WHAT WOULD YOU DO?   or In this basic situation, It is Your listing, a buyer calls to see it, you dont want to be a dual agent so you will be a transactional broker for the buyer. You show a buyer the home, they love it, they need to get prequailified and then are supposed to come in to write an offer. 4 Days later they show up with another agent? What would you do? In Real Estate i can be blessed to visit alot of homes every week in mu duties of listing and showing homes for rent or for sale in and around the Manchester NH area and Southern NH.Some owners go out of their way to make the house show the best as possible to potentual buyers. It was just over a year ago the Federal Home Owners credit was in full swing. Now that April 2011 sales figures are in, i think we can make a clear comparison and judge the affect it had on our area.There is no doubt it had a HUGE positive affect on the market increasing sales and prices for that period. April 2010 sales jumped 41% over April 2009. The median sales price actually increased last year during April by 8%.This year NH had 809 homes sell which is a decline from last April which figures were inflated due to the Rebates.  Sales were done this year without a rebate by 23% however sales compared to 2009 were up 18% over April 2009 whihc is a huge postive given no rebate this year.------How did the rebates affect sales in your area?------I can make the conclusion that the rebates...

On Friday it was announced through Reuters that THE DELINQUENCY RATE OF US MORTGAGES FELL SHARPLY IN THE 1ST QUARTER reaching the lowest level since 2009.The US Mortgage Bankers Association 8.1% if US loands were seriously delinquint which was 50 basis points (1/2 a percent for layman) than fourth quarter 2010 and 144 basis points (1.44%) lower than the same period a year earlier (2010)It was the 5th straight quarter of declines in the delinquincy rate. What does this mean???Well first of all it shows teh housing market is at least heading in teh right direction, it can not fully recover until foreclsoures are reduced. in my opinion a full recovery will pull into high gear once the banks begin lending again. In Real Estate one of the hazzards that is often not thought of is being bitten by a dog. Real Estate agents and their clients are walking into a strange house often with no knowledge of a dogs temperment,  home owners should remove the dogs from the home prior to showings but many do not. TIPS ON PREVENTING DOG BITES1. Never run past or from a dog, it is the dogs natural instinct to chase after you.2. The April 2011 jobless rate came out and it dropped again to 4.9% from 5.2% in March. New Hampshire has the 4th lowest rate in the country. This represents the lowest rate since Dec. 2008. With the lowest jobless rate in New England the New Hampshire economy continues to grow. The housing market has stabilized in some segments.
