HAPPY MEMORIAL DAY ALL!!!The words from Lee Groonwood say it best...If tomorrow all the things were gone,I'd worked for all my life. And I had to start again, with just my children and my wife. I'd thank my lucky stars,to be livin here today.‘ Cause the flag still stands for freedom, and they can't take that away. And I'm proud to be an American, where at least I know I'm free. And I wont forget the men who died, who gave that right to me. And I gladly stand up,next to you and defend her still today.‘ Cause there ain't no doubt I love this land,God bless the USA.Enjoy the day everyone... I WAS INTERVIEWED YESTERDAY FOR AN ARTICLE AND WAS ASKED What is the #1 Tip you can give for BUYING A BANK OWNED HOME? I deal with alot of bank owned homes throughout New Hampshire. I am proud to be one of the leading listing agents of Bank owned homes in the Manchester NH area. My basic answer was there was not 1 thing but a list of things that a buyer needs to do to if they want to buy a bank owned home.Where should a buyer start? The first thing you need to do is be pre-approved for a loan. No bank will look at your offer without it. There is a difference between prequalified and preapproved. A pre qualification looks at your credit score, your income and liabilities you state and gives you a sales price you should be searching in. however a pre-approval will confirm you are able to g...

One of the most asked questions is What is the #1 Tip or advice you would give for BUYING A SHORT SALE? Buyers and their agents often ask why wasn't this offer accepted and why did it take so long. First there is no law that states the bank has to complete a short sale, they only lose money and make it as hard as possible. While that is the thought of most, if submitted correctly, you have a very good chance of making it work and if submitted incorrectly or missing anything, you may be doomed from the start.  As a leading listing agent of shortsales in New Hampshire, and also working as a buyer agent for thise looking purchase short sales in and around Manchester NH, i have put together a list of what is important to follow. I wanted to share it with you all...Buyers before entering int...

It was just over a year ago the Federal Home Owners credit was in full swing. Now that April 2011 sales figures are in, i think we can make a clear comparison and judge the affect it had on our area. There is no doubt it had a HUGE positive affect on the market increasing sales and prices for that period. April 2010 sales jumped 41% over April 2009. The median sales price actually increased last year during April by 8%.This year NH had 809 homes sell which is a decline from last April which figures were inflated due to the Rebates.  Sales were done this year without a rebate by 23% however sales compared to 2009 were up 18% over April 2009 whihc is a huge postive given no rebate this year.------How did the rebates affect sales in your area?------I can make the conclusion that the rebates...

On Friday it was announced through Reuters that THE DELINQUENCY RATE OF US MORTGAGES FELL SHARPLY IN THE 1ST QUARTER reaching the lowest level since 2009.The US Mortgage Bankers Association 8.1% if US loands were seriously delinquint which was 50 basis points (1/2 a percent for layman) than fourth quarter 2010 and 144 basis points (1.44%) lower than the same period a year earlier (2010)It was the 5th straight quarter of declines in the delinquincy rate. What does this mean???Well first of all it shows teh housing market is at least heading in teh right direction, it can not fully recover until foreclsoures are reduced. in my opinion a full recovery will pull into high gear once the banks begin lending again. Some parts if the country are enjoying a faster recovery than others. Here in N...

In Real Estate one of the hazzards that is often not thought of is being bitten by a dog. Real Estate agents and their clients are walking into a strange house often with no knowledge of a dogs temperment,  home owners should remove the dogs from the home prior to showings but many do not. TIPS ON PREVENTING DOG BITES1. Never run past or from a dog, it is the dogs natural instinct to chase after you.2. If a dog is threatening you, do not scream, avoid eye contact, remain motionless and back away slow when the dog walks away.3. Never approach a strange dog4. Do not pet a dog without asking the owner first and always let teh dog sniff you before petting5. If the dog is about to attack , try and put something between yo in the dog like furniture, pillow, backpack, bicycle or such. Please fe...

The April 2011 jobless rate came out and it dropped again to 4.9% from 5.2% in March. New Hampshire has the 4th lowest rate in the country. This represents the lowest rate since Dec. 2008. With the lowest jobless rate in New England the New Hampshire economy continues to grow. The housing market has stabilized in some segments. The market for good clean homes priced at market value continue to sell strong. i have seen a great increase in people relocating to NH for jobs, they are falling love with our area, no income tax, no sales tax, great schools, great Real Estate prices compared to our neighbors to the south and convenience to recreational areas.Another reason that makes NH a great place to live, play and visit.Updated  May 19, 2011Copyright 2008-2011, All rights reserved

How could you cut 50,000 commuter miles this week in the state?New Hampshire residents are being asked to take part in cutting 50,000 commuter miles therefore saving 100 barrels of crude oil this week by bicycling to work which was touted as Commute Green NH week. Now seeing it has been raining for days it could have been better planned as far as the weather is concerned but the Governor of NH kicked off the week MondayDespite the weather which may have kept the numbers down, it was reported that 100's of workers parked the car and took their bikes. At best it has made people think of walking or biking to work which not only is better for their health , but saves them money. If only people could park that car once a week and walk, bike or take public transportation... If only this catche...

CASH BUYERS VS MORTGAGE USERS With cash buyers on the rise, potential buyers who need to get a mortgage may have met their match. When a seller looks at an offer with a mortgage contingincy, they see a chance that deal wont close if th ebuyer doesnt get their mortgage. With a cash sale, there is no mortgage contingincy, it is virtual slam dunk it will close. Some sellers will take a lower cash offer for that peace of mind of a sure sale.In this market the buyer who needs a mortgage can not always compete. But they can increase their odds... First thing is to meet with a local and trusted mortgage broker, they can prequailify you at no cost, they will look at your credit plus your financials and let you know if there are any mortgage programs that you may quailify for. They can give you a ...

Yesterday i watched an interesting segment on the Today Show. Barbara Corcoran was doing a segment on The Best and Worst home improvements based on their cost versus how much you recoup upon sale. There was a couple i question and wondered if anyone else would as well.THE BEST1. Replace your front door. It is the first thing anyone sees, if it is in poor shaper, they may think the whole hous ein in that shape and not even enter.2. Replace your Garage DoorWith most houses the garage door makes up 1/4 to 1/3 of your front. It can be inviting clean and new, or old, dingy, cracking and scare people away3. Add a deck1 of the controversial picks but based on how much you recoup, it is the number 3 home improvement to complete, it is one of the most used items on your exterior and brings the m...
