I work 7 days a week for most of the year, it is common to work 10-12 and 14 hours a day when it is busy but there are 2 things i live for. 1. Congratulations to the Boston Bruins on their Amazing 2011 Stanly Cup win and to all the fans who acted responsible in their celebrations. As the local stations are showing the Bruins return to Boston, fans are pouring into the roads on the route from Logan to the Boston Garden. First Class all the way...See you all at the parade...On the other side...It made me sick to hear the chant "Go Home" and the "Boos" from the fans in the arena who proceeded to go outside and wreck their own city. Their Mayor said it best when it was shameful behavior and a complete repeat of when they lost to NY a decade and half ago. Where is the Olympic pride we saw not so long ago?The Good...and the bad....UPDATED June 16, 2011www.ScottSellsNH.com

What a Saturday, 3 graduations in one day and the Central class of 2011, their parent and guests left in stitches. It started out early Satuday morning at The Verizon Wireless Arena where the Memorial High School Graduation kicked off the day. Congratulations to my nephew Casey for his great accomplishments and congratulations to my neighbor and daughters hero, Jenna. No sooner did Memorial file out and the familes and friends head off to their barbeques. The Central High School class of 2011 filed in. In one of the most anticipated special appearances was a visit by former  fellow Central School alumnus Adam Sandler. His nephew was graduating and as in previous years, he did not dissappoint his family that remains in NH by attending and speaking at Graduation. He had everyone laughing, s...

In this type of economy where the banks are just so tight on giving mortgages to buyers, sellers may need to move and have no choice but to rent and buyers who have good credit, need to save additional money for the down payment or closing costs. There is help for both buyers and sellers with a lease purchase option, also known as rent to own.1. The first step: Get Prequailified...It is a good idea as the first step, to get prequailified. Meet with a local and trusted bank or mortgage company. Stay away from internet lenders. You need to find out how long it will take you to get a mortgage so you know how long of a lease your need. As well as what you will need to do to be quailified by the time that lease is up. You can get prequailified at no cost at most trusted lenders. Then you need ...

One of the most asked questions of sellers in the Manchester NH area as late is "Why as a seller should i pay the buyers closing costs?". During some recent listing  appointments sellers were quite insistant that they did not want to give anything to buyers as they insisted prices were already low, no one helped them whey should they help anyone and "Is it Required?" I was quite surprised to hear some sellers who met with other companies whose agents told them they should not pay buyers closing costs. The seller is not required to pay the buyers buyers closings or credit the buyer with an money at closing however as a seller, if you want to sell your home, you need to accomodate the potential buyers and assist them in anyway you can to attract more buyers and to assit them in being able...

1. WHAT IS A PRE-FORECLOSURE?A Pre-Foreclsoure is just that, a house entering into the foreclsoure process. It could be any home where the home owner is at least 30 days late. The pre-foreclsoure process includes every aspect of the foreclosure process right up to the foreclosure auction.2. WHY CAN'T I JUST GO AND BUY A PRE-FORECLSOURE BEFORE IT GETS FORECLOSED?One of the biggest myths in foreclosures is "getting a deal on a preforeclosure". Let me tell you why, most houses are not even for sale, most home owners owe more than the house is worth in todays market and unfortanately if in a preforeclsoure situation, IN MOST CASES there is not enough time for them to complete a short sale.3. CAN I GET A SELLER TO WORK WITH ME SO THEY CAN AVOID A FORECLSOURE?One of the most important things ...

One of the most common questions as of late is; 'No one is looking at my house, What can i do?"#1. CHECK YOUR PRICE The first thing you have to do is get a new brokers price opinion completed to see where your house is priced in teh market. If your house is priced above market value, with the increase in listings, your house my be priced too high to attract buyers. You want your house priced at or below market value, most often no lookers comes from too high of an asking price.#2. CHECK THE MARKETING AND ADVERTISINGThe other common problem with a lack of showings is a lack of marketing or advertising on your poperty. Is your agent advertising and marketing your property? Where are they searching for buyers? Are they giving your home the time and energy it deserves?#3. ASK YOUR AGENT A...

WHAT WOULD YOU DO?   or In this basic situation, It is Your listing, a buyer calls to see it, you dont want to be a dual agent so you will be a transactional broker for the buyer. You show a buyer the home, they love it, they need to get prequailified and then are supposed to come in to write an offer. 4 Days later they show up with another agent? What would you do? Do you honor this new agent who hasnt seen the house?Do you risk the sale to refuse to pay them a buyer broker fee?Do you pay them the advertised fee in MLS?As an agent would you take a buyer who already saw a house and write an offer on a house you never even saw?------I will fill you in on what i did after so not to skew any responses... please let me know what you think?Updated June 1, 2011Copyright 2008-2011, All rights ...

In Real Estate i can be blessed to visit alot of homes every week in mu duties of listing and showing homes for rent or for sale in and around the Manchester NH area and Southern NH.Some owners go out of their way to make the house show the best as possible to potentual buyers. Other sellers just lumbe rthrough the home selling process. Some of the best kitchens i have seen, i just had to share...=====In the below photo the former owner took the appliances and the kitchen sink but at least left the cabinetsThe lesson learned here is clutter will not help sell your home any faster. Clean and clutter free is the way to go. Please check back to see part 2 coming very soon.Updated May 31, 2011Copyright 2008-2011, All rights reserved
