Good Evening All, I could not think of a better way to end the day then to sit down and log onto Active Rain for a cool down period.  As i was sitting here and pondering... "Where did the weekend go?" This was one of the craziest weeks for Real Estate in a long long time. After one of the busiest winters since 2005 the Spring market still had not sprung here in NH. Last Monday it showed signs of life other than the massive amount of new bank listings and virtually all sales to cash investors, owner occupied buyers started to show up. Mother nature threw us an Aprils Fools joke with Thursday being 60 then Friday anywhere from a half to a foot of snow and then Saturday back to near 60 and by the end of the day everything was melted. The phone was ringing off the hook, i was showing houses...

Welcome to day 4 of my newest blog, it includes my Foreclosure "Tip of Day" with such topics as buying a bank owned home and for home owners, how to avoid getting into foreclsoure. I hope you come back often as my blog grows. Please feel free to leave a comment or question...TODAY'S TIP OF THE DAY1. HOME INSPECTIONS WITH A BANK OWNED HOME.  .One of the most important issues is performing a home inspection. This contingincy kills more offers on bank owned homes than any. Some banks will let you have an inspection however they will not renegotiate the price after the inspection or make any repairs. You shoud  inspect the property before you put in the offer. If you dont want to spend the money for some reason, then when looking at the home you are going to need to look at the well, septic...

An April Fools Joke on March 31 just is not right...Mother nature has punished us all winter, we had snow up to my roof afterall...Now it is all melted, it is warming up, the flowers are peaking through the ground and it was near 60 degrees yesterday and this afternoon a foot of snow is coming...What kind of cruel April Fools joke is this?Updated March 31, 2011Copyright 2008-2011, All rights reservedBlog Written by:Scott GodzykOwner/BrokerGodzyk Realty GroupOne of New Hampshire's Leading REO Brokerswww.ScottSellsNH.com

I hope you come back often as my blog grows. Please feel free to leave a comment or question...TODAY'S TIP OF THE DAY1. WRITING AN OFFER THAT HAS A BETTER CHANCE OF BEING ACCEPTED OVER THE COMPETITION.  .Once you find a property that you would like to make an offer on, you need to know how the process works. You need to ask the listing agent if there are any specific instructions ofr making an offer.a. Does it need to be on a special form or on a state approved  purchase agreement?b. Are there any other offers currently submitted to the seller?c. How long does the bank take to respond to an offer? Once you ha...

I hope you come back often as my blog grows. Please feel free to leave a comment or question...TODAY'S TIP OF THE DAY1. BEFORE even starting to look at bank owned properties, Get pre-approved for a mortgage. .The first thing you need to do is be pre-approved for a loan. No bank will look at your offer without it. There is a difference between prequalified and preapproved. A pre qualification looks at your credit score, your income and liabilities you state and gives you a sales price you should be searching in. however a pre-approval will confirm you are able to get the loan by verifying your income, assetts ...

You may not like what you find, see or smell.Alright... i hear the moans that this was my number 1 tip, well what is common sense to Realtors or investors may not be common sense for a owner occupied buyer. The first thing anyone does when they enter the kitchen of a bank owned home is open the refrigerator, the 2nd thing they do is say "I wish i never opened the refrigerator".For a complete list of tips and advice on buying a bank owned home, please ...

Here it is nearing the end of March and there are no signs of spring to be found. A week before the official start of spring the weather spiked up to 60 for St Patrick's Day and then 70 the following day only to be followed by a swift cool down and a return to winter. For that week the signs of a spring market arose out of one of the most punishing winters in years. The snow was melting, i could see the lawn, the flowers were poking through the frozen earth, the Robins arrived and buyers other than investors were filling up the calender to see homes. In the last 2 weeks winter came back, the Robins turned around and headed back south, the flowers put the brakes on, the president decided to start another war and gas prices have taken the express elevator up.The question is... Has anyone s...

If you write a blog, whether daily, weekly or every now and then... you must wonder as i do... What makes one click on a blog to read? Will anyone see my my blog? Will anyone care? Have i helped anyone? Have i entertained anyone? If you are a blog reader, what makes you want to click on one blog but makes you skip over other blogs?I think it is the headline, i know i skim through headlines and pick the ones that catch my eye and check them out. However i have noticed alot of headlines have nothing to do with what the blog is about and i click back and start checking out more headlines slightly irritated. I have been told my headlines need to be more eye catching, i always tried to make by headline be directly similar to what i am writing about.  I may be wrong though.WHAT I NEED IS FOR ...

I had one of the most interesting questions while being interviewed by a perspective seller that I wanted to share with you all. I was asked if is was a "NEW Fashioned Realtior' or an "OLD Fashioned Realtor"?The seller proceeded to tell me before i answered, that they had decided to hire a self proclaimed "New Fashioned" Realtor to sell their home originally because they would have state of the computers, technology and marketing which would give them an advantage. That what they got was a state of the art web page and a listing in MLS. What they did not get was an agent who answered their phone when they had a question or wante dan update, an agent who never showed up during any of the 3 showings at their house and agent who was not attentive to their needs. They said they decided to ...

One of the most asked questions from buyers wanting to jump into the market is "SHOULD I BUY A SHORT SALE OR A BANK OWNED HOME?" All the buyers have the same goal which is to get the best possible deal as prices stabilize and start heading up as we come out of recession. The simple answer is iIt clearly depends on the amount of time you have to purchase and if you have the patience to be able to wait out a short sale. Short sales can take a long time to get approved and your offer is not guaranteed to be accepted, you could spend money on home inspection, appraisal etc and end up losing that money. You can also get a great deal on a home in better condition than some of the bank owned homes. I tend to receive a lot of refferals from buyers who i have assisted with their purchase who were...

The majority of homes that ARE selling are bank owned homes these days. In order to get bank owned listings from the majority of banks you need to complete BPOS's in order to get them. There has been an onslaught of articles, blogs and people selling courses and sectret lists.  Where does the truth start and the myths end????GETTING A LISTING ON THE BPO YOU JUST COMPLETEDThe most common myth comes from agents thinking they will get the listing on the bpo(s) they are completing. It is rare that you actually get the listing on the home you do the bpo for. First you need to know who you are doing the bpo for, is it a bank or an asset management company that assigns listings or is it a BPO mill that only completes BPO's. For comapnies that do assign listings, each bpo you complete you are b...
