Yesterday the Old man of the Mountain was back up on top of the world after his fall from grace in May 2003 when in the middle of the night the stone face crumbled and fell to earth.Soon after the  Old Man of the Mountain Legacy Fund committee was set up to search for awy to bring the old man back. Many designs and ideas were submitted but it was the one from Ron Magers of Essex, Mass. a toy designer and artist whose idea wowed the committee.It was reported in the Union leader that seven hand-crafted Profilers are set in granite blocks of varying heights at Profile Plaza. The question of the day is : Would you tell your seller that there "May be an offer coming in"?If you have ever listed a property, we all get these scenarios, there is a showing, the showing agent or buying agent calls and says we will be putting in an offer. You sit up straght, excitement stirs, a smile may come tio your face and then you wait for it to arrive. The next step is the most controversial... There are plenty of blogs with instructions telling you how to complete a short sale or how to buy a short sale, but none seem to focus on the things you should avoid at all cost that could kill your short sale dead in the water. #1. Do you know who the Gold Star Mothers are?  Up until today, I had not heard of them.  I've been very blessed in life, not to be in their position.  Gold Star Mothers are women whose sons and daughters died while serving in the armed forces.  These are mothers who have paid the ultimate price...mothers whose children made the ultimate sacrifice for our country.   Today, May 1, 2011, in Manchester, NH, the Gold Star Mothers Memorial Statue was dedicated to these women.  Mayor Ted Gatsas declared May 1 to be Gold Star Mothers day in Manchester. Governor John Lynch declared May 1 to be Gold Star Mothers Day in New Hampshire. Happy May Day... While i was at Lowes this morning browsing the garden section someone wished me a Happy May Day...... The 1st of May has a different meaning for different people. The unofficial day in NH when we brush the snow the off the flowers, look at the new leaves popping from the trees, watching our lawns turn green and the tulips blossom. In Socialist countries they celebrate or even used to celebrate with gigantic parades showing off their military might. Children in other cultures dance around the may pole but for me, Real Estate Agents celebrate the start of the busiest time of year to buy and sell houses. For me... especially  after this winter, it lifts the wishes and dreams of many that this winter is over. Updated  May 1, 2011Copyright 2008-2011, All rights reserved

One of the most talked about segments of bank owned homes both between potential buyers and by agents themselves is: Why is it so hard to buy a bank owned home from Fannie Mae or Freddie Mac?The question i am sure some of you are asking right now is what to i mean by"hard".There are several factors i face as a buyers agent trying to sell a Fannie or Freddie listing.1. Could you cut your fossil fuel use by 25%?Well the Governor of New Hampshire thinks it's state agencies can, so why cant we all?An executive order in 2005 ordered all state agencies to cut fossil fuel use 10%, the agencies exceeded that goal by cutting back 16% which saved the state 3 million dollars. (just imagine the larger states... they could multilply this by 2,5,10 times this amount)This time the Governor's executive order sets the goal of reducing fossil fuel useage by 25%.The only problem i have... is he set a goal fo 2025, why so late? why not sooner?Which leads me to further questions?Why cant Obama make the same executive order for the federal governemnt?Why not for big business?Why not for all?and..... could you cut your useage by 25%? We all know gas prices are going up, we all have to buy it but at what point do you say enough is enough?For five straight weeks, Americans have bought less gas than in comparable periods last year, according to MasterCard Spending Pulse, which monitors gas sold at 140,000 stations nationwide. The first week of April saw drivers pumping 2.4 million fewer gallons than they did last April -- a 3.6 percent dropI truely believe that in 2008 gas prices litterally through "gasoline" on the fire of the economic downturn. Manchester NH's new $43 million dollar municipal complex is well underway. What makes this project news worthy is not opposition to it, not city politics and not an uproar from the city residents, It is the praise for Mayor Ted Gatsas who pushed for the need for new police and highway facilities even in tough economic times.The mayor touted low inteest rates on bonds and stimulous funds  that is funding the project for making this project more affordable and now as the time to get it done as if the city waited, it may have never been built.It has come out of a need when the Mayor called the old city highway garages an embarassment built in 1948.
