What did I learn today? Well, interesting really, I searched through the last 4 years of closed sales in all 44 towns of Grafton County and found out that land is really a good value right now. The search parameter was 20-100 acres, and found that the average of 46.26 acres sold at $117,307- that is and average of $2,535.82 per acre. The median for 39 acres that sold for $96,000- that is a median price of $ 2,461.54 per acre, and the total average days on the market was 287.21 days and the median for this is 175 days on the market. Interesting? So whether you are looking for a site to build a home, or to develop for commercial purposes- these are good statistics that can provide insight in to land values in The White Mountains of New Hampshire. While I enjoy having four incredible seasons in the Northeast...I think my favorite (and shortest) season here is the Fall. The foliage burns bright, but only for a short time. I try to get some photos with in the peak two week window...almost every day. Because everyday the colors change, and when it goes it goes fast. One really cold nice, with a strong rain, and high winds can un-do mother natures colorful portrait.. So if you are coming to New Hampshire now is the time to leaf -peep ? September means two things in the Loon mountain area...Lincoln New Hampshire is about to be invaded by Scotsmen and leaf-peepers. The New Hampshire Highland games kicked off yesterday, with the sound of bag pipes in the air. Marching bands...and serious athletic competition...along with the highland fling, a wee bit of whiskey...and a lot of kilts - flooded in to town today.     The games last through Sunday the 21st... but if you miss it this year, they will be back next September like clock work.   So too comes the cooler nights, and the changing of the leaves. This is perhaps my favorite time of year to live in the mountains. Sunny days to Golf and photograph the changing seasons and cool nights to cozy up with my gal. Loon mountain is the most popular ski resort for the Boston / Massachusetts folks...it's a two hour ride all highway and the reward for your trip is great skiing. The best man-made snow coverage in the east, and a great little town to entertain and enjoy when the skiing is done for the day or over for the season. When you want something done quickly give it to someone who is already busy... I don't often take stock of my sales activity during the course of the year. But once in a while a client will ask: "Tell me why I should list with you? (or) Why should I hire you to be my buyer's rep?" Those are very good questions, and the proof is in to pudding as they say.  I looked back from one year ago today at my own transaction and found the mix to be what I expected...but frankly I'm so busy I didn't count the numbers until now. Clark's Trading Post...Lincoln NH. As a public Service notice... Frequent visitors to Clark's Trading Post (with it's famous live bear show) will have to seek a slightly different route this summer. The State of New Hampshire has temporarily closed Exit 33 off I93...this was the easiest Route to reach the "WORLD FAMOUS" bear shows.. Now you have the choice of Exit 32 in Lincoln (The Loon Mountain Exit) and take a left at the Traffic Light on to the connector road in the center of town.
