Should a listing agent ever tell a Home Buyer they do NOT need a home inspection. Well one told my buyer just that. Yes, this Manchester NH area home was completely renovated. Yes it appears everything has been redone. But t is what you do not see that you need worry about. A foreclosure, bought by a contractor and completely remodeled. I must say they did a really good Job. The however is.... a buyer should have every and any home inspected.    My buyer understood that as we had a talk BEFORE we started looking at home what to expect and when. They made an offer, it was contingent n a home inspection and we moved forward. The day of the inspection my buyer was there and so was I. In the fall leading up to the election we saw a sharp slow down as people held their breathe and waited to see what would happen. When the election ended, it was a collective sigh of relief. Home Owners who had stayed put, once again made the choice to move to bigger homes. A home is never Sold until it is closed. The buyer put this Manchester NH area home under contract. They were were getting close to closing and with the advice of their Buyer Agent, DEMANDED that the sales price be reduced to the assessed value. The buyer agent just saw the tax card and put the buyer on a five alarm break down.    The HARD FACTS are the home is worth $250,000 based on current comps. The sales price is $250,000 base don the buyers offer.
