Good Evening All, I could not think of a better way to end the day then to sit down and log onto Active Rain for a cool down period.  As i was sitting here and pondering... "Where did the weekend go?" This was one of the craziest weeks for Real Estate in a long long time. After one of the busiest winters since 2005 the Spring market still had not sprung here in NH. Last Monday it showed signs of life other than the massive amount of new bank listings and virtually all sales to cash investors, owner occupied buyers started to show up. Mother nature threw us an Aprils Fools joke with Thursday being 60 then Friday anywhere from a half to a foot of snow and then Saturday back to near 60 and by the end of the day everything was melted. HOME INSPECTIONS WITH A BANK OWNED HOME.  .One of the most important issues is performing a home inspection. This contingincy kills more offers on bank owned homes than any. Some banks will let you have an inspection however they will not renegotiate the price after the inspection or make any repairs. You shoud  inspect the property before you put in the offer. Here it is nearing the end of March and there are no signs of spring to be found. A week before the official start of spring the weather spiked up to 60 for St Patrick's Day and then 70 the following day only to be followed by a swift cool down and a return to winter. For that week the signs of a spring market arose out of one of the most punishing winters in years. The snow was melting, i could see the lawn, the flowers were poking through the frozen earth, the Robins arrived and buyers other than investors were filling up the calender to see homes.In the last 2 weeks winter came back, the Robins turned around and headed back south, the flowers put the brakes on, the president decided to start another war and gas prices have taken the express elevator up.The question is...   I had one of the most interesting questions while being interviewed by a perspective seller that I wanted to share with you all. I was asked if is was a "NEW Fashioned Realtior' or an "OLD Fashioned Realtor"?The seller proceeded to tell me before i answered, that they had decided to hire a self proclaimed "New Fashioned" Realtor to sell their home originally because they would have state of the computers, technology and marketing which would give them an advantage. That what they got was a state of the art web page and a listing in MLS. One of the most asked questions from buyers wanting to jump into the market is "SHOULD I BUY A SHORT SALE OR A BANK OWNED HOME?" All the buyers have the same goal which is to get the best possible deal as prices stabilize and start heading up as we come out of recession.The simple answer is iIt clearly depends on the amount of time you have to purchase and if you have the patience to be able to wait out a short sale. Short sales can take a long time to get approved and your offer is not guaranteed to be accepted, you could spend money on home inspection, appraisal etc and end up losing that money. You can also get a great deal on a home in better condition than some of the bank owned homes.
