I don't get the chance to contribute to my own Blog nearly as much as I'd like. As a matter of fact, I just took a quick peak, and boy were my eyes opened! I mean, yeah ... I realize that we're all here to share ideas, learn from and grow with one another, while - at the same time - exposing our businesses to the largest audience possible. After reviewing my past Blogs though, I had to wonder just who in their right mind would bother reading this dry, factually-based, owner's manual of a schmuck anyway?   Nearly every one of the Blogs I've written up to this point have been business-related, focusing just about exclusively on my Loon Mountain Real Estate. Well, that's all good-n-fine, and even understandable ... to a point! In the process though, very few of you have really gotten to...

The identification rules most used   *The 3 property rule, the easiest way to comply is to identify three properties, you must make a formal attempt to name the street address, map and lot number or by a deed reference. You can literally find a location you like and write down 3 street addresses. the problem with this strategy is that you may not be able to negotiate a purchase and sales agreement on any of them (so working with a Realtor, and using property that is listed will help greatly). *the 200% Rule, If you sell a large property this option provides lots of latitude to acquire many small properties. Some investors will want to diversify their property interests by acquiring more than three properties. If more than three properties are desired, the total value of what is identifi...

Shingle and Stone Makes the home. I was viewing some of our latest homes under construction, and ran into one of our finished carpenters he was talking about all the cedar, redwood, and other mixed woods that go into a multi-textured design. It seams like the winning formula includes exposed beam work, cedar shingles, vertical siding and lots of stone work.  Keeping the landscaping to a minimum also helps with that mountain camp feel. this house has a great screened in porch to keep the bugs out, a covered entry way to keep the rain and snow off the front steps and architectural roof shingle to add to the shadow effect on the roof.    How about this 17 foot tall stone work of art, the black recessed area is the electronic hook ups for a flat screen TV, with Granite slabs for the base, ...

Like Kind as it appears in the IRC (Internal Revenue Code) related to 1031 Tax Deferred Exchanges (& 1033 Involuntary Conversions which I will not be getting into today) really means four things: Location of Property: To be like kind to another property; both have to be "located" in the United States or Both have to be out side of the United States. (New York for Florida is OK, but NY for Canada is not). Type of Property: Real Property for real property is fine, and the level of improvements on each property is immaterial. (vacant land for apartment building is ok). The like-kind exchange for personal property is much more strict and no need to get into that in a real estate blog (but check with a qualified intermediary if you are trading a backhoe for other equipment). Use of Property:...

Camping was not my thing when I was growing up, outside of Boston, as a matter of fact I would have considered a hotel without room service as roughing it. But being an avid skier I made my way to New Hampshire and Have Lived here a long time now. When My son was about 5 we took him camping at the Hancock Campground off the Kancamagus Highway which is along the Pemigewasset river in Lincoln NH. At the time it was about a mile from our home, we arrived at the site and began to set up our tents and started a fire. One of the neighbor campers dropped by to say hello and we got to talking about home towns and travel time. We told Mr. Camper were from right here (not living in the woods , but) this is our home town. After being poked fun at for our great travel distance and seeing the...

Rte 112 Lincoln NH, we are about a mile from town but on this road the next town..or any building is 32 miles away over the Kancamagus Highway no gas station, no food no service, just half a dozen great look out points to turn in an d enjoy the view. I had just rolled my window down and leaned out to take this shot, the cars didn't seam to bother this guy at all and he didn't look too skinny (he stood there and ate grass for a minute). Apparently I was kinda bothering him because he switched lanes then gave me the look as if to say don't you have anything better to do, well no not really. I came out to take a picture of the house you are about 15 feet away from so I'll just watch you until your gone if you don't mind. Every day is a good photo day in the White Mountains. Especially whe...

National Forest  & River Frontage We took a narrow parcel of land outside of town and abutting the White Mountain National Forest, and said how cool is this. Then we said can we find a way to build homes on this narrow piece of land. We started with 14 acres that extended 2,000 feet along the famous scenic highway know as the Kancamagus highway (rte 112), but it was only 500 feet wide in the middle and less that 100 feet wide for more than half it's distance along the road. With 50 foot waterfront set backs and no septic systems with in 150 feet (just recently changed to be 250 feet) we had a real challenge. Oh did I mention there was no town water to the site either. So we set about to pump sewer up- hill to another associations property (requiring a permit and 2 right of ways)...

