage?"The first thing any buyer needs to do when they start thinking they want to buy a home, is to contact a local and trusted mortage broker, bank or credit union.STAY AWAY from the internet lenders. You really want to be able to put a face to a voice and have a local source to be able to get information and drop off any paperwork or financials.A good local loan officer will pre-qualify you at no cost. They will look at your credit score but more importantly your whole financial picture. This includes your credit report, current income, debt and employment history. The will let you know what programs you may quailify for and what the down payment and closing costs for each are so y...

One of the most common statements i get is just that. "I need to sell my house" and is usually followed by what am i doing wrong or why hasnt it sold when this house sold and its not as nice as mine... i could go on and on...The most common response is for an agent to say "Drop the price". Ther first problem is you can drop you price but do you know what the makret value of your house is in todays market.? You first need your agent to complete (or get an agent to complete) a new broker price opinion to see what that value is in todays market. You then need to adjust your price accordingly. If you price started way to high, these little reductions still have not brought you where you need to be. The next most common problem is lack of attention; (either by the agent or by the seller)The ...

Now that the tax credit is over, i was wondering if other agents not only here in NH but thoughout the country, i was wondering what you have seen for market conditions.I have seen a change in overall calls, the young buyers have seemed to dried up. They either already put everything under agreement or have withdrawn from the market waiting to see what will happen now that they missed the 8k.Where there was definately a shortage of clean listings priced at or below market value in March and April, Listings seem to be increasing at a faster pace then new buyers since the rebate ended. I have seen a huge increase in investors. They were getting outbid as buyers were paying what they consider retail. They are back and making offers on everything, and grabbing up the homes that need to much...

One of the most asked questions and most common call soliciting my business is from people who want to get into the foreclosure business., Either cleaning them, maintainging them, lawn care, snow removal, emergency services and changing the locks. There is nothing worst than an unprepared person coming into my office looking for work. I wanted to write this to gove not only people in NH but throughout the USA tips of what banks and what agents look for when looking for people to complete work.________________________The first step is to make sure your business is registered and you have obtained liability insurance. (most broker will not hire individuals, only real businesses)You should then look up to see who the leading agents are that handle bank owned homes in your area. Then go see ...

Create a Personal Brand that tells customers how you're different from your competition and build your relationships with them daily. Branding yourself can actually have such a dramatic effect that you will become hunted rather than being the hunter. Eventually you will have leads coming to you, rather than you trying to find them. Manchester New Hampshire Condominium Market Report Overall market conditions continue to show a declining market in residential units sold during the month of August. Condominium average sales prices spiked from $164,048 to $176,774.  This is an unusual statistic for current market conditions showing a declining market.  This aberration may be due to the fact that there were only 14 units sold and they were not at the entry level.  Consumers can now consider affordable homes as a NH first-time home buyer as the median sales price for a condominiums is 73% of the median sales price of single family homes.  Financing continues to be a barrier for many condominium sales as there are more options for single family homes.
