First off what is co-broking? When a buyer agent or transactional broker brings a buyer to your home, it is called co-broking. Here in the Manchester NH area,  we have three types of agents. We have the listing agent which of course represents the seller. We have the buyer agent which of course represents the buyer. We also have what is called a transactional broker, that represents no one, but provides duties to a buyer such as finding them homes to see, showing them homes and preparing their offer. A transactional broker does not offer advice to their buyer. Most often this happens when a buyer is looking for a discount agent or for some reason, does not want a buyer broker. So, how is this hindering home some sales? Here in NH there is a new trend. What is the cheapest home I can buy? Seemingly where ever I go people are asking me about the Real Estate Market. You know what? I LOVE it. I love listing and selling real estate so i don't mind answering questions. Once we get into the topc of how many homes are For Sale in the Manchester NH area. The next question is often what is the lowest price home in the area?  The answer for Single Family homes is 2 Derry Street. Listed at $140,000 it is a 7 room, 3 bedroom and 1 bath home. Everyone was asking what was wrong with a newer home in the Manchester NH that was just listed? An out of town person listed it and listed it much lower than it was worth. It seemed to be coming soon for ever. Then they had an "open house" and required all offers to be in by 9am Monday.  It was not really an open house as you had to choose one of the 8 hour slots available to see the home. They repeated this on Sunday. So 16 buyers would get to see it. It left my buyer out as all slots were filled up. I sold the home next door. I saw the buyer of that home at the grocery store. She did not waste anytime asking me why the home was priced so low. I was hoping the seller had told her why it was so low.  She has a way with people and not being shy, she said she would ask. What was that? The last week as seen some changes here in the Real Estate market here in the Manchester NH area market. The flood of new inquiries is slowing. The first question was, is it just with me? Was it city wide? State wide? how about nationally? Having many showings on a couple of my new listings, it gave me time to talk to many buyer agents and what they are seeing. It is state wide.... It is unknown if it is something just here in NH or others are seeing a change too. The first thing I gather, is it is no time to panic. In these times of multiple offers for every home I list. I find that buyers and their agents are getting creative here in the Manchester NH area. An offer on my new listing read just like this, " Buyer to pay $10,000 over appraised value." So, what is the problem you may ask?  The problem is  that there was no sale price. It was blank with an " * " -  where in the comments it read, " Buyer to pay $10,000 over appraised value." The problem continues as you do not know what value an appraiser will put on that home. It could be exact, could be high or even too low of a value. With multiple offers, it is common to ask all buyers for their highest and best offer. I am not sure what to think. It was unfortunate I had a seller sitting next me signing a listing contract when i just got this call. As he signed, he said tocanswer it, I have to read this anyway. When the first words from a person calling me are "I think i made a mistake." I know that there will be a good story to follow. Despite a great referral to list with me, this woman chose to list with the agent who charged the least. She had lots of demands to go with them. She wanted to list at a price higher than any neighborhood house had sold for. She did not want to fix anything and would only give 30 days to sell it.     I spoke the hard truth. Perhaps why I did not get the listing, but i live in reality. The roof is 25 years old, it needs to be replaced and it shows. The carpet is worn, beyond any cleaning that could bring it back to life. When it comes to wearing a face mask, there is a right place and a wrong place to be wearing them. Driving in your car alone. NO. Riding a bike alone. NO.... BUT.. listing and selling bank owned homes, estate sales, vacant homes and or short sales. YES   You never know what you will find when you open the door to a vacant home. Mold, cat pee, dog poop, mice droppings all make for a smell that can knock you down. So even before Covid 19, I wore masks in these homes. People always would look at me funny.   Since the day a decade or so ago I had a bad reaction to a moldy home, I have stocked masks in my car. Whether you are listing a home or showing home, you only have one first impression. So, what is the first thing you notice when you enter a home? For me, it is "the Smell".   I am on a listing blitz and meeting many would be home sellers in the last couple of months. That means I have seen and smelled many things. Some pleasant and some not so much. Yesterday, I walked into an ash tray. It smells like a 1980's dive bar. The walls were yellow, the windows were fogged over and I needed to change clothes after leaving. The seller did not smell it. They were even a little shocked how much it affected the price.
