I stopped by to see a seller who has been thinking of selling. He wanted to know what else he could do to make his condo show better. He also wanted to make sure his condo was free of germs.   Staying 6 feet away, he yelled "open" when i rang the bell. He had a RING doorbell so he knew it was me. I walked in and got the shock of my life.   There he was cleaning his kitchen's granite counters. Why was i shocked. He was using a Lysol Toilet wand. Should I laugh, what, why, who, what again....???? We were a good 6 feet apart as we discussed the sale of his condo. Should he wait? Should he list now? They say a picture is worth a million words. Well, check out this home. Life long smokers are ready for a change. Their children have decided to move them out now as the stairs are too much. We did our walk through to get marketing pictures. The children knew the home needed some work, but this was eye opening to them.   The next step was to explain to them value. An interesting story arose from a recent Listing Appointment. The seller made appointments with 6 different agents. The seller wanted a variety of sized companies and agents. They wanted to know what each agent could offer them. I usually like to be the last agent in. Buy I was the first agent to be interviewed this time. My fear is to be forgotten when #6 comes around. However i try to make myself "unforgettable." The seller asked some questions, but in my opinion, did not really ask the right questions. I have a listing presentation that i can adjust on the fly. I know when to talk and when to listen. The bottom line was the Seller seemed to only care about how much I could list their house for and how much i would charge as my commission. There is a RASH of new regulations and laws where towns, cities and counties in a haste to stop global warming. They are banning new homes being built or substantially renovated to have gas or oil. They want the homes to have electric heat and electric stoves. The questions of the day will these new laws help or hurt home sales? The second question is will this have any affect on green house gasses?  You do not have to look far in NH for a lesson on home values. In NH the cost of electric is high. Take a home that is all electric featuring electric heat versus a home with natural gas. The cost to heat the home with electric could run $500-$600 month in winter. Here in the Manchester NH area, every seller (except a bank) must fill one out when they list.  Basically it asks the seller to disclose anything they know about the property. I am writing this blog today with some reflection on a recent listing appointment. It is an estate sale. The son and daughter never lived in the home. Their lawyer referred an agent to them. The agent wanted them to have some expensive inspections because they wrote "Unknown" in nearly every part of the seller information sheet. Yesterday lived up to Friday the 13th and I had some strange things happen. One of them was an update to yesterday's blog. Neighbors can make or break a sale. My buyers went back to see that home. They loved the home but the neighbors issues weighed heavy. As they spoke about the situation, the neighbors walked over to see us.  The wife is leaving the husband. The husband is going to get help for his drinking. The wife will move in with her mother right away. I had my own questions such as, was what do you mean "against the law" and WHY are you asking? You see a daughter was calling, whose parents listed their Manchester NH area home with a discount agency to save some money. Except they can not find it in MLS. They also have only had 1 showing in 2 weeks. They know they did not list with me, but could I tell them what is going on?  A simple search of MLS and sure enough it was not there. A drive by the home seeing the out of state company name, started to enlighten what is going on. In their haste to save money, they choose a "as seen on TV." Company.
