What was that? The last week as seen some changes here in the Real Estate market here in the Manchester NH area market. The flood of new inquiries is slowing. The first question was, is it just with me? Was it city wide? State wide? how about nationally? Having many showings on a couple of my new listings, it gave me time to talk to many buyer agents and what they are seeing. It is state wide.... It is unknown if it is something just here in NH or others are seeing a change too. The first thing I gather, is it is no time to panic. Our typical fall market in NH starts out like an explosion and slows as it gets colder. Many buyers and sellers want to close before winter arrives. Are we back to a typical market? Maybe...  The facts I do know are sellers are still listing. Buyers are still ...

In these times of multiple offers for every home I list. I find that buyers and their agents are getting creative here in the Manchester NH area. An offer on my new listing read just like this, " Buyer to pay $10,000 over appraised value." So, what is the problem you may ask?  The problem is  that there was no sale price. It was blank with an " * " -  where in the comments it read, " Buyer to pay $10,000 over appraised value." The problem continues as you do not know what value an appraiser will put on that home. It could be exact, could be high or even too low of a value. With multiple offers, it is common to ask all buyers for their highest and best offer. This buyer was asked to "re-phrase" their offer to state a number. They balked. They said it was illegal not to take an offer and ...

In trying times you get to see what people are made of. You get to see their human side. You also get to see peoples true colors. Here in the Manchester NH area, our Real Estate market came to a stop in March. We had a cold and wet spring. Gloomy in more ways than one. Real Estate sales stopped, but something different happened. Questions started pouring in. A mix of would be home sellers, would be home buyers and people who were scared of the unknown. Being pressed for answers, it gave me a purpose. I love to talk real estate. It is not just my job but my life.  With nothing to sell, i felt a bit lost. I felt a lot of depressed. Hearing from so many past and would be future clients, gave me a purpose again. There was no time to waste though. I am used to being busy. This time gave me t...

I am not sure what to think. It was unfortunate I had a seller sitting next me signing a listing contract when i just got this call. As he signed, he said tocanswer it, I have to read this anyway. So I answered the phone, Good Morning, Scott Godzyk. Then was asked "If I would like some help in selling my home?"   Was this a joke? Did i know this person? Did they not know I am a real estate broker?    Sadly being with a client who looked at me and said to answer the phone, i could not be as witty as i may have been in my car alone. A call at 8:20am is usually important.  So I answered.   SO was this agent new?   Did they even scan the "do not call list" prior to making a cold call as they were calling personal cell phone?   How did they not know who I am? This town isn't that big...   T...

When the first words from a person calling me are "I think i made a mistake." I know that there will be a good story to follow. Despite a great referral to list with me, this woman chose to list with the agent who charged the least. She had lots of demands to go with them. She wanted to list at a price higher than any neighborhood house had sold for. She did not want to fix anything and would only give 30 days to sell it.     I spoke the hard truth. Perhaps why I did not get the listing, but i live in reality. The roof is 25 years old, it needs to be replaced and it shows. The carpet is worn, beyond any cleaning that could bring it back to life. The house has flashy wall paper and non neutral colors. It has some challenges. To get top dollar, you have to be in mint condition.   The rea...

When it comes to wearing a face mask, there is a right place and a wrong place to be wearing them. Driving in your car alone. NO. Riding a bike alone. NO.... BUT.. listing and selling bank owned homes, estate sales, vacant homes and or short sales. YES   You never know what you will find when you open the door to a vacant home. Mold, cat pee, dog poop, mice droppings all make for a smell that can knock you down. So even before Covid 19, I wore masks in these homes. People always would look at me funny.   Since the day a decade or so ago I had a bad reaction to a moldy home, I have stocked masks in my car. Not just any masks, but both N95 Masks and a full respirator. The throw away masks to be honest, are useless keeping anything out.    SO yesterday, heading into a new condo REO listin...

Whether you are listing a home or showing home, you only have one first impression. So, what is the first thing you notice when you enter a home? For me, it is "the Smell".   I am on a listing blitz and meeting many would be home sellers in the last couple of months. That means I have seen and smelled many things. Some pleasant and some not so much. Yesterday, I walked into an ash tray. It smells like a 1980's dive bar. The walls were yellow, the windows were fogged over and I needed to change clothes after leaving. The seller did not smell it. They were even a little shocked how much it affected the price. The daughter could smell it and needed to make a decision to tear up the carpets, was all surfaces and re-paint the home. She was happy i was honest and offered them options.    Ove...

Are their any cheap homes For Sale in the Manchester NH area? That seems to be a question from many first time buyers looking to purchase their first home. Many people are realizing that it can be cheaper to buy a home than rent one. The FIRST STEP is getting pre-qualified by a local and trusted loan officer. That is a step I can assist you with at no cost. Hiring a great Buyer Agent is a MUST. Let me help you. The next step is searching for what homes may be available. Price is determined by location, size, age, type of home and condition. There is no secret the cheapest prices are either the smallest or the ones needing work. Some people want small. Some people want homes that need work. There are homes for everyone. With ultra low interest rates, buying a home is also a great deal fo...

A relocation home buyer from MA had a choice to make this morning. Should they keep their real estate showing at what could be their dream home or should they stay in MA to shop "tax free"?    Before you shout our your answer here are some facts. These relocation buyers have been loking all summer for a new home in NH. They were just referred to me last week. Quickly I was able to identify what they were looking for and find an "off market" home that would be willing to sell. The seller gave a price and a time frame they need to close and would allow 3 sets of buyers into the home this morning where each buyer should make their highest and best offer right away.   This relocation buyer though canceled. It is tax free shopping day in MA, and they needed some things? Did they have to can...

Do you ever wonder why some people are selling? I got a call asking if I would list a home. Before I could get too excited, the caller blurted out a couple of agents already refused to take the listing. I guess i needed to see it and find out why.    Arriving at a nice home in a very desired neighborhood, I could not imagine what the problem could be. The home was newer and immaculate. The seller gave me the grand tour. We went out back where he was making noises. He asked if I now knew why they needed to sell quickly. I still did not get it as he pointed quite a ways away through the woods naked people. The neighbors are nudists.    Well, before I could see too much or even think what the proper response is, the seller was asking where they can sign to get the home listed. We sat on t...

"When is the BEST time to sell my condo?" is the question i hear more than all others. The answer may be "RIGHT NOW". Values are up sharply this year. We have an incredible amount of buyers ready, willing and able to buy looking for a new home right now. The next question is often where we see values going? As in most election years, values usually stabilize and sometimes even take a turn downward. So, if you want the highest price, listing with us right now could be the best plan. A CONDOMINIUM is more than a type of home, it is a lifestyle. Most often consumers love that the lawn care and snow removal are done for them. Buyers love the well landscaped grounds. Manicured lawns and many amenities that often come with the condo lifestyle here in New Hampshire. Pools, club house and work ...
