Manchester NH's new $43 million dollar municipal complex is well underway. What makes this project news worthy is not opposition to it, not city politics and not an uproar from the city residents, It is the praise for Mayor Ted Gatsas who pushed for the need for new police and highway facilities even in tough economic times. The mayor touted low inteest rates on bonds and stimulous funds  that is funding the project for making this project more affordable and now as the time to get it done as if the city waited, it may have never been built. It has come out of a need when the Mayor called the old city highway garages an embarassment built in 1948. Personally i loved the murals along Maple Street but if you gazed up another few feet, the boarded windows were laughable, Right now demolition...

Welcome to the 5th installment of of my newest blog, it includes my Foreclosure "Tip of Day" with such topics as buying a bank owned home and for home owners, how to avoid getting into foreclsoure. I hope you come back often as my blog grows. Please feel free to leave a comment or question...TODAY'S TIP OF THE DAY1. THE TIME FRAME How long does it take?In our 5th installment is the Time Frame. Be prepared for the bank to take time to answer your offer. All banks have a different time frame for answering all offer. Just as well the listing agent can affect that time frame if they "hold" offers. Some banks do set a time frame such as no offers will be looked at for 5 days from the day the listing comes on the market. The easiest way to avoid frustration in having to wait is to ask the lis...

If you are looking to rent to own a home, here are some tips to get you started. The first step: Get Prequailified...It is a good idea as the first step, to get prequailified. Meet with a local and trusted bank or mortgage company. Stay away from internet lenders. You need to find out how long it will take you to get a mortgage so you know how long of a lease your need. As well as what you will need to do to be quailified by the time that lease is up. You can get prequailified at no cost at most trusted lenders. Then you need to know what price range you will be able to purchase in. you do not want to lease a home out of your price range as you may never be able to purchase it. Second step: Look at properties within your price range...You may not have the resources to find the properties ...

Good Evening All, I could not think of a better way to end the day then to sit down and log onto Active Rain for a cool down period.  As i was sitting here and pondering... "Where did the weekend go?" This was one of the craziest weeks for Real Estate in a long long time. After one of the busiest winters since 2005 the Spring market still had not sprung here in NH. Last Monday it showed signs of life other than the massive amount of new bank listings and virtually all sales to cash investors, owner occupied buyers started to show up. Mother nature threw us an Aprils Fools joke with Thursday being 60 then Friday anywhere from a half to a foot of snow and then Saturday back to near 60 and by the end of the day everything was melted. The phone was ringing off the hook, i was showing houses...

I hope you come back often as my blog grows. Please feel free to leave a comment or question...TODAY'S TIP OF THE DAY1. HOME INSPECTIONS WITH A BANK OWNED HOME.  .One of the most important issues is performing a home inspection. This contingincy kills more offers on bank owned homes than any. Some banks will let you have an inspection however they will not renegotiate the price after the inspection or make any repairs. You shoud  inspect the property before you put in the offer. If you dont want to spend the money for some reason, then when looking at the home you are going to need to look at the well, septic...

WRITING AN OFFER THAT HAS A BETTER CHANCE OF BEING ACCEPTED OVER THE COMPETITION.  .Once you find a property that you would like to make an offer on, you need to know how the process works. You need to ask the listing agent if there are any specific instructions ofr making an offer.a. Does it need to be on a special form or on a state approved  purchase agreement?b. Are there any other offers currently submitted to the seller?c. How long does the bank take to respond to an offer? Once you ha...

I hope you come back often as my blog grows. Please feel free to leave a comment or question...TODAY'S TIP OF THE DAY1. BEFORE even starting to look at bank owned properties, Get pre-approved for a mortgage. .The first thing you need to do is be pre-approved for a loan. No bank will look at your offer without it. There is a difference between prequalified and preapproved. A pre qualification looks at your credit score, your income and liabilities you state and gives you a sales price you should be searching in. however a pre-approval will confirm you are able to get the loan by verifying your income, assetts ...

Here it is nearing the end of March and there are no signs of spring to be found. A week before the official start of spring the weather spiked up to 60 for St Patrick's Day and then 70 the following day only to be followed by a swift cool down and a return to winter. For that week the signs of a spring market arose out of one of the most punishing winters in years. The snow was melting, i could see the lawn, the flowers were poking through the frozen earth, the Robins arrived and buyers other than investors were filling up the calender to see homes. In the last 2 weeks winter came back, the Robins turned around and headed back south, the flowers put the brakes on, the president decided to start another war and gas prices have taken the express elevator up.The question is... Has anyone s...

If you write a blog, whether daily, weekly or every now and then... you must wonder as i do... What makes one click on a blog to read? Will anyone see my my blog? Will anyone care? Have i helped anyone? Have i entertained anyone? If you are a blog reader, what makes you want to click on one blog but makes you skip over other blogs?I think it is the headline, i know i skim through headlines and pick the ones that catch my eye and check them out. However i have noticed alot of headlines have nothing to do with what the blog is about and i click back and start checking out more headlines slightly irritated. I have been told my headlines need to be more eye catching, i always tried to make by headline be directly similar to what i am writing about.  I may be wrong though.WHAT I NEED IS FOR ...
