I was viewing some of our latest homes under construction, and ran into one of our finished carpenters he was talking about all the cedar, redwood, and other mixed woods that go into a multi-textured design. Like Kind as it appears in the IRC (Internal Revenue Code) related to 1031 Tax Deferred Exchanges (& 1033 Involuntary Conversions which I will not be getting into today) really means four things: Location of Property: To be like kind to another property; both have to be "located" in the United States or Both have to be out side of the United States. (New York for Florida is OK, but NY for Canada is not). Type of Property: Real Property for real property is fine, and the level of improvements on each property is immaterial.        Camping was not my thing when I was growing up, outside of Boston, as a matter of fact I would have considered a hotel without room service as roughing it. But being an avid skier I made my way to New Hampshire and Have Lived here a long time now. When My son was about 5 we took him camping at the Hancock Campground off the Kancamagus Highway which is along the Pemigewasset river in Lincoln NH. At the time it was about a mile from our home, we arrived at the site and began to set up our tents and started a fire. One of the neighbor campers dropped by to say hello and we got to talking about home towns and travel time.  Rte 112 Lincoln NH, we are about a mile from town but on this road the next town..or any building is 32 miles away over the Kancamagus Highway no gas station, no food no service, just half a dozen great look out points to turn in an d enjoy the view. I had just rolled my window down and leaned out to take this shot, the cars didn't seam to bother this guy at all and he didn't look too skinny (he stood there and ate grass for a minute). Apparently I was kinda bothering him because he switched lanes then gave me the look as if to say don't you have anything better to do, well no not really.         National Forest  & River Frontage We took a narrow parcel of land outside of town and abutting the White Mountain National Forest, and said how cool is this. Then we said can we find a way to build homes on this narrow piece of land. We started with 14 acres that extended 2,000 feet along the famous scenic highway know as the Kancamagus highway (rte 112), but it was only 500 feet wide in the middle and less that 100 feet wide for more than half it's distance along the road. With 50 foot waterfront set backs and no septic systems with in 150 feet (just recently changed to be 250 feet) we had a real challenge. Oh did I mention there was no town water to the site either. So we set about to pump sewer up- hill to another associations property (requiring a permit and 2 right of ways)...

      Some come to hike some come for the many area attractions and some come to float down the lazy river.  Gas prices are high but lets keep our plans for a vacation in perspective, if you drive a modest car that gets 25 miles to the gallon of gas on the highway, you can drive 200 miles for about ($29.00) twenty nine dollars.  Giant Wave Pool, Castaway cove, with three heated hot tubs and one of the several pools on the property this is where the adults tend to land away from the huge slides and the resulting splash down that ends each trip to the bottom.   I wanted to share a sale I have pending with the hope it can inspire others to try the long closing rather than let buyers wait and see (or see other agents). In the ski resort business mud season is here and this past winters customers are thinking about the ocean. So how do you write a deal when the buyer's have no current motivation, this is how a maybe became a done deal for me. The buyer likes the place doesn't care to pay the cost of ownership for the next six months while he will have no use.   New England received several inches of rain yesterday, but sometime after dark it turned to snow and would expect to see snow on the mountains for most of the month of May. The annual pilgrimage to Tuckermans' Ravine should be no problem through the month of June. It is not uncommon for these hardy souls to hike Mount Washington in Early July with their skis and enjoy a summer days skiing with plenty of snow left in this protected bowl.   swollen rivers and streams are filled to the banks, flood stage is 17 feet the national weather service is predicting rivers will crest at 18.8 feet in the Connecticut river and the pemigewasset rivers. I have witnessed this rivers rising in my own back yard, but our home is quite a distance from the river's edge and doesn't appear to be a threat to us. Many down stream from our combination of snow melt and steady rains many not fair so well. Many farms, golf courses and ball fields built in low land areas will be under water before the day is through.
