Londonderry NH Real Estate Report August 2010 Today we are looking at homes sold data for the last four years verses the last twelve months to determine the state of the market.  In 2006, 361 homes were sold and spent an average of 91 days on the market.  This indicates a pretty hot market for Londonderry.   In 2007, 14 less homes sold at 347 but days on market went up to 128 indicating a chilled market with a recession looming.  While the recession was in full bloom in 2008, only 243 homes sold (off 104 units) and days on market were 130.  While the Federal Home Buyer Tax Credit was established to prop up a sagging national market, 2009 saw a few more homes sold at 252 with days on market lessening to 106.   In the last twelve months we see homes sold falling off again at 243 but days ...

Reaction has been mixed from town residents who are split on keeping the rural character of this small town and those who are looking for commercial growth to bring tax relief. It would be a mix of residential and commercial projects featuring new parks, ballfields, walking trails and a new town center. The types of buildings include single family homes, clustered developements, condominiums and commercial from small shops, to big bix stores and light industrial buildings and a nex exit off I93 known as 4A. It i...

Hearing the sounds of thunder in the distance slowly approaching. I watched the skies with 1st grade excitement. "It's come Ma, batten down the hatches" (what ever that is). Outside I felt a drop or two but thats all. Then it got errie calm.  I could see off in the distance, I live on a hill, someone gettig a doozie of a storm.  The stormy skies were presenting an awesome show.  Grabbing my camera I had to take pictures.     The colors were amazing.  Blues and greens!!! As the wind picked up I thought perhaps now we'll get some rain????  We need it bad.  Nope. Not here, over to the east and north, their getting some.  Not here.  If fact the neighbor across the street decided to cut his lawn, nice wind. Hope you enjoy the pictures of Mother Natures awesome power.                         ...

365 Things to do in Southern New Hampshire.  Everyones assistence is needed here. Being a southern New Hampshire resident for over 30 years I've come to realize that I've rarely visited nearby attractions.  I've camped and explored the White Mountains, boated the Lakes region and had many a goodtimes on the Seacoast.  When it comes to  southern New Hampshire (Concord south) I  know very little.  Being a Realtor for 20 of those 30 years I've driven just about every road through just about every town but I haven't stopped to check out whats happening.  There's a ton of history and this time of year alot of Fairs and Town Celebrations .  Tourism is at and all time high with the winter season being a very close second.  The 4 seasons in New Hampshire is an incredible display of colors (peak...

Londonderry,  New Hampshire Foreclosures, Short Sales and Bank Owned Real Estate Purchasing property at a Londonderry NH foreclosure auction has many risks to a potential buyer and in most cases the bank will bid and take possession of the property at the auction. The property is then referred to as bank owned, REO (real estate owned) or foreclosed property. A home owner may attempt a "short sale" whereby the bank agrees to accept less than the mortgage balance based on the owner's hardship and financial status. Obtaining approval can be a long and difficult process. Additionally, there is no assurance that the lender will accept an offer at or above the listed price.