Some come to hike some come for the many area attractions and some come to float down the lazy river.  Gas prices are high but lets keep our plans for a vacation in perspective, if you drive a modest car that gets 25 miles to the gallon of gas on the highway, you can drive 200 miles for about ($29.00) twenty nine dollars. That gives you a lot of options in New England. From where I live Near Loon Mountain in Lincoln New Hampshire I can travel less than three hours and visit: Maine, Vermont, Massachusetts, Rhode Island, Connecticut, the rest of New Hampshire and several great cities in Canada. The Maine Coast, Burlington Vermont, Hartford Connecticut, Newport Rhode Island, The Boston Red Sox, and Montreal Canada are all but $29 away.  Family time is important, your children are onl...

I encourage you to use my third party stories to make your point about purchasing a vacation home. There is nothing more powerful than showing why others choose to make property purchases especially when their motivation is the time spend with family.   A young women , who is a client of mine, and I were talking shortly after her closing on a townhouse condominium (purchased as a vacation home). We got on the subject of college savings for our children, she told me this purchase was made instead of a college savings plan, after my initial shock she told me why. My client had paid for her own tuition to an Ivy League school where she studied law, she commented on the other students she met while in school and said the ones whose parents paid for their education fooled around didn't study ...

First and foremost, please forgive any type-o's in this post. I'm not as well-rounded with the inner-workings of cyber-space as I'd hoped, and find my spell-check function isn't working as it should. Now, with that out of the way, let's PLAY BALL!     Mom's a big fan of the Billy Crystal movie "City Slickers", and especially likes to call on birthdays - at the precise moment of birth - and quote lines from the movie, just like his character's Mom did. She's also what I have come to refer to as our "Family Prophet", since she has an uncanny ability to forecast family events with an eerily-accurate record ... with one major exception. Several years ago, I remember Mom forecasting that the "Born Dad" in the family would have lots of children. This article's author, by the way, is her on...

Giant Wave Pool, Castaway cove, with three heated hot tubs and one of the several pools on the property this is where the adults tend to land away from the huge slides and the resulting splash down that ends each trip to the bottom. The eye of the storm is just one of the eleven slides in the park, the Newest to open last year was the Banzai Pipeline. The other slides include the Harpoon express, Beluga Boggin, the Plunge, and the wadding pool for the little ones is the Whale Harbor.  Jonah's Escape is a quarter of a mile long lazy river, and the park has 3 separate theme eateries for a variety of food options. The Whales Tale offers adult beverages and has several night-time after hour theme dates for evening activities with live music and wet fun under the lights. Located in Lincoln ...

I wanted to share a sale I have pending with the hope it can inspire others to try the long closing rather than let buyers wait and see (or see other agents). In the ski resort business mud season is here and this past winters customers are thinking about the ocean. So how do you write a deal when the buyer's have no current motivation, this is how a maybe became a done deal for me. The buyer likes the place doesn't care to pay the cost of ownership for the next six months while he will have no use. The seller is considering short term rentals while he too, enjoys the summer in other parts of the country. In a meeting of the minds guided by the buyer's agent (me), we proposed to close on or before November 21st the weekend prior to Thanksgiving ( six and a half months away). We propose...

New England received several inches of rain yesterday, but sometime after dark it turned to snow and would expect to see snow on the mountains for most of the month of May. The annual pilgrimage to Tuckermans' Ravine should be no problem through the month of June. It is not uncommon for these hardy souls to hike Mount Washington in Early July with their skis and enjoy a summer days skiing with plenty of snow left in this protected bowl. If you hike this time of year it is not unusual to find several climate changes along the trail, especially if you go above the tree line as many of the 4,000+ foot peaks offer near by.An area broker and I have had a standing deal for the past several years, we ski on the last day of the season at Loon Mountain then get in the car and travel 30 minutes...

swollen rivers and streams are filled to the banks, flood stage is 17 feet the national weather service is predicting rivers will crest at 18.8 feet in the Connecticut river and the pemigewasset rivers. I have witnessed this rivers rising in my own back yard, but our home is quite a distance from the river's edge and doesn't appear to be a threat to us. Many down stream from our combination of snow melt and steady rains many not fair so well. Many farms, golf courses and ball fields built in low land areas will be under water before the day is through. Needless to say Vacation homes (built for there inspiring views) perched along the rivers will loose some lawn furniture, and have water in their basements at the very least. This is the curse of spring after a great snow year. In a mat...
